Waypoint homes is a terribel scam business. They will not communicate with you and add charges to your rent, bills, and you have to threaten to file a lawsuit to get your deposit money back. I rented a home with them and the leasing agent never answered or returned my calls or emails on how to deliver my deposit. He stated to do it online, however their portal is clearly created by an incompetant individual as it does not work. While he failed to communicate he told me I had to overnight my deposit check to him or lose the lease because it ws the deadline. It was getting close to the deadline because he never answered texts, phone calls, or emails. He then fails to provide the utilities for the home once we arrive and sends the wrong ones over. Additionally the utilities we got in our name eventually and back paid to our move in. Waypoint also charged us and attempted to reubuttal us that we owed it to them for utilities. We sent the receipts from the utilities company showing the date and whom it was charged to, they then refunded and charged us again the following month. We rebuttal again for 3 months they kept doing the same cycle.

Maintance has also been an issue, I should have read all the BBB warnings on this company ahead of time. They are not accredited for a reason. I had sink busted and could not do dishes and had issues in the bathtub as well and I could not bath my infant son. just to send the technician out it took over a week, there was no urgency on the matter. They did the poorest standard job possible. Additionally heavy rains came accross northern california and water was leaking through my dining room window. I called and told me it will be another week to have someone come out. I told them water is entering my house, that did not matter at all. They sent their tech and he said we need a new window, so three vendors come out and all say a new window is needed. They placed their bid and waypoint closed the work order saying it was fixed. I called multiple times and each time they acted confused about the issue. My window is still not fixed and they will not send someone out. Also I had a toilet leaking and I could not use as human waste will leak, it ws not considered a health hazard by waypoint and no urgnecy and I had to wait two weeks for it to be addressed. Also water leaked and we discovered mold in a bedroom, it took over a week with no urgency and regardless of it being a health hazard and concern they didn't care.

This company is a ripoff, they have scammed many people out of their deposits, make up charges, and do not fix items. Dealing with this company gives a sense that they almsot intentionally train on poor customer service. Everything they do appears as if they make an effort on being terribel human beings. I hope their garbage CEO goes bankrupt and a lawsuit from everyone in their surviors and victims support page files a lawsuit together to get the attention that they are robbers and scammers and cause undue stress, harm, and place their tenents in unsafe hazardous houeses.

First complaints date back to April. Now Sept 2.

They have no issue collecting $400 a month more rent than my neighbors without pools. No issue collecting $85 a month for pool cleaning. I also pay $150 a month for electric to operate pool filter/pumps. 5 months of them collecting these funds without action on their part.

Its amazing how a company like this will insist on collecting money and threaten eviction, but will not uphold there end of the lease. When I signed my first lease LY it was a crystal clear, blue pool.

Let's talk about the embarrassment of inviting friends and family to stay on the context that I have a pool to use on the 110 degree days while they're visiting and not being able to deliver, because Waypoint has failed to uphold there end of the lease.

"Bait and switch" comes to mind

Renter beware. If you can avoid waypoint. Not worth the time, the money or the effort that you will have to put in dealing with them.

I leased a home from Waypoint Homes and had to pay a $1,400 Deposit. I decided not to renew my lease. The house was inspected by Waypoint after I moved out. On the written report that was provided to me, it stated that they charged me $515.90 to paint the house. They charged me $150.00 for cleaning ( according to them the house had to be "rent ready clean"). The report says in writing that I had cleaned the house, but not to the satisfaction of the Inspector. It needed to be "Rent-Ready " clean. When I asked the property manager why was I charged to paint the house because there were not any markings, spots, or holes on the walls, she told me they charged me because I did not paint when I moved out.

She went on to say they charged the cleaning fee because the inspector was not satisfied with my cleaning. I informed the Manager that Georgia Landlord/Tenant Law states that it is unlawful to deduct normal wear and tear fees from the Deposit. This property was cleaned when I moved. In the pictures the Inspector took of the place shows there were no markings, holes. Nails or dirt on the walls. As the Inspector acknowledged that the stove and bathrooms had been cleaned just not to his satisfaction . This house did not even fall up under the normal wear and tear guidelines because it was as clean as it was when it was leased. They only gave me a $740.00 refund. I am entitled to the full refund.

After countless attempts to repair the hot water tank since last week Friday a week later I was told yesterday from Tiffany CTC plumbing that another technician was on they're way out to light the hot water tank. When I got home I still didn't have hot water I called CTC plumbing company numerous times yesterday and I couldn't get an answers. So this morning I called Tiffany back and I was then told that they were unable to light the boiler yesterday because it was full of mud. ( once again no called me to communicate this) So I called Chris from the Way Point Chicago office this morning I told him what was going on and he did state that they will be replacing the hot water tank. Then I got a call from another technician this morning stating that he was able to lite the boiler and that I have hot water now and that his main concern is that I have hot water and that he still needs to make more repairs to changing out the hot water tank and take it out from underneath the house because it isn't safe because if it rains it will flood because the pump is buried in the mud.

And he has to build a wall and put a new one in. He stated that he was familiar with the house and the setup and that he worked on the hot water tank perviously I want to know why was the tank still installed wrong after all this time? He also stated the guys that were hired had no clue to what they were doing. I can't believe that this is even an issue today being that back in 10/2014 Atlanta Gas stated that the water tank was setup wrong & it was a violation & it was leaking carbon monoxide and that the repairs had to be done ASAP. To my knowledge I thought the proper repairs were done back in 2014 and I was verbally told that the issues were corrected. And here we are 9/2016 we had the same issue where Atlanta Gas came out and said the same thing that the set up is dangerous and it needs to be repaired ASAP because of carbon monoxide is leaking in the house. Hearing those words are scary I am a mother and my family safety is my top priority. I

need to know how will I be compensated for my rent? You know what I was told? "compensation for what" I didn't pay my rent this month because I've been living in an unsafe environment and I was waiting on the repairs to be done. I was told I have to pay my rent or else they will file & eviction against me. This is the least they can do being that this was a huge inconvenience to my family an I. I've been very patient considering the circumstances that my family & I had to endure for these past 7 days. I've been living in this house going on 2 years and no one from management or the Corporate Office have reached out to me with any solutions or concerns about my living conditions. Waypoint homes rent homes to families it shouldn't be just about a check. We should feel safe in knowing that if there is a problem that you they would do your do diligence in making sure that we are taking care of.

I felt abandoned by Waypoint Homes and I didn't get the customer care that I felt I deserved. I hope no other family have to endure what I went through and hope you guys take this as a lesson and treat your tenets better. I asked several times to be relocated because I don't feel safe in this house each day that went by they told me someone was coming out to fix the problem. Each day went by with no solution. Even though I am renting this is home to my family & I the last thing we want to feel is unsafe which is how we felt & I felt helpless because my daughter's were looking at me for answers & I didn't have any!

The Water Department bills Waypoint directly, and Waypoint is supposed to pay the charge and then bill tenants. Despite this, my water has been shut off 3 times in less than 3 years, and that is despite the fact that I usually pay my water charges the day I am notified of them by Waypoint. They have never been able to explain the problem, but I recently got a notice from the Water Department telling me (again) they were going to shut off my water in 10 days and a 10% late fee had been added to my balance. I had not received any bill or notice about the charges from Waypoint. I immediately paid my bill direct to the Water Company, and sent an urgent email to Waypoint. I asked how many times late fees had been included in my charges. I sent one email to a local contact and one to a main office. No one responded locally, and the regional office told me to contact my local office. Three days later I got a non-reply email from Waypoint saying they had paid my water bill and I owed them for it. In spite of being away from home about 14 hours a day, I again spent the time to email Waypoint, saying I had paid my bill directly, complete with late charge, and I still wanted to know how many times a late fee had been included in the lump sum charge provided by Waypoint. When I tried to pay my rent on the 1st, the water bill was included, and no amount can be paid unless the full amount is paid. I emailed AGAIN. A woman replied telling me to provide copies of the water notice and my payment, which I did the same day. I again asked about late charges I was incurring through no fault of my own. I then received a 3 Day Notice To Quit delivered to my house. I emailed again. No response. On the 15th, the water bill was removed from my rent total, but a $95 late fee was added. I emailed again. No reply. Never a reply since. THIS IS WAYPOINT HOMES! I plan to pursue this with the LA County Renters Board, and the PUC.

Purchased a home from waypoint. I was told before closing escrow I would get my deposit back with 21 by law. Or as soon as the sale is final. We closed we escrow April 15.16 gave them 21 days. Called emailed now I'm told it went in the HUD of the home. I responded I never authorized that transaction of my deposit being used, in fact I was told it couldn't be used. Now I'm trying to figure out how to get it back. It was illegal what they did.

Renting from this company was an absolute nightmare from beginning to end. The home itself was in a nice area and that I all I can say good about it. 1. We have great credit and no issue on background check...was told by sales rep all was fine and sent in our money and etc was prepared to move in....we then receive an email from someone else at the company saying we were denied. Call sales rep, he has no idea what is going on as he was not made aware of any issues. Was then told the email was sent by mistake. We should have known we were in trouble.

2. We are in a swim/tennis community. Asked to get info on how to enter these facilites, complete run-around for a week...then had to pay a separate amount to get a FOB key and deposit to enter...of course there was no mention of this at any point during the lease terms.

3. Move in. We were relocating so we could not do personal walk-thru, but made a list from when we viewed the home of what needed to be addressed....we were assured the long list was addressed, but of course they were not. Dead bugs around, carpet had stains and not cleaned, trim piece falling over kitchen cabinets, landscaping overgrown with weeds, recently painted but paint splatters everywhere, no logs in the gas fireplace,some blind slats broken, surround on the fireplace cracked, gutter falling off the back of the home and the worst thing yet....turned on the bath and black stuff came flying out everywhere! Was told just to document it so they were aware upon our departure.

4. We needed a land line in the house due to my husband's job (needed for emergency situations). Discussed at the time of the lease and it was listed in the lease. AT&T turns on phone service and internet and it doesn't work. After a week they finally figured out that the service box inside had been disconnected and the box itself had been covered up by drywall at some point. Of course Waypoint maintenance could not figure it out so we were told that we would have to get the house newly wired if we wanted these services and pay for it out of our pocket. After numerous phone calls and the threat to vacate the home for breaking the lease terms I was finally told to have it done, pay for it and they would reimburse me. Send in the invoice three weeks before next month's rent....of course no reply. So a week out I send an email saying I will just deduct it from my rent. No reply. More emails. Finally I am told that is fine. I set up my bill to pay online for the amount due minus the invoice. I think all is fine. A week later I get notice we are being evicted for not paying our full rent!!!!! Even after that you would think a sincere apology and quickly resolved...oh no...had to take it up with upper management before that was resolved.

5. The next month we get our rent amount due and notice it is higher than it should be so I call to find out why. I was told that I had not paid for a utility bill many months prior and it came to them and therefore they were billing me for it and for a penalty because they had to process it. After researching it I find out the utility bill they are referring to is for months before we were ever leasing the home, in fact the home was empty/between tenants, thus it was Waypoints own bill. I had to send them proof that I did not live in the home then.....crazy!!!! That one resolved.

6. It wasn't but yet another week and I get a letter in the mail from Waypoint warning me that I may have to pay a penalty because there was a complaint from the HOA that the grass/weeds were not being maintained. Again confused, we personally had pruned the bushes when we moved in because they looked terrible and the neighbors had told us the house had never looked so good. Upon me contacting the HOA I find out that the complaint was from the months prior to us leasing the house, once again when there were no tenants in the house and no one was cutting the lawn at all...again, the responsibillity of Waypoint. I sent an email (because you cannot reach anyone at Waypoint) and I was not even sent a reply!!

7. When we moved in we noticed that the shower door in the Master bath had issues and it leaked severely. We had Waypoint out to fix it...they said it was just the adhesive. That fixed the leak from soking two towels each shower to one towel...but we don't have all the time in the world to deal with Waypoint issues. Within 2 weeks of that fix the shower door actually fell off while someone was showering.....it could have been a disaster, luckily they caught the door and screemed for help and two people were able to get it to the floor without injuries. Call Waypoint immediately for service.....it took over 25 emails/calls and again threatening legal action for them to have someone out to look at it...of which then they determined it was rotten around the area (all that leaking) and had to be replaced. We were without that shower for almost 2 months total. However, not even a letter apologizing.

8. Only thing after that was a leak in the ceiling from the roof seam. Only took a few days for them to come out and repair the outside of the house...no repair for the insise...just live with the stains!

9. We knew we were short times as we would be moving into our permanent home shortly, so that is the only reason we didn't move out. We had to break our 1 year lease agreement and that cost us $4000 (2 months rent). We paid it, because we do honor our word.

10. Time for the move out. We have it professionally cleaned and carpets cleaned. Grass mowed and it looks far better than the day we moved in. I asked for a walk-thru to make sure we are getting our $1000 deposit back. There is only 1 small area where I had removed one of those non-damaging hooks in the bathroom and a bit of the paint came off. I even showed it to the guy at the walk-thru as it was actually behind the door. I was told the only thing he saw was that and some fingerprints on one wall going down the stairs.(which probably could have been wiped off, barely noticeable). He explained that he sends in the report, corporate then reviews it, there is a square footage price of .95 for any paint touch-ups. However, when I receive the report I could dispute anything. Okay, seems fair enough. Well what I get a week later is a check minus $565 in damages with no explanation at all.

So now you know why I have taken valuable time to share with anyone and everyone why to avoid this company. They are absolutely horrible in every way. I have reported them to the BBB and I am contact the appropriate agencies in the State of Georgia to investigate them as you hear countless stories of how so many have had similar experiences.
