Conclusion (from report)
It is my professional opinion that the flashings on the subject tile roof were not properly installed per the FRSA/TRI 5th Edition, Florida High Wind Concrete and Clay Tile Installation Manual (see attached pages 7 and 8 – Wall Flashing & Standard Wall Metals). In addition, the copper standing seam roofs were severely damaged during the re-roofing process and should be replaced.
The 2014 Florida Building Code – Existing Building, 5th Edition, Section 708 REROOFING 708.1.1 states that “not more than 25 percent of the total roof area or roof section of any existing building or structure shall be repaired, replaced or recovered in any 12-month period unless the entire roofing system or roof section conforms to requirements of this code.” (see attached) Therefore, it is my professional opinion that the roof needs to be replaced in order to repair the defective areas of this roof which exceed more than 25 percent of the roof.
I reserve the right to add or change my professional opinion to any issues if any additional issues are discovered that I am not aware of at this time. This report is not to be considered a Warranty, but an observation based on a visual examination at the time of this inspection.
