One old lady on disability was evicted because of her Chihuahua (which was OK'd under the pet clause on the lease when Blake began managing the Four Pines).

Tenants whom have had their apartments professionally cleaned have still not received any of their security deposit. If tenants are reluctant to comply with these requests he will threaten to take them to court for criminal trespassing. These threats of prosecution are given inconsistent timelines: It could be right after midnight, or the next day, he keeps changing his story of when he will come back to charge people with trespassing or other offences. These inconsistencies give insight to how governed by whim Blake really is.
On the subject of whims, a classmate whom I know very well had two weeks left on his lease with Blake to decide if he wanted to renew. One week into this ultimatum, he decided to renew only to be told by Blake that he had to move out, as Blake had already promised his residence to a new renter.
One tenant whom is a veteran with PTSD and bipolar claims that Blake mocked his mental health conditions. This tenant also had his apartment professionally cleaned and he did not receive any of his security deposit back. (It should be noted that Blake inspects his units with black lights in order to maximize discrepancies and minimize the likelihood of returning a security deposit).
Having multiple landlords in my family, I understand that the real estate business involves hard decisions that affect peoples lives. I understand that certain tenants exceed their boundaries and conditions of living at their residence and must be evicted. I have lived next to nightmare tenants that I hoped and prayed would be evicted. Since taking over the Four Pines apartments, Blake has been on a mission to clean out what he perceives to be the riff-raff and about half of the tenants were served an eviction notice. None of these tenants were even a fraction as bad as the nightmare tenants I described.
Blake will visit the apartment without notice, and start to bully tenants he does not like by standing over them and invading their personal space. I don not know what Blake's issues are but he has some serious issues with his people skills that need to be resolved if he is going to practice a business that so profoundly affects individuals lives.
This does not come from an "expert" or "attorney" on the Utah Renter's Handbook. One does not need to be an expert or an attorney to know that giving 24 hours notice before entering or making modifications to a place is necessary... and furthermore one does not need to be an expert on the Utah Renter's Handbook to know that being an intolerant bully and being governed by whim are no way to be a landlord... let a lone a functional human being.
