Our home was built in 2016 by UBH. After living in our home about 7 days the bamboo flooring began to pop up. UBH blamed the flooring company. After multiple inspectors and engineers reviewed the issues it was decided we had a "wet" slab. This issue was likley caused by a compromise with the plastic barrier between the slab and the ground. UBH assured me they operate with integrity and would stop at nothing to make sure it was fixed. They removed our baseboards bamboo and carpet for fear mold would develop. Several months ago they denyed any wrong doing and offered us a check for an amount that would not even cover the flooring, not to mention the baseboards and the still wet slab. We recently re-tested our slab ( there are meteres in our home covered by plastic) the test read the slab was still at 99% humidity over a year later. We found spots of wetness recently while moving furniture in my childrens playroom that had black spots with in the droplets of water.
We have someone coming out to test for mold. We would love to have our new home be functional. We are very concerned about the long term damage and effects of this wet slab. WE just want it fixed properly and our home to have flooring.
There are things you need to know before you decide to use United Bilt to build your home. The most disturbing thing is that you will be paying your mortgage BEFORE your house is built. The sales lady in the office will tell you that this rarely happens, but that is an outright lie. When you talk to the actual builders, they will tell you that it is rare for a house to be built before the first payment.
The second most disturbing thing is that there ARE closing costs, despite what they claim. United Bilt does finance, but they fail to point out to you in the paperwork that their interest rate skyrockets after six months. So then you are forced to refinance. They tell you that refinancing is simple and just requires a few signatures with Gateway, a mortgage company they partner with. That is a lie. When we refinanced, Gateway wanted us to pay $10,000 in closing costs!!! We had to scramble to find a mortgage company that could do better than that. What is really sickening is that we had a down payment ready, but the sales lady told us to spend the down payment on appliances because we wouldn’t need it.
My next complaint is that our materials sat on our land for MONTHS before the first crew arrived. United Bilt uses a separate crew for each project and the crews do not communicate. There were weeks in between each crew, sometimes months. There were times when we questioned the construction practices. We would tell the general contractor, and he would shrug our concerns off. So then we tried to contact corporate.
Which brings me to another disturbing complaint. Corporate will not answer. Go ahead, try to call them. You will get a machine. So we left messages. Guess who calls us back? Our local office. One of our concerns was that our house was on piers and they put dirt right up next to the wood of the pier. They did use concrete deep in the ground, but there is about two feet of dirt touching our piers with no concrete. They said this was standard, and I’m still not sure about that because of termites.
So fast forward a year and our home is flooded with about three inches of water from the river. When we get a contractor to come in to repair it, there are many things that he points out that were unsafe in our home, including a load bearing wall that wasn’t supported at all (remember our house is on piers). We sent a picture of it to United Bilt and they shrugged it off and said it was fine. There are other complaints, including two windows that are still cracked (from sitting on our property for months before building), paltry allowances, a persistent leak in the roof, etc.
