Last year I bought several properties and I hired Charles Mckey at the Rehab Remodeling to work on most of them. Things started off great but eventually deteriorated. I bought Charles Mckey a truck, a phone, and more. He would leave projects unattended for weeks.
Check fraud. Theft of property. Incomplete work. And more. The list goes on.
Project #1
The original project budget (labor only) was supposed to be $13,500. It ended up at $29,000 and several things were left incomplete that could have easily been resolved. I painted this project myself in order to make up for the shortcomings. I should’ve known then.
Keep in mind the only reason I bought multiple deals in the area was because I was told by him he could handle multiple deals. I obviously know that to not be true now.
Project #2
My personal house in Austin. We agree on a price of $27,000 for the job. All I end up getting for the $27,000 paid to Charles Mckey and The Rehab Remodeling was house demo, half the floors done, cabinets 90% installed, a half a*s paint job, and some yard clearing work. Massive piles of dirt and rocks were left on the property, the siding job that he begged for a $13,000 draw for was left unfinished and the materials were left on the ground for months. Please keep in mind all of these payments are for labor only.
This resulted in about 5 months of wasted time, $20,000 in mortgage payments, and $8,000 in loan extension fees not including payments made to him. During this entire time he would constantly say he had another crew coming or he was going to be out there. I told him how much the property cost he did not care. I now understand that was low but if the price is too low, the honest thing to do is not take it or at least explain why it’s low and counter… I ended up having to find a replacement contractor but damage was done and didn’t complete the project for about a year.
Project #3: The current project - I bought this project under written recommendation from Charles Mckey and The Rehab Remodeling in April 2022. Charles promised he would start working on it “soon” as he always did and swore he could get “multiple” crews. I asked him how much it would cost to get it done, he gave me a number of $50k. We come up with a deal (documented in email). A few months later, after the deal had been put on pause beside of Charles we come to sit down before we start working on it and all the prices are 3x as much. I understand everything isn’t set in stone in construction and prices do change but there’s no reason a deal should go from $50k to $130k. Nevertheless, i tried to finagle the numbers in order to try and make the project work because at this point the deal would’ve ended with me losing $25,000.
It doesn’t stop there with this project. The $5,000 check that was supposed to go to the supposed plumber that he hired (I still don’t even have a contract) never went to the plumber. I didn’t find this out until months later. Same situation for the electrician.
This project eventually ended up with him leaving it incomplete having been paid $47,000 and only completing 1/4 of the work he had been paid for. When asked he claimed there were change orders when in fact he was the reason for change orders in the first place.
Gave him a chance to come back to the job and complete it for MORE money and he still blew it.
Once again, the only reason I bought multiple deals in the area was because I had the promise of being able to complete multiple deals. It’s been a year and the project still isn’t completed yet but I’m now making solid progress with a different crew.
All of this is easily verifiable. I’m in the process of filling a police report and filing a lawsuit now but more & more evidence continues to pile up. Anyone that wants to ask questions feel free to message me. I’ve been featured on multiple different news networks for real estate and would love to answer any questions. There are a ton of other details.
