Where do I begin. I have been dealing with this company since buying a double wide in 2008 still decades later still dealing with them and no resolution because who am I? Not enough higher on the pyrimid to fight this company but atleast I may can prevent someone else from going through this....

Charged double for a double wide, the land was given to me by my mother for $1. The double wide was $54,000 b/c I was told by Dian at Clayton Homes that if I bought the one on the lot as is out the door with additional fees move set up and for brick underpinning. I never seen the price on the closing paperwork. I also never received a copy of my mortgage loan contracts that I signed that stated 54,000 plus 5200 for moving and set up fees which brought my loan to $59,200.00 from Green Attorneys.

I called Vanderbuilt, I was told to call green attorney in Raleigh to get my Loan paper work the signed copies, I did, green attorney told me to contact Vanderbuilt. Its been back and forth with my loan contract that I said at closing since 2008. I was told I would get a screen in back porch plus a grill for buying a home from clayton homes. I received a grill out tool kit but no grill nor a back screen in porch.

I paid for the 3 decks. one on the front, side and back.

I looked at my loan on my first payment back in 2008 it was for $125,000 also it was suppose to be a FHA at 7.5% well I was just told this year I have a conventional loan like buying a car??? is what chris my rep said. who would pay $125,000 for a 3 bed, 2 ba double wide not a modular but a double wide with no land, the land was given to me for a $1, The deed was transferred into my name. When the DW was set up there was so many work orders including busted pipes, foundation sinking, doors not closing, roof leaking etc. I was told I had to pay out of pocket because 90 days was up, So I did.

Years later a bad storm came through that messed up the roof and siding plus an outside building, Filed insurance claim for about 12,000 Per insurance adjusters amount (which works for vanderbuilt)worth of damage I only got about 4,000 of that and I had reciepts. I was told it was put into an account that would be paid toward my loan payment but was not. I asked them to send me a check for the remaining amount but never did because they told me that they applied it to my principle and interest. Also the first check was made out to me and vanderbuilt???? so I had to sign the insurance check first then mail it back to vanderbuilt but of coarse I never got the funds back vanderbuilt took it all.

Insurance Fraud, Escrow Fraud, Excessive Phone Calls, Deed Transfer to Green attorneys??? not even in my name, which I am confused about. Vanderbuilt rep showing up at my home when not even two months behind to make sure someone is still living in it so I was told, this happen atleast 11xs since 2008. I have almost $2,000 in Escrow. I had already paid taxes. That took upon themselves after I called several times to get my funds out of escrow and I get a letter that a quarterly review was completed and the funds was applied to insur and taxes for the year of 2022. Please tell me why they paid a year in advance when they know I pay on my own. I needed that money for an emergency b/c my daddy is going through cancer and I was in a financial bind but that is what they wanted me to be in a financial bind.

The Owner of this company is a billionaire its not fair what he is doing to the poor/middle class. he is using clayton homes to use us to buy a home and pay double to triple back or not even get a chance some foreclose which that is what he wants so he can turn back around and take it and resell it.

My pay off is still over 80,000. my loan was suppose to be for 15 years. bought in 2008 and now its 2021. I am really crying every day over this and stressed out because I got used, and abused financially. I have all my paper work and names to back up what I am saying. I am so tired of it. I am literally crying right now. I have health issue b/c of this and my hair is falling out. I am only 44 years old, I should not be stressed out like this. My first home is my nightmare please help me with this. What Clayton Homes, Modern Homes insurance company and Vanderbuilt mortgage is WRONG. I AM BEGGING YOU PLEASE HELP ME. There is so much more.

Clayton Homes, although our salesman was phenomenal, we were never given a direct answer on our monthly payment. We were told the only mortgage company we could go through was Vanderbilt. (After researching is when we found that both these businesses are owned by the same man.) Ironic. When we finally got to the title company, we asked how much the payments would be and was told it was being added up by someone else that worked in the office. Meanwhile we had papers thrown at us to sign here, here, and here, and initial there. They told us our monthly payments when we were half way through the closing process and it was more than we expected and was lead on to be. We knew it would be high because of our credit scores but we never thought it would be so high. We hesitated to sign another paper but we were told our payments would go down after a year. When I spoke with vanderbilt about this statement they told me it wasn't true and they didn't know why Clayton home buyers were being told this. Also, Vanderbilt customer service told me I could post date a payment but the payment would not be taken out of our account because they were not authorized to do it. After my bank told me I had a bounced check from Vanderbilt is when I learned they got into my account without my permission. When talking to a supervisor I was told that statement was not true.

I'm an honest person folks, what other way would I have that statement in my head if I wasn't told. My husband lost his job and we got behind on payments. We were told they would work with us but the "working it out" payments were more than the normal house payment. We have paid 13,758.24 in a course of 16 months. We got online to look at our balance and will still owed the price of the home. We know the first year goes towards interest but the principle showed we paid only 479.92. Escrow of 800.52. Insurance of 908.00. Interest of 2,579.40. There's 8,190.88 missing from what we have paid and is not being shown on any statement we have looked at. These companies will bait you and reel you in for the benefit of 1 man owning 2 mortgage companies, a home buying business if not more than 1 in other states, and possibly his own home insurance company. An honest working man does not stand a chance with trying to buy a home from this business man and to make a home for his family.

When my lender decided to sell off my mortgage debt to another company, as they often do, I was unfortunate enough to have it transferred to Vanderbilt. When I ran into some serious health problems, was the victim of a domestic assault, and had very difficult family issues I reached out to them to see if there were any opportunities to modify my loan, or other programs to help me get back on my feet.It was Christmas time and I was struggling very hard.

First I was sent an application to fill out and submit along with my income information and they would see what I "qualified" for. After supplying them with all they had requested, including as essay about my personal life explaining why I was in need of assistance, I was told I didn't make enough money to keep my house, so they couldn't help me. Baffling since I qualified for the mortgage just a year and a half prior with the same income. As I scrambled to find anything else I could claim as income to help qualify for their options they keep saying are availible and to keep my two children and I in our home I realized I get mileage reimbursement pretty regularly for work-related travel. I submitted a form from my employer that outlined the average amounts I get for mileage- which was not much at all. I received a reply from Vanderbilt that said I showed far too much income to receive any assistance, modification, or extension of the life of the loan. While waiting on their determination I had not paid the monthly payment, it was then I began receiving calls daily and nightly, on my cell and at work.

I explained each time they called the situation and was told there was nothing they could do for me. I was offered instead to pay the payment i was behind now (waiting for their assistance determination) into THREE payments to be ADDED to my same monthly payment to get caught up... so a 33% increased payment amount over three months. I repeatedly asked what the options were that they kept mailing me letters about because I want to keep my home, never was I offered any options or even expalined what "options" existed.

Now I get 4-5 calls per day, sometimes more, usually very confrontational and condescending in nature. I have been asked if my car is paid to date and if so why is transportation "a bigger priority" than my mortgage? I've been told the reason they refused to explain any of their so calle doptions is because I havent paid my balance up to date completely. I was told I WAS NOT GOING TO GET ANY HELP UNTIL MY MORTGAGAE WAS CURRENT!!! If I could do that, why would I have reached out in the first place??? I was told I won't be assisted because I'm not making enough effort to get current.. There is zero customer service and zero respect from Vanderbilt Mortgage.

Vanderbilt mortgage and finance are quick to take your home and kick you out. They refuse to work with anyone they are rude and disrespectful. They call you names and have no consideration of your hardships. Job loss and loss of a family member is why I'm in trouble but they don't care

My husband and I purchased a oak wood home in 2003. Shortly after we purchased we started having issues. First the floor caved in the kitchen , we replaced it . Next the roof came in the laundry room. We contacted now Vanderbilt , they said it was an insurance claim. No it was not , we had a 25 year warranty on the roof. We where told no . We called insurance they said no it's a manufacture issue they would not touch it, so we had someone fix that part. Next the master bedroom followed by the living room, In between the front wall by front door started getting smushy. Now the house is not livable. Vanderbilt was not only rude the refused to help in anyway. We contacted a lawyer , whom said you have a 50/50 chance to win in court. He recommended us to let it go back. In the process of some harassing and rude phone calls by Vanderbilt. We had to tell them months later after telling them to pick it up, and someone purchasing the mobile home and leaving it another 3 months after being formally evicted that the land owner was going to start charging them if it remained on the property. Finally it was removed. Now the issue remains that Vanderbilt has put it on our credit obviously . I believe that anyone who purchased a home and then it falls apart the first few years should not have to commit to a bogas contract where they could not even honor the end of the deal! My husband and I are trying to purchase a house and 2 months ago where we started a loan process Vanderbilt put we owe 37,000 something 2 months over due. Which is a lie it was 5 yrs ago that we started the voluntarily repo. Now we are indeed hurting from this horrible company. We are in despreat need of help! Please. Thanks in advance. People please do not use these people!
