TeamLear.com is a Co. based company with Las Vegas phone numbers 702 prefix, attempting to convience agents that they will recieve reo listings. They, "interview" the agent for the posistion, over the phone, send them their first REO assignment and give the agent a speel to get them to give them credit card information and allow for charges from 400-449, that they state will be refunded upon the agent putting the listing into MLS which will never happen because they are a fake REO assett management co.

I recently was contacted directly by Team Lear Asset company and was asked to preform a BPO with the caviot I would get the listing. All I had to do was the BPO and deposit with them $449 that would be refunded on my first transaction. I checked the home and it was a high dollar home that was in my market area. I as most agents am always looking for another pillar to support our business so I reluctantly agreed and paid them, preformed the BPO (for free) and then waited. Now 4 months later and after 30 calls, 30 emails I have been told I was given a BPO and another one which I never saw (they are lying). That said I requested a refund nearly two months ago. Now no one will call me back, return emails, you name it. PLEASE do not make the mistake I made by trusting this company. They are a true RIP OFF!!

Team Lear also known as LDG are liars and even though they seem legit they have a website with information on REO process, BPO etc and they even assigned you a property that is on Pre-Foreclosure, don't go for it. Following is their sales pitch:

This is Walter Prescott it was great speaking with you about the distressed properties I have available in your area. Per our previous conversation, here is a little information we discussed about receiving property listings and working with me as your asset manager.

I work directly with major and minor banks, credit unions, lending institutions and private investors over all 50 states. The lender on this property is looking for 3 things: a BPO to best determine the market value on the property, the current occupancy status which will help determine how soon the property can be listed, and an agent to list and market the property.

If you complete these BPO's within the time requested by the lender and it is priced accurately, you can be assured to receive these as listings when the lender takes back ownership of them. We have a team that reviews the BPO once you submit it online to make sure they are completed accurately, so be assured that we work with you and we aggressively market you as the exclusive agent.

As of now, Team Lear has a property that is in distress that requires preliminary work to be done. A BPO is required to satisfy the lender with the necessary information needed from you to determine the Market Value of the subject property. A solid BPO should be provided within 48-72 hours for assurance of the listing once ownership has shifted hands from the homeowner to the lender. Properties that are provided to you are expected to be your exclusive properties to list, market, and sell for the lenders in your area. Our lenders pay out a 7% commission in total on these properties, 6% of which would go to you, and 1% that would be paid to us.

Last year I was contacted by Lily James at Team Lear to perform BPOs, in turn would get listings. Paid the $449.00, did 6 BPOs and then nothing! Tried to call, got a machine. Was then contacted by Lily James via email stating she'd been trying to call me several times...which was BS.

Eventually I got a call from Nicole Murphy and then Riley Newman. Was told I would be getting listings shortly-they were just waiting to hear back from the banks.

Needless to say, I saw the homes I did BPOs for come on the market with other agents. When I asked about them, Nicole told me she would make sure the listing would come to me.

Long story short, it has taken me over a year, but I received an email from Riley Newman stating that he was no longer with Team Lear and they are indeed a SCAM! I emailed them and told them I now have this email from their former employee and was going to file a complaint with the Attorney General's Office. I finally got a reply beginning of October stating they would send me a full refund. It's now November and still haven't received the check.

This is a scam

I paid them $449 for the right to list a property in Hutchinson, Ks. I did the BPO and inspected the property every other week. I discovered another agents sign on the property and called her. She listed the property via another asset management company. Team Lear never had the right to list this property. She said Team Lear had scamed her in the past.

Team Lear

I'm not sure why everyone else has had such bad experiences with this company...I'm an agent in the San Diego, CA area and I've been working with Team Lear Since June 2015, and so far I've completed 8 BPO's with them, and although I've only receieved 3 listings from them thus far and only closed on 2, that's still a pretty good ROI as far as I see it, even if I spend a little bit of time doing BPO's without getting the listing, it's worth it for the ones that I have gotten the listings for.
