I've been here for about two years now and love it. I struck gold with this company. It started with me frantically needing a place in the City when I got promoted with my company. I sublet the place from a craigs list ad (i was in a bind) and the minute I saw it I knew it was meant to be. The guy I took over for said it was a great management company and that he didn't want to leave. Boy was he right. They provide internet for the building, have a large common conference room, free guest parking with a pass, and a beautiful CLEAN front entrance room. The staff is friendly and accommodating.
The one time I had to make arrangements on my rent they were very reasonable and willing to work with me. When I had a neighbor being a little unreasonable about noise (He worked below me and I work late) they heard my side of the issue and handled it. When I had a small mold issue (the unit was used for a steaming business, and for a long time and the steam heat was causing it)they moved me into another unit identical to mine, directly above mine for free, and sent his staff to do it for me! That way they could fix the old place correctly and rent it out.
The neighborhood is ideal and in the Summer you are a 5 min walk from the river. Plenty of transit and all your needs are right on Broadway or Bryn Mawr.
If you are moving to the area and want a solid management company this is the one. I rent by back by the train so that's the only downside for me, but my rent is a little less for it for the space, and my A/C is free during the Summer (if you are in other units you will have a fee for the summer). Internet is also included with the option to pay more for fast speeds with RCN.
Rent from this company. You won't regret it. They have multiple buildings thru out the city. They have a great website.
If only I had known how horrible they were, I would have never, ever rented from them. Here are some of the atrocities
They create a new LLC for every single lease they write up. Then if you dispute anything or sue them, they shut the LLC down and you can't do anything or collect judgements. They threaten to sue (and often start something) all the time, but drop it last minute because they know they won't win. However, then you're out lawyer's fees if you fight.
They promise they will address problems, and even if it's in writing they won't deliver. If it's not in writing you will never get it, and if it's in writing you may possibly get it after contacting a lawyer. Examples:
Construction prior to move-in.
Repairs
HVAC - They brought us electric space heaters (after an attorney's intervention) rather than install regular heating. Said "when it's an interior room, you don't actually need heat". Had air conditioning in our lease and they never got it. Temps frequently got into the 90's in our space.
Quality or safety of building materials (example - they used toxic materials that clearly said "well-ventiliated, outdoor use only" and one of my coworkers was sent to a hospital with a migraine. Another example: they installed used windows that didn't have safety features and someone in the building had one slam down and almost sever her fingers. She screamed for minutes before someone could get it off her hand. Turns out their leases don't include doors or windows as things they maintain or cover.
They charge you outrageously for damage upon moving out. They charged us more than the deposit of $3,000, and a judge ruled that every single thing they listed was untrue. Examples
Cleaning - I had a video that showed every nook, cranny and corner clean. They charged me hundreds for cleaning.
Light bulbs - They charged me $250 for light bulbs. I had a video that showed every light bulb on PLUS about a half dozen extras we left behind.
They use unlicensed contractors and don't pull permits for most of the work they do. There are incredibly unsafe conditions in their buidlings. From openly flamable items, to open, unblocked drops. The power and heat go out all the time. The ceiling leaks multiple floors.
They are absolutely horrible and evil people. DO NOT rent from them. You can not imagine the financial, emotional, and professional trauma you will go through with them.
