I wonder what it takes to be qualified to be Home Inspector in Arizona. I also wonder what it takes to be qualified or should I say certified at pillar to post to be a Home Inspector. I'm sure that many people have gotten TV stations to do interviews on them about their products and services and pay the TV station a fee to get on the air to talk about their business and their abilities and their products or services to the American people buy an air time on TV stations is extremely easy. Here's something else that people should pay attention to extremely closely.

We all know that real estate agents want to sell houses and sell them quick and I'm sure that many of them do not want their potential buyers of homes to know all of the truth about a home that they're thinking about Buying because that will slow down the process of making a quick sale.

Think about this for a second if you are a real estate agent would you want to take your client from house to house to house showing them houses for many weeks before they actually find one that they're interested in buying would you want your client the homebuyer to know everything about every house that you show them because if that were the case if a homebuyer new every issue with every house it would take forever to sell them a house.

I personally know of a real estate agent in Phoenix Arizona that helped us so house and she wanted us to sell our house at a huge discount and then when we found a house we wanted to buy she wanted us to pay full sticker that's called creating a quick sale for the agent. It's really hard to find a real estate agent that's on your side as a buyer and wants you to get a good deal but also make sure that you're buying a house that's not a piece of crap that's falling apart under your feet.

There should be a law passed that no real estate company or real estate agent can suggest any home inspection company to their client

With a real estate agent is trying to help you buy house and they suggest a particular home inspection individual or a particular home inspection company there's a good possibility that they are in bed together and if the home inspector find something there more than likely not going to tell you everything about the house if you are the buyer because they want to get more business from the real estate agent there in bed together.

Never ever ever use a home inspection company that your real estate agent is telling you to use they are in bed together they chat with each other on the phone and oh by the way thanks for not showing my client that there's major issues with the ductwork of an air conditioning system or maybe that there's cracks in the foundation and we don't want the buyer to know about that because guess what I'll have to take them to maybe 15 or 20 more houses before I can close a deal

now it's time to talk about Woody Livingston i'm sure that he's been interviewed by a few local TV stations to get some air time to get more customers. Hey spent about three hours at the house not bad for 500 bucks that comes out to about $166 an hour If I'm going to pay somebody $166 an hour even though I only make $22 an hour that guy better know what he's talking about and he better know how to find the issues with the house that I plan to buy.

When Home Inspector goes out to her house to do a complete and thorough home inspection we need to have so much more than some program in their computer to type up a little bit a text and post a couple of pictures to tell me that this house is goodbye because my real estate agent suggested him to use.

Let's talk about the items he did not find which were extremely obvious. Even a blind man or a blind woman could go in the kitchen and want to know why when the air conditioning is on there's a huge amount of whistling noise inside the kitchen behind the refrigerator oh I wonder what that is.

What an air conditioning is running inside the house and the air handler is in the attic there should be ductwork going from the filter inside the house the keeps the dirt from going inside of the air handler hooked up to a hose flexible ductwork or sheet metal ductwork going up to the inlet of the air handler this way if it's set up this way it prevents dirt from inside the house going into the air unclogging the evaporator which is the device that makes the cold air dirt should not be inside your air conditioning unit.

I took it upon myself to take the air filter out from with inside the house and pull off the little tin door with Vince's and look in there with a flashlight there was no ductwork going from the air handler to the filter the air that was going into the air conditioning was being sucked through all kinds of crevices in the walls of the house instead of coming through the air filter. I had to get some plywood some screws and some caulking and patch off all of the wall leaks where the air was being sucked into the wall from behind the refrigerator and up into the air conditioning unit the air handler that air never had a chance to go through the air filter and be cleaned before the Air went into the air conditioner.

As the air was being sucked through the walls and not the filter it was going directly into the air-conditioner up in the attic and sucking dirty air into the air-conditioner which will cause future problems because woody Livingston did not have the ability to think about things like that and let a homebuyer know about it.

Let's talk about the next issue Windows windows or a part of any house and they have several things that you should be looking at when you're buying a house can you attention to windows. Are the windows are single pane or are they double pane windows ? Are they sealed windows between the two double pane windows if so do they have any more stupid tween the two panes of glass that means the seal is broken and moisture is getting in between the two windows or maybe a window is cracked Do these windows open or not ? If they open do they have screens yes or no ?

Every window in the house that we bought that has the ability to be opened none of them had screens. No it's not a big deal to go out and spend some money and have some screens made for windows but do you think the Home Inspector would have the ability to note on his report that all of the windows in this particular house that do open and close do not have screens buyer beware Simple enough statement you would think in all the sleep it would take somebody that's not blind to find that these windows do not have screens that you can open and close.

Now let's talk about another issue that's extremely important . No I'm sure that would be Livingston is not a certified electrician I get that but being a home inspector he should have the ability to let a homebuyer know if the house has aluminum wire in it instead of copper wire. Let me explain the importance of having copper wire versus aluminum wire to carry heavy loads of electricity to electrically operated devices such as a stove or oven or cooktop or a air conditioner.

Let's see your air-conditioner runs on 40 Amps of electricity. If you use the proper gauge of electrical wire running from the circuit breaker to the air-conditioner the electrical wire will not overheat if it's getting its source of electricity through copper wire that's the proper gauge. If an air-conditioner uses 40 AMPS of electricity when it's running and it's connected from the circuit breaker to the air-conditioner with aluminum wire the Lumina wire needs to be almost double the size of the copper wire that might be used

Aluminum wire will overheat if it's not the proper gauge yes copper will do the same thing but the aluminum wire needs to be much bigger than if you were going to use copper wire copper wire does not need to be as big of a gauge as aluminum wire needs to be to carry the same a load. Obviously WOODY LIVINGSTON does not know that or he's an idiot or does not care. Now we have to ask how did he get his certification to become a Home Inspector.

Now the house that we bought does not have natural gas. But let me make a point here if it's that easy to become a Home Inspector and miss all of the small issues would you want Woody Livingston to do a home inspection on a house that you were planning on buying that has natural gas ?

I'm sure that he would not have the ability or the tools or the knowledge to know how to check homes that have natural gas for leaks. Don't remember if the house has natural gas do you think that the homebuyer would want to know whether the system is leaking natural gas inside the house or outside of the house I'm sure that the answer you give me is yes.

Woody I'm sure that you didn't post anywhere on the Internet your certifications as a Home Inspector. Anybody can be a Home Inspector anybody can be a home inspector obviously I don't want to want to cost to purchase a franchise from pillar to post.

Now it's time for me to post some pictures that a person that has any level of intelligence that can be measured would understand these pictures

If you were going to buy house never ever ever use your real estate agent suggestions as to who to use to inspect your house you are the one paying for the service a minimum of $166 an hour for them to come out and give you a complete and thorough home inspection if they have the ability to do that you will not know until you hire a second home inspector hopefully that does have a level intelligence that can be measured to find out the problems that your first Home Inspector did not have the ability to see.

And I'm sure that any electrician that is certified and qualified and insured would agree with me when it comes to aluminum wire is not the best thing to have in your house that's why they moved to copper wire as time progressed because it was much more safer to transmit electricity from the source to the unit or device that's going to be consuming the electricity

Woody Livingston i'm totally disappointed with you oh yes you wear your white little booties on top of your shoes to protect the floor but that's about the extent of what I am impressed about you. Most people do not know what they're talking about when they write positive reviews about businesses most of them have been pumped by the person they paid to do a job to write a positive review or maybe they gave a discount to write a positive review some businesses even write reviews about themselves and put them on there as if they were actually a customer of the business.
