We have been trying to get a loan modification with Shellpoint for at least the last 1 1/2 years now. We have submitted every document that they have asked us to, over and over and over again. They always claim, through letters and by phone, that they never received the documents, that they need more, or that they are outdated. When we are notified by phone, it is never the Account Manager, only a rep that has no power. The rep never understands why they are calling us for needed documents, because they always end up seeing and having the documents already that they were originally calling for, and then they do not understand why the Account Manager noted that on our account in the first place. Yet since they have no power to change the status on your account or move forward with your loan modification, you once again get nowhere, because they then state that only the Account Manager can change the status. They have time and time again noted our account, and also emailed the Account Manger, that he needs to call us directly because the rep does not see any missing documents. They scheduled a time and date appointment more than once, and the Account Manager never calls you even after that! Due to this, our loan modification has been started, ended and restarted again and again. They have not let us make any payments, so we are severely behind on our mortgage because of that. They suspended our ability to make any payments online, and said that the only way to pay is by phone, and to only our Account Manager, who you can never get ahold of, only voicemail! The few times I have actually talked to him, he wouldn't accept our payments...stated let's wait for the loan modification to go through first, which during that process that never gets to the end to even get a loan modification, they also continue charging us late fees! At this point,we are so far behind, that we do not have the full balance owed for the mortgage payments, late fees and escrow account fees. They have also noted several Legal Fees that they have charged us for on our account as well. I feel as if it is a game they have been playing on us to make us even further behind so that they can foreclose and take our house from us. They have now set a foreclosure sale date for this month, and we of course don't want to lose our house. Oh and by the way, on top of it, they just changed our Account Manager to someone else! We need help!

Mortgage servicing

Shellpoint took over my mortgage in mid 2019. They informed me that nothing would change and my automatic payment would be transferred to them automatically. Fine - what do i care who I pay - I don't. After 6 months I noticed that they took took only the mortgage payment (ins and tax escrow too) and not the additional principal amount I had set up with my previous mortgage lender. So after 6 months, I am behind my payoff schedule, I was able to correct it - I think online.

Now they send me a letter that my insurance deductibles, which i have had since I bought the house 14 years ago are not low enough. So - they want me to pay more for insurance. When I called them to ask what is going on here, the rep was very discourteous and would not let me finish a sentence. I wound up hanging up on her because I became so frustrated. My guess is they want to change it to a more expensive insurance company and somehow get a piece of that action.

If you have any choice, STAY AWAY FROM SHELLPOINT.

Shellpoint Mortgage Servicing attempted to collect $814 in false charges. The large number of online consumer complaints and scam reports regarding Shellpoint business practices proved true during my own short customer experience with this mortgage debt servicer. Shellpoint purchased my home mortgage loan, and immediately sent me false statements that my (HO6) Insurance had expired. After sending Shellpoint proof of my current State Farm HO6 Insurance, Shellpoint continued to demand $814 to purchase H06 insurance on my behalf. I called Shellpoint, and Shellpoint stated a new reason to charge me $814, which falsely claimed my H06 insurance did not include "wind insurance". The same day I called my State Farm agent and merged the call with Shellpoint, the Shellpoint agent suddenly stated they just discovered in their system that wind insurance was covered in my policy and I would not be charged for new insurance. To summarize, in the span of one day Shellpoint stated I didn't have H06 insurance, then stated I didn't have wind insurance, and when pressed to show evidence - Shellpoint backtracked by stating that I had full coverage insurance and did not need to purchase Shellpoint insurance. At worst, there is a practice of fraudulently charging customers for non-existent reasons (similar to the recent Wells Fargo scandal), or at best, the internal quality controls and operational processes are broken. In either scenario, Shellpoint is not fairly performing the basic functions of their business.

I obtained a Home Equity Line of Credit Mortgage from Macquarie Mortgages USA. They are a very reputable company and were collecting my mortgage payments correctly. Macquarie sold my loan to US Bank Trust National Associates as Trustee for CVF III Mortgage Loan Trust II.

The servicing was transferred to Shellpoint Mortgage Servicing with the first payment due November 15, 2016. Shellpoint drafted $350 out of my bank account more than they should. They gave me no notice nor did they get my permission to draft more than the correct amount.

I called Shellpoint and the Customer Service Rep said the payment would be corrected in December. The December and January payments were incorrect and based on their website the February payment is also incorrect. I called Shellpoint again and asked for an explanation and I was transferred. Then I was told, "This is a known problems. The loan usually re-calibrates in 4 to 6 months." I said I ccould not budget my payments because they are not calculating them correctly. I am on a fixed income and my budget is tight. She transferred me to someone else.

When she transferred me it went to voice mail.

This is a terrible servicing company, I had no problems with my former servicing company which serviced my loan for 11 years before it was transferred to Shellpoint.

I have filed a complaint with the Attorney Generals of South Carolina where Shellpoint is located, and Florida where my property is located. I also file a report with South Carolina BBB.

This company is violating the terms of my note and should be prosecuted by the Attorney Generals of South Carolina and Florida.

If you are considering doing business with Shellpoint - Don't do it.

On June 26th I made the initial call to NewRez to request a deferment on July's payment because of a big expense I incurred that month to fix the furnace. They said they could not defer the payment but we're willing to take the July's payment and break it into 3rds and add them to the next 3 payments which automatically be taken out of my account on July 3rd, August 3rd and September 3rd. I agreed as long as it did not affect my credit score. They assured me it would not. I specifically asked them at least 2 times if it would affect my credit and they assured me it would not.

On July 24th, I received a tax bill which I thought would be paid by the mortgage company. I wasn't positive so I called them. While I was on the call, they automatically went over my payment history and said my July 1st payment wasn't received yet and was late. When an agent got on the phone, I asked again about my credit and why it said I was late. She assured me to not worry about the auto response and again assured me it would not affect my credit.

On July 27th, I was checking Credit Karma and noticed my score dropped 51 points. NewRez said I was 30 days late on my payment. I called them and they told me making the payment arrangement that I did would affect my credit. I immediately disputed it and asked for a manager. I got on the phone with a team lead who put me on hold and listened to the past 2 phone calls and said they did tell me it would not affect my credit and would submit a complaint on my behalf and to call back in 7-10 days for a resolution.

I called back on August 8th and again on August 10th and there was still no resolution.

On August 29th, I received late charges for the now 2 months I was late for July 1st and August 1st. I called them again and they agreed to remove the late charges and said they told me the complaint was resolved and they would submit to the credit agencies to reverse the, now 90 days, late marks.

It is now September 17th and there still has been no resolution and no reversal of the 90 days late marks on my credit.

I did nothing wrong here. We agreed to setting up a payment plan which I agreed upon and paid exactly as instructed and now my credit has suffered. I tried to call several lawyers but no one will take the case. I am trying to buy a car but can't afford the higher payment. This company could care less about the little people and their needs. This will in no way affect them on way or another to reverse the late marks on my credit. They just don't care. Don't use this mortgage company. They won't care about you either

Shellpoint mortgage is corrupt, decveitful and cunning. They illegally force placed insurance when insurance is escrowed and prepaid. They refused to refund itand would not send me the account history.

I do not see why the government has not shut them down. They have about 100 complaints on the better business bureau and i think i saw 13 on ripoff.com

I am putting this out there so everyone dealing with these type of companies can be fully aware of what they are doing. They are intentionally messing up the escrow accounts and balances. They are doing this with the idea people will be so mad that they stop paying which leads to default and the sale of your property since that is the contract we all signed right! But we didn't sign anything to force us into overpaying an account or not paying at all.

They have been an issue since they took over my loan in 8/2018 and for 2 months before a payment was due I sent them all the correct info about my escrow account and they did nothing at all for 60 days and now I am paying $91.00 extra a month in escrow! I just so happen to look at the home values around me and of course, it has all increased so now I see they are doing this with the hope I would default and they can sale my property right from under me before a full investigation is done on the reason I refused to pay but instead I chose to just pay the overage for the year and I will go after them legally once the full year is up and showing a huge overage in escrow.

Don't be scammed by them ok people just pay your mortgage as it is stated overage and all to keep your property uses and by law, they have to give the overage back to you every 12 months so just endure

In 2008 i bought a house with my now ex-husband, In 2009 we divorced and he was awarded the house and he was suppose to refinance the house under his name, the house was under my name.

When i checked the Apprasial District it said that he was the owner of the house.

To get back at me for leaving him he stopped paying on the house, leaving mortgage free,he kept getting letters from Shellpoint and he ignored them so he gave them my address and phone number so they started calling me to pay them.

So I told these people to tell him to move out and I will take over the house, so when i called them back they said they had talked to him. For me to get the house back i would have to send them a check of $1600 that i borrowed from my boss to get the house back so I when i called them they told me the house was already forecloused so they took the money that i had borrowed and the house foreclosed. These people have been rude, they don't call you back then you get people that don't speak english hard to understand.

This so call ShellPoint people to should be shut down!!!!!!!!!!!!!!!!!!
