USHUD.com Patrick Troy Lied to get me to do a trial and then kept charging my credit card. Annapolis Maryland

I am a loan officer and received a call from Patrick Troy of USHUD.com offering to sell me leads from buyers looking for homes. He promised 20-30 leads a month for 195.00. He said he would give me June 6-July 17th and he would contact me before the 17th to see if I wanted to renew the leads for an additional month. What did I have to lose. I figured it was worth a shot for 195.00. I gave him the credit card number and started receiving leads.

Not one single lead was real. I was only able to contact one person who had no clue who USHUD was and was not interested in a preapproval. At that point I realized I had been scammed but oh well. I was only out 195.00 but wrong.. I was out more than that. I had received an email from Patrick Troy and it stated my deal was from 6/6 to 7/6 and would renew automatically each month unless I called to cancel. I contacted Patrick and told him this was not the deal, that he promised it to me through the 17th of July at no additional charge and that I didnt want to continue on a auto renewal. He assured me this was not going to happen and I wouldnt be automatically renewed unless I asked to be.

Well now I have been charged for July 6th through August 6th and to top it off, they charged my card another 195.00 on 8/6. On 7/6 I contacted them and told them that they should not have charged my card for the additional month and they responded that they would remove me in August and now again another charge. Beware of these thieves. I have emails to support my claim and it does not matter they keep it up. Crooks!

USHud, CAHud, AllHud DO NOT DO BUSINESS WITH THESE SLICKSTERS, Internet

Very slick salespeople. Very nice to you until you want your money back. Good at stalling on cancellation of service.

They sold me ushud.com for Los Angeles area in CA. I received cahud.com for the same area. When I called to complain/cancel, they offered me several free areas in the all hud.com LA area to compensate for misleading sale at cahud.com. 2 weeks into service I had 5 worthless leads, and I was supposed to have 20-30 leads per month. I called to complain/cancel, they told me they would again get me some temporary areas to get more leads. Another 2 weeks later, I had a few more worthless leads, so I called to cancel as I did not want to miss my 30 day deadline, but I did not make the 48 hour cancellation window. So I was billed again.

I was able to verbally cancel, and the main customer service manager was to send me a follow-up precancellation for the new 30 days forward, and more new areas to temporarily advertise in. However, I haven't got the emails to prove cancellation or anything else. So I had to call my credit card company and cancel my card.

What a total waste of my time and money. They are slick talking salespeople, only after your monthly fee. If you have any concerns, but still sign-up, please cancel immediately in advance for the end of the 30 day contract (in writing). Then if you actually do like the leads in your area, you can uncancel the cancellation.

Georgiahud.com USHUD.COM WILL SELL SAME "EXCLUSIVE TERRITORIES" TO MULTIPLE PARITES Annapolis , Maryland

I was contacted today (10/23/2012) by Wanda a Business development representative of Georgiahud.com She wanted to sell me Exclusive Rights to all Home Buyer leads generated in Coweta County, Georgia The price quoted was $195 per month..

I contacted Ms. Bride (she is an agent in my real estate office/branch). She informed me that she just signed up last Friday (10/19/2012) and was promised Exclusive rights for all Home Buyer leads generated for Coweta County, Georgia for $225/month!

Secondly, I contacted Ms. Christiansen. She informed me that she signed up for exclusive rights to all Home Buyer leads generated in Coweta County, Georgia for $195/month and she has made several monthly payments to Georgiahud.com (3-4 months).

I informed both ladies that they have been duped because I was almost sold the same EXCLUSIVE RIGHTS to all Home Buyer Leads this morning (10/23/2012) for Coweta County, Georgia. Both ladies stated that they will contact Georgiahud.com to severe ties. It is unfortunate that companies with such a good opportunity to fill a void in our marketplace and can be very profitable doing so, will be so greedy and short-sighted to take advantage my fellow real estate agents in this manner!

Ps: Im sure this company will call this a minor mistake and they now discovered a new way of preventing this from reoccurring! Judging from all the other complaints about this company, it does not take a rocket scientist to figure out that this behavior is common place. I hope some attorney/attorney general sees this as an opportunity to go after these fraudulent practices!

ALLHUD.COM,USHUD.COM customer service does not exist. manager claims NO responsibility for accounts. Annapolis Maryland

I signed up for this expensive lead generation service with the understanding it could be cancelled at any time. I gave it a try and found that all leads were bogus. Not one lead generated a real Buyer. Emails addresses and phone numbers werre non-existent. When I tried to cancel, it took 4 days and tons of searching to find a phone number that was acurate.

What was most interesting is that if you left a message for the SALES DEP'T, you'd get a call back pretty quickly. However, I received a call from the Sales Manager who told me he could not help me since he wasn't my account rep.

He then gave me a bogus email address and told me to email my request for cancellation to the address provided.

I was assured by another I would not be charged for the month.

DO NOT SIGN UP FOR THIS SERVICE. IT IS A RIPOFF!! THERE IS NO SUCH THING AS CUSTOMER SERVICE. CUSTOMER RIPOFF IS MORE LIKE IT!

Over the past few years I have recieved countless emails and phone calls from USHUD.com claiming they need an agent or lender to represent them in my local market. The emails are not specific to me, but have my name at the top. I have requested to be removed and even been hostile with them, but they continue to harrass me with sales calls.

I always do extensive research on any advertising and found this company to be deceptive and scam like after reading reviews and talking to local agents in the area. They promise exclusive leads in each territory, but the company then creates a competing website to sell to someone else (example: USHUD vs CAHUD which is serving the same area). Using HUD in a name in itself is deceptive to the consumer who likely thinks this site is connected to the government housing agency HUD. New agents show up on this site often, because they are likely not living up to the expectations of the people they duped.

Whats funny is I just recieved an email from them about exclusive rights to my territory, and someone is already listed as the agent for my territory. They must be planning to shift me into another website or expecting the other person to cancel.

I had 6 different people contact me and they ALL were "senior representatives"

SHADY business model and unethical behavior isnt somehting I woud ever recommend

USHUD.COM My representative Patrick Troy This company is a RIP OFF and a waste of money Internet

In November 2013 a representative from USHUD.COM called me to let me know about the services that they offer and how they "guarantee" you close at least 1 lead in the first month. My representative also told me that there was nothing to loose because if I wasnt happy with the service or didn't recieve any legit leads they would offer me a full refund. After my first month all the leads i recieved were bullshit- with fake numbers and emails that no one ever responded to. I called ushud.com and cancelled my membership (which they did ) and I also asked for my refund. They told me that they dont offer refunds and I had to speak to the person that told me i would recieve a full refund (which was my representatiive). I emailed him several times (6 times to be exact) and left 4 voicemails on his extention and he has not called me back once. (it has been 3 weeks already) I spoke to someone in "management" they told me that they never offer refunds and that they would connect me again with my representative- which of course did not answer. This company is bullshit and they tell you whatever you want to hear so that you go ahead and sign up. I am very PISSED off that there customer service department obviously does not care about their clients and they basically said I "misunderstood" when in fact I know d**n well i did not ! The only reason why i gave the website a try is because of the money back guarentee. They f**ked with the wrong person because now I will tell all the REALTORS in my community about what a scam this company is.

USHUD.COM Total waste of $195 ! Did not receive a single legitimate lead or response Internet FL

I've been in the real estate business for over a decade . Against my better judgement when contacted by USHUD.COM I decided to give it a try . Only 1 agent per city , unlimited leads for a month for a $195 fee/ month , you could cancel the following month if you decided to. Sounded alright , even if 1 legitimate lead had been generated it would have paid for iteself... right ? Well, let me tell you not only did I not receive a single response to my emails or phone calls to these so called leads I even received one with the name Candy Von Peppermint ..I mean that pretty much sums it up.

When I did give notice (by email & phone call) before my first month was up that I wanted to cancel I was again billed $195. When I called in to speak with customer service about the unauthorized charge I spoke with a rude individual who told me that the reason I didn't receive a response from any of the so called "leads" they sent me was because a phone call and email isn't enough contact to get someone to respond if they are an interested buyer WOW . Please do not fall for this scam of a company like I did .

This company is a rip off. They called me for mortgage leads, offered 25 leads for $195/month. I received 15 leads and every one of the leads had EITHER a fake email address that didn't work, a wrong phone number, disconnected phone number, or simply never made the inquiry. I tried contacting Chris Johnson who sold this to me, [email protected], phone 410-258-0698, and was never able to get through to him. He didn't reply to my emails or phone calls. Don't waste your time or money, these are all bulls**t leads and they are crooks. They will ask for your credit card info over the phone no paperwork, it will sound to good to be true because it is.

USHUD - ALLHUD - NJHUD Phony leads bogus telephone numbers scam rip off Internet

Promised to provide up to 30 leads for mortgage sales from people searching foreclosures on their website, for a fee of $295 to start in Burlington (West) County, NJ. Sounded like a good deal but after 2 weeks I received 5 or 6 leads which were all fake or bogus numbers; either inactive numbers, names given out of people who had no knowledge of USHUD or their services or simply made up names and numbers.

I tried to cancel but thet refused and sent me more phony recycled leads from other towns far away from where I live and work through one of their alias companies. A week later I tried to cancel again, again they refused to take down the website and sent me fake leads to "fulfill" their obligations. I went to my Bank to start a Reg E dispute to get this resolved. 4 months later it is still not resolved.

USHUD, ALLHUD and NJHUD (a few of their aliases) are atotal rip-off. There are 120 complaints at the Better Business Bureau and just 1 was resolved.

US HUD Abusive Behavior on a phone call, using profanity on my voice mail Annapolis Maryland

I was cold called by one of the telephone reps by the name of Steve L. from US HUD. They found my website listed with the side services for mortgage financing. I was not interested & told the the rep that & to not call me anymore & hung up. He called me back & left me a voice message calling me several cuss/profane words. I notited the National Sales Manager at US HUD of this & informed & also told him that I was going to notify my State Dept of Consumer Credit & the US attorney General office of the voice message containing porfcance language from the ignorant rep to me. The sales manager said the rep was placed on a leave of absence, but I called back & he was still there taking calls... ~Crazy day

They will track down your license information from publicly available information and hound you to "Buy Our Leads" They lie they misrepresent they will cheat you and ask for more business. The leads have been sold to hundreds of other people. 99% of the lead's email address' are fake. 99% of the lead's telephone numbers are wrong numbers. They pretend to have a tracking system- laughable

They have ten different websites that are aggregated ie: stolen photographs and pirated information from the MLS, Zillow and Trulia. The listings on their supposive secret special sauce are all closed or off the market as of a year ago. I wish someone would sue them for false representation and copyroght infringement.

The buyers they attract on their websites US HUD refers to as "dumb hicks." USHUD.com and their employees spend most of their time fine tuning the lies about what they can do.

US Hud is not related to United States Government HUD homes but they put these fake seals and copy the colors of the real HUD website to cheat innocent people.

DO NOT buy their worthless leads. Real Estate Agents you are better off with your own free blogger website than to think you will get a real live buyer or seller from these clowns.

Or if you are my competition, for all means waste all your money on these crooked people
