GUILTY OR NOT GUILTY YOU, THE PUBLIC BE THE JUDGE & JURY There is a document every new tenant must sign before being allowed to move into the Skyline Lodge, Choteau, Montana. The document is titled, "APARTMENT FIXTURES”. This document makes the unaware tenant financially responsible for the replacement of the faulty, permanently installed window air contitioning unit (in the tenant’s apartment) that, when turned on, causes a horrible, constant, irritating thumping that resounds not only in the tenant’s apartmemt but resounds through the walls into adjacent connecting apartments. Units above and below included. Absolutely beyond a shadow of doubt, the financial responsibility lies with Skyline Lodge not the innocent, unsuspecting tenant being the air units are permanently installed. This act on the part of Real Estate Management Specialist, Inc and it’s owner Ms. Karen Burkett and HUD managing agent for Skyline Lodge is in violation of Montana Housing law and HUD federal law.
Under Montana law the act of concealment (failure to disclose) is a fraudulent act and punishable by a fine or if ruled as a criminal act, could result in a substantial fine and jail time. It is also a federal crime with subtantial financial penalties and jail time. Not one, including City Attorney and Deputy County Attorney, Ms. Jennifer Stutz, Teton County Attorney, Joe Sable, Deputy Teton County, Brenda Johnson, Manager, Skyline Lodge, the Choteau City Council, Teton County Sheriff, Keith Van Setten, George Kilgore, Manager, Opportunities, Inc, of Montana, Robert Dunkerson, Section 8, Facilities Inspector for Opportunities, Inc. of Montana, the Montana branch of the Office of Ageing and Caring Inc. have addressed this fraudulent act to rectify it and make sure Real Estate Management Specialists, Inc. and it’s owner, Ms. Karen Burkett are prosecuted for fraud. And, have the practice discontinued. A practice that all of the above mentioned allow to continue to date when every new tenant is signed into Skyline Lodge. Sadly, no one in the city of Choteau or Teton County cares about Ms. Burkett’s illegal, concealment practice perpetrated on the poor, unsuspecting tenants of Skykine Lodge including all levels of the legal system.

It should also be noted that Ms. Jennifer Stutz represented Real Estate Management Specialist, Inc. and it’s owner, Ms. Karen Burkett in a civil action I filed with the Teton County District Court for concealment, failure to disclose, uninhabitable premises and wrongful possession. Sadly, the Teton County District Judge dismissed my suit without even addressing the concealment portion of my complaint. Ms.Stutz’s action by representing Real Estate Management Speciaalists, Inc. and it’s owner Ms. Karen Burkett in my civil action is a conflict of interest with Ms. Stutz being Choteau Ciry Attorney and Teton County Deputy County Attorney? Ms. Stutz is/was also conplicit in condoning and allowing this fraudlent practice to contunue. GUILTY OR NOT GUILTY?
