Our realtor with Chinoweth and Cohen suggested us using Showready homes to stage our home when we put it on the market and moved out of state. Dawn Edmondson is not legitmate home staging company. You have to have a real estate license and the Oklahoma Real Estate commission is trying to take her to court but she is SHADY SHADY SHADY. She rents out your house basically and ours was on the market for 8 months and we just found out by a fluke that she had put a second person in the house and they had a dog. The house was not kept up and was dirty. Plus they damaged alot in the house and cost us almost $2000 to fix the house up after we kicked them out.
I am a homeowner of several homes in Tulsa and surrounding areas. Have used show ready homes for about 10 years. I am very pleased with her services. I have only had a couple of minor problems and she has taken care of them immediately. Would definitely recommend Dawns company.
Running a very shady operation and does not take care of her tenants. Doesn't give notice and expects her "tenants to be out within just a few days with no place to go.

Dawn is a liar and a theif.My husband and I have been staging homes for her going on 2+ years.
My husband has sent her many referrals with no reward expected in return.
She’s made us pay rent twice in one month on at least 2 separate occasions which we payed her because needed the money. When she asked us to pay twice for the month of December (after proving we owed nothing) she threatened to evict us with our 4 children and I quote “you're going to get kicked out and have to move all over again and I know I'm not gonna even care”
She has done this to good friends of ours as well. We have moved twice costing us over $3,000 in the last month.
She is not honest with homeowner or renters.
She stole from us so often that we agreed to stage our home with our own furniture if she was not allow access. She then bullied my 15 year old son into giving her a spare key that was meant for the realtor who she said was coming during a walk through of the stages Home. She never honors her word.
She knowingly stores furniture with bedbugs in different houses. She lies to homeowner about having to clean up after we move out. I took before and after photos when I busted my tail clean both houses after we moved out. I’ve had to block her number several times because she is a compulsive liar.
She uses her passive aggressive behavior to get what she wants. She talks about people behind there back. (Yes I recorded it on our security camera) She’s unprofessional at her “job” which btw is not a legit company and I have the link to prove that as well.
Lastly but surely not least, she filed an eviction notice on us after only living in the current house for less than 2 weeks.
I just found out about this review over two years later. I did not write this nor do I have access to my ex-girlfriends (not wife) account to delete or modify it. The problems that occured were not evident before I allowed my ex to move into a home with me and arose from a personality conflict between her and Dawn. Dawn insisted that the home be kept extremely clean and well maintained. Dawn refused to approve of her moving into one of her staged homes (with 4 kids) because of the elevated expectation of maintaining each home which she felt would be impossible with 4 children in the home as young as 4 years. I mistakenly allowed her to stay in the home before asking for approval due to emergency and Dawn did all she could do to remove her and finally evicted us in order to protect her reputation and her clients home. It could have been handled better I believe but not really from Dawns end. All I can say is don’t force Dawns hand when it comes to defending what she does and who she represents.
I own my home now or I would consider leasing from her again.

During this time I had numerous items stolen from my home, many of which appeared at another Show Ready staged home where the tenant stated that Dawn had brought them over to decorate. Dawn admitted to putting these items in the other home but insisted that she didn’t even know where they came from. I never recovered most of the missing items but I dropped the issue after Dawn agreed that she did not need a house key, allowing her unsupervised access to my home in the future.
Three times Dawn insisted that rent had not been paid. The first two of these accusations I was required to prove that I had paid every month. I provided the evidence that it had always been paid without fail and it was dropped (never an apology). The third time required a witness statement to show that I paid her because she urgently needed it and I only had cash. Thankfully, I made sure that we spoke openly about paying her cash when I did it so there was zero doubt.
Promises are made and rarely honored. Mistakes have been made but Dawn has NEVER accepted an ounce of responsibility. We had to move 2 times in 2 1/2 weeks at a cost of over $3000 because, according to the homeowner, they did not know we had children in the home (of course Dawn denies). This forced our elementary aged children to attend three different schools (and districts) in a three week time frame.
Twice I was moved into beautiful homes where she had some old furniture stored which were infested with bed bugs. She actually denied the existence of these bugs until she was forced to acknowledge their existence because they were alive in person.
Dawn has been informed that one of her renters has been engaged in felonious activities in this home and not only left the renter in the home but warned them something was being said. Additionally, Dawn Edmondson, the company owner, did not even inform the homeowner of the report. If this were to occur in a home I owned I cannot imagine not responding with a high level of anger.
Finally, I have lived in three homes in the last 30 days. Each move costs me upwards to about $2000 each. The first house sold as is expected. The second house decided against using us because Dawn had lied about the fact that we have children. The third decided they want nothing to do with Dawn because the scenes in the front yard of her and her renter fighting and yelling where police were actually called. Though I moved in after and have zero issues, Dawn burned that bridge. I also researched her company and it does not exist that I can find. I will attach a picture if possible.
I have rented through her because of convenience but I would not do anything with Dawn/SRH if there was any other option.
I used this company, and when we first visited the home when her "stager" moved in, it looked terrible!! Non matching dented, dinged & scratched up furniture! Looked worse than a garage sale!! We were greatly disappointed and felt deceived! She is a fast talker & will promise you the world, but she can't hold true to her promises! Steer clear of Show ready homes & Dawn Edmonson! Your house will be better taken care of vacant!
