Do not rent from UPA

I am currently renting an apartment and my lease is not up until October. I was just recently laid off by a company I have been with for 21 years, living alone and therefor can no longer afford the rent. The do not have a heart and will not make an exception to let me out of my lease. All I CAN do is re-rent my apartment, which I am not having any luck doing. I had e-mailed the property manager, asking "if they are doing anything to help me re-rent my apartment. She stated no, that she is obligated to rent the vacant apartments first and that it is my responsibility". As per the VA state laws, they are required to help me rent it. When I spoke to the corporate office, they said that basically I was a liar, that no such law exists. It is my responsibility and mine alone to get my apartment rented. Also, as per the VA laws, once an application fee is charged, which in this case is $40.00 and the person is denied or turns down the apartment, they are required to refund the application fee. Again, corporate stated I was basically a liar. These people are nothing but cold hearted crooks that will nickel and dime you to death and are not sympathetic to anyone or anything. Word of mouth is very powerful and I will make it my mission to let everyone I know (and then some) the downright dirty ways of UPA.

My daughter is a homeowner in a townhouse condo complex, that was built about six years ago. She bought it new from the builder of the complex. The builder had not hired a property manager at the time, so she had no input as to who they were going to hire. I was so sorry to hear, they hired United Properties, because we had looked at so many condo developments, that were being managed by this company. We saw units with leaking skylights, patched roofs with shingles that did not match. Units with termites, and lots of unrepaired water damage, due to EFIS, which lead to termite infestations. In adequate trash pickup. The list goes on and on. Where my daughter lives, there is a clause in the condo docs., that you are not allowed to have dogs over 25 lbs, However, there are huge, dangerous dogs in the complex, and they do absolutely nothing about it. I am talking Pitbulls, etc. They actually, wanted me to follow the resident home to see where they live. The lights burn out at the entrance. They never get replaced. They never trim the trees back that hang over the fence, but they don't want you to cut them.

It is also included in the condo doc. that the association is suppose to be responsible for the upkeep of everything on the outside and the homeowner is responsible for everything from the studs inside the walls in.

The fencing around the condos are wood with a whitewash paint. They sent a letter requiring my daughter to powerwash the fence. Based on what I read in the docs, she is not responsible for upkeep of the outside, especially the fence. This is why people move into condos, so they do not have to worry about the upkeep outside of the building. You pay for this in your monthy condo fees.

This was an added expense to hire someone to powerwash the fence, which is their responsibility. I believe they target people who complain. I would like to know how many people received these letters.

Instead of focussing on getting these dangerous dogs out of the complex, who pose a real threat to homeowners and their pets, and enforcing the 10 percent rental capacity being rented out, theiy instead are harassing people about mildew on a fece, that they are responsible for.

I have encouraged my daughter to organize other homeowners to get these poor excuses for property managers FIRED, and replaced with real property professionals.

Dear sir I'm sending you this email in hopes that you may lead me in the right direction to see if I have a Case for litigation the rental agency United properties associates and Azalea Garden property management knowingly and willingly covered up a severe mold issue in my apartment after visualizing Seeing the mold and not remedy the situation before I moved into The dwelling unit they covered up the severe mold issue by placing a cheap piece of vinyl flooring over top of the molded floor. So three to four months into my lease I begin to get dreadfully ill with a severe lung infection and a massive spot On my Lung which continues to grow large, congestive heart failure, allergies, skin infections,chronic fatigue syndrome breathing problems excessive weight loss memory loss and the list goes on. Have pictures and a video of my mold bathroom floor and the condition of mold that was underneath My bathroom floor.

The individuals who remove the Molded floor and the mold we're not licensed professional mold inspectors And mold removers and did not speak any English So I was not able to communicate the serious nature Of the incident nor Did they properly remove the mold by the EPA guidelines and standards and make my health concerns even worse they ripped me off by renting means unhealthy an uninhabited apartment violating our basic standard of the tenant landlord relations.
