January 23, 2024 while in search of a new lender I came across West Forest Capital located 237 East 79th Street, New York, NY 10075. after searching their website locating the product that works for what I was doing I reach out spoke to the representative regarding a bridge loan product advertised on the site. I was informed that the product and terms advertised on the website were no longer available the terms decresed by 10%. It's my believe as a professional in this business for a little over 30 years experience and base on that experience several lenders are engaging in discriminatory practices and I have had enough so moving forward I decided that anytime I incounter any business that choose to do business in finance or housing and choose to apply two set of rules I will report them to repoffreport.com and CFPB and the state AG. It is so sad that in 2024 people of color are having these issues that prevent them from participating in the american dream of building wealth through real estate.
I recently have a lender a day before closing tell me and the title company that the seller could not use proceeds from the sale to settle any outstanding violation on the property those violation had to be settled prior to the sale. Paying off outstanding violation from proceeds of a sale is a standard practice in real estate but this transaction was flagged and the deal was dead, guess what color the seller and buyer were.
