On November 6, 2015, our company The Ritz Theatre in Elizabeth NJ, filed a law suit for eviction of PIYUSH PATEL for the non payment of rent. The law Suit specified an unpaid rent in the amount of $124, 000.00 in rents owed, and $67, 728.00 in unpaid property taxes for a total of $191, 728.00. As soon as we recovered the building from PIYUSH PATEL, we discovered that the heating system of the building was damaged and that a large historic canvas painting was ripped.
We also found out that PIYUSH PATEL during the tenancy at the Ritz Theatre did not pay the water bill from June 2014 through November 2015, leaving an unpaid water bill for $58, 375.04 and sales taxes not paid for $4, 056.39. Yet, he was telling everyone in the community that he was the owner of the Ritz Theatre when in fact he was not. He was always concerned about creating an image larger than life while he was taking advantage of the good faith placed upon him at the time that the lease was signed.
Although we evicted PIYUSH PATEL and recovered the building, we found substantial damage caused while PIYUSH PATEL was in possession of the building. We filed a claim with the insurance company that he, as a tenant had to provide, according to the terms and conditions of the lease agreement. PIYUSH PATEL, in bath faith has engaged in a campaign to prevent the insurance company from indemnifying the Ritz Theatre, attempting to deny the claim for the damages caused by him even though he is fully aware that he himself gave the Ritz Theatre full authorization to file a claim.
WHY WOULD SOMEONE DO SOMETHING LIKE THAT? Someone like PIYUSH PATEL who presents himself to his community as an honest straight forward leader? only someone with a flawed character would do something like that. Now we are entangled in a new law suit against PIYUSH PATEL.
