This woman (Sherry Waite) listed our property for sale ($X00,000), then told us we had a buyer. She told us the buyer would only pay $X30,000 for our property. We eventually found out (at closing) that the buyer was actually our AGENT Sherry Waite. She attempted to but the property under the name of Shelby LLC. Although she was our agent (and supposedly expected to represent out best interest in obtaining the highest price) she maintained that the highest bid was $X,000, then attempted to buy the property herself at the lowest price she knew we could tolerate. If it was not for the fact that I am an attorney, I would not have discovered it was her buying her OWN listing. She paid off the loan for the property to buy our house, then took out a personal loan (with us) for $180,00 to pay off the balance. The instant we complained that she was defaulting on the loan she assured us that she would “attempt to continue to make payments”. What she was actually doing was milking the “statute of limitations” by begging us not to sue her. After she officially defaulted on the loan, we were forced into mediation. At mediation, she looked us in the face and said “you people missed the opportunity to sue me” and we had to settle for much less than the $180,000 that she owed us. Her broker (California Prudential Realty [now Berkshire Hathaway]) paid part of her default and never so much as slapped her on the wrist. Berkshire Hathaway knowingly employs Sherry Waite knowing that they had to pay $30,000 to satisfy her claim. I am an attorney and I still got screwed by this woman. Do NOT do business with this woman in any way. Do not list your property with her. Do not rent from this woman. Have nothing to do with her in any way. Sherry Waite rented me a house in San Diego county (that she owned) under the name of Shelby LLC that seemed to be an extraordinary rental. There was another small dwelling on the back side of the property which was also occupied by another tenant (which was also her tenant). Sherry Waite told me that the back tenants were “extremely private people” and “please not approach them.” It turned out that the property (I rented) had been condemned (prior) and that she illegally re-rented it anyway. While occupying the property, I realized I was receiving unusually large electricity bills. I could not understand why they were so high. After hearing sounds in the floor (that sounded like scurrying) and my dog chasing those sounds, I called in an exterminator. He explained that not only were there large rats in the house but there was exposed wiring everywhere in the house and that he “was legally obligated to call the cities inspector”.
The inspector told me that I “had no choice but to vacate the property because it was previously a condemned property” (due to the same defect). It was during THIS inspection that I was informed that there was an illegal split at my electric meter and that my electric service was “feeding the back renters house.” I then approached the “back renters” and asked them about the illegal electricity split that was feeding their house. They explained that Sherry Waite had rented them the property promising that “all electric bills were being paid by her.” I was actually paying their electricity bills. Due to the inspector, I was forced to abandon the property or be fined “for occupying it.” I sued her for the deposit plus the rent I had paid and won a default judgment (due to her not showing up). The then appealed the judgment and I was forced into court again. The judge upheld my prior judgment and awarded me extra damages. Upon driving by the same address later I realized that she had re-rented it again under the SAME EXACT CIRCUMSTANCES! She is a Scam Lord who will completely ruin the time you have to sue her. Please hear my cry to not rent from this woman!!!
