These guys sell a lot of house and have no problem getting listings. That's generally what happens when you lie and cheat the unsuspecting public. I've been receiving unsolicited mailers from these jokers for years and I usually just toss them into the garbage. A few month ago, I received a mailer about their recent sale of a neighbor's house for $XXX. Being that I'm good friends with my former neighbors, I know exactly how much the house sold for - and it was far below what was being advertised. I started looking into the mailers and found that the majority of the homes were being sold for much less than the "recent sale" price. By digging into Zillow a bit, it was clear that the prices that they had been listing are 100% original asking prices. In most cases, the asking prices were much too high and had to be dropped several times before actually selling the house.
In more than 75% of the cases, the advertised "sales" price was at least more than 20% higher than the actual sales price. So what S&S are basically doing is advising their clients to list their homes for a highly inflated price and then drop the price accordingly until the house finally sells. There's no problem with that - except that they are clearly doing this for their own personal gain. In one case, the listed sales price was almost $750,000 more than the actual sales price! Pretty shady business, if you ask me. Sucks for them because we'll be listing our home in the Ridges pretty soon and you can be 100% sure that we won't use them. Additionally, I'm telling all of my neighbors, friends and anyone else who will listen to make sure that these clowns don't get their business. There are so many other good, honest realtors out there so why would I want to use a scam artest?
