When I first discovered The Beverly in Austin, Texas -- I thought "Wow, what a great deal for being downtown!" The reviews on both Google and Yelp were great, so it seemed like a no-brainer.

During our initial tour of the building, we passed an elevator that was broken. They assured us that the parts were ordered and it would be fixed shortly. They even showed us the apartment we were interested in and said "oh, it will be cleaned before you move in!"

The building is also close to the homeless shelter, but management mentioned that they have a security guard patrolling the building, and that the complex is actually very safe.

So, we went ahead and signed our lease, since the price seemed like a great bargain for a 2 bedroom, 2 bath unit. Immediately after signing our lease, we decided to check out the Tex Mex restaurant across the street. Immediately, we realized we may have made a poor decision, as our waitress mentioned "uh yeah, a homeless person just took a dump in front of our apartment the other day.

Great.

When moving day arrived, we showed up at the building with our moving company. Surprise, the elevator is still broken! After talking to several current residents, we discovered that the elevator had in fact been down for MONTHS. Because of this, we incurred an extra $150 fee because of the extra time it took our moving company to get us moved in.

The apartment itself also had heavy staining on the counters, scratched floors, and pretty beat up appliances. Whatever, we lived with it, even though these apartments are marketed as “luxury.”

Our very first night in our shiny new, beat up apartment was anything but comforting. The couple next door, probably in their early twenties started fighting… and we’re not talking about a little argument. We’re talking cops called, screaming, things being thrown… for hours.

We immediately addressed this with management.

Over the next few weeks of living in the apartment, we had several things break in our apartment. Our fridge was broken from day one, which was later replaced with an even crappier fridge. Our cabinets were falling apart. Virtually every drain clogged with previous tenant hair, and numerous other issues, most of which we didn’t even bother reporting, as we felt like we were over-complaining. Over the course of the next few months, we knew we made a massive mistake. That was put into perspective when my girlfriend was leaving for work at 6AM and headed down to her car in the parking garage. That day the garage door malfunctioned, allowing in a very large homeless man who was clearly unstable and high on something. He approached and made my girlfriend feel very unsafe.

Since then, there have been several incidents with homeless folks. We’ve seen on multiple occasions where unstable transients enter the complex, people having sex behind our building in the creek, screaming, fighting, people shooting up drugs, and plenty of other fun activities. Never once have I seen a “courtesy patrol” at this apartment complex.

While the marketing out front of the building says “luxury”, there is nothing luxurious about the hallways, stairwells, and parking garage reeking of garbage and animal waste.

We have 2 very friendly dogs. Even though majority of the other dogs in the building are friendly, there are dogs which are known to be aggressive. Despite our report to management, these dogs are still routinely off leash in the dog park. I’m not talking about little pocket-sized dogs either. One of the aggressive dogs in the building is over 100lbs and immediately loses his mind when he sees other large dogs.

So how did The Beverly get all of these killer 5 star reviews, despite the building being, in my opinion, an absolute dumpster fire? They offer residents incentives in exchange for positive reviews at their happy hour. That’s not only unethical, misleading, but it could actually be illegal.

As I write this review, it seems fitting that the same elevator that was broken when we first moved in is currently broken again. Have fun carrying up your groceries 4 floors in the Texas heat. Your key fob may or may not work when you reach your floor.

If you’d like a real, honest idea of what the owners of The Beverly’s reputation is, simply look up “Roscoe Properties” in Austin, Texas. That will give you an idea of what you’re getting yourself into.

Moving into The Beverly has proven to be a very expensive mistake for us and will cost us nearly $6500 to move elsewhere. Please do your research before doing ANY business with this horrible company.
