A few weeks ago i had ac issues , not cooling and i called to file a claim which i have coverage. I was told to contact the contractor myself. The contractor was great and found a problem right away and called it in. Well it seems i have ac coverage but no freon coverage ......i was never told this wasnt included. One lady told me they dont cover it at all the guy she transfered me to said they do cover it but its $80 more but now its a pre existing condition. He said they could reimburse me if i paid for it $540 total and the contractor was told the same by another party at Select . I came home 2 days later no cold air. The contractor came out the next day and said the part was not replaceable and the whole unit needed to be replaced.

Needless to say , they dont take notes of any conversation and play the i dont see the notes where we said that game. My reimbersment was paid but it was a cap of $150 so im out $330 and i still have no response from them on replacing the unit and its been over a week since the contractor contacted them. When we do talk to them they avoid that conversation altogether. I live in AZ and its 102 ° without AC . Needless to say i am buying my own unit through the contractor who is very sympathetic to my situation . He said he has alot of issues with this company in the past. Not sure how they got 4 stars unless their employees are voting for themselves.

I will be cancelling my warranty with them as soon as i get my measly $150 from them and getting my money back even if i have to get a lawyer to get it. I live on my own and need all the help i can get to keep costs down.Select Home warranty is a complete and utter rip off!

Select Home Warranty has misepresented themselves promising to warranty all home items , electrical, plumbing, etc, excluding structural. Promising to replace items if they cannot be fixed. I had weeks of calling them to only have service men charge $45.00 per visit to never return with parts, or repair.

After being offered $125 to replace my oven, I called to cancel my contract. I paid $1499.97.

2 items were eventually repaired at a cost to Select Home Warranty for $240.00.

I was pomised a refund by manager, MR.Avi but he sent a check for only $425.00

Select Home Warranty owes me the balance of my contract of $1259.97

Beware of this company and their unethical practices. Say no to their phone pomtions and avoid being ripped off by Select Home Warranty.

I have a Select Home warranty since 12/21/2020 and paid $42.00 per month for home appliance and device coverage. September 20, 2023 my AC went out. I called one AC company and they inspected and said it was the blower fan motor. I told them I had a Select Home warranty and they told me they do not work with Select. I called Select and the claim is below with communications between myself and Select Home Warranty Agents.

After paying in $1428.00 in fees Select never repaired anything or even sent out anyone to repair my system. They committed fraud claiming that for the 42/month fee my home was covered under their protection and Select would replace or repair any appliance or item in my home covered in warranty which the AC was. THEY NEVER REPAIRED OR EVEN SEN T A REPAIR BUSINESS TO MY HOME TO REPAIR MY AIRCONDITIONING. Of course I would like a refund. But regardless this company should be penalized for advertising coverage and when I request service they gave nothing which is in direct violation of their advertised claim and contracted responsibility. A month of waiting and I finally contacted a local AC service and they came out 2 days later and repaired my Central Air in three hours.

DON'T USE this company!! TOTAL RIP OFF!! We had a claim for our home A/C that they never paid!! Told us to get the repairs done from a service repair center and then file a claim because they didn't have any repair centers in our area. They NEVER paid the claim!! Then when we finally canceled because we sold our house (we should have canceled before than), we sent an email saying to cancel our account at the end of August. They sent an email back saying to call them. So we call in the beginning of September and in the meantime they charge our card the monthly fee. I called to cancel, the guy is trying to get me to get the new owners to take over the policy. I said I can't, they had gotten one with their realtor. And why would you keep charging me when I emailed a copy of the disclosure showing the house was sold and I no longer have a home. Then they said they were going to charge $75.00 cancelation fee(even though our paperwork said it was $50.00 after I looked and we were at the end of our supposed contract that I never signed). I told him that they just charged the monthly fee so they should charge less. They said that was a completely different charge and then he laughed about it and said they were still going to charge the $75.00. Somebody should look into this company and prosecute them!! They are ripping off people daily from all the online complaints I have seen!!

I filed a claim on the select home warranty website for a broken spring. The spring was an option for the claim, I paid my $65 for the claim, after the company took my money... they responded that they don't cover the spring. The claim should never have been accepted if it's not covered, nor should it have been an option to select during the claim process!

Select Home Warranty is one of the most unscrupulous companies, in my opinion, I have ever used to protect my real estate investment. These liars will assure you that they will cover all major systems and appliances and will back up all service-related claims with no out of pocket expenses. I was assured by the sales representative that they have the highest satisfaction ratings, and that I would be completely taken care of for anything that would go wrong in my home. This is a total fictious fraud that was used to coerce me into believing that I was making the appropriate choice when I originally sign up with Select Home Warranty. This nightmare of a company has turned me around in circles and has deliberately broken their side of what was suppose to be a stand behind your word promise.

In July 2023, I started to see some dripping behind my shower at the base of the shower door and noticed some water on the outside of the stall. I called Select Home Warranty and made them aware of the situation going on in my bathroom. They told me that they would have a technician promptly and that I would not have to not be concerned. I waited for over two days for the use of my shower and still had no response back from the status of my shower. I called back and told them that my shower needed repair and that somebody had to come out to inspect for where the source of the leak was occurring. I was then told that under the provisional contract they never covered the shower door, nor do they repair wall damage from the leaks. . This is total bait and switch as they gave me a guarantee which specifically stated that, under the contract agreement that every would be covered. This complete sham has left thousands of dollars of potential damage from, not swiftly addressing this claim due to the negligence in part of Select Home Warranty.

My air conditioner broke July 28, 2023 in my house and they gave their word in good faith that they would be looking for an air conditioner service technician in my area. I have now been without air in my home for going on for a month and still no person has come out. I have repeatedly made extensive phone calls explicitly stating that I have not been able to live in my home without excruciating heat. They gave me lame excuses and purported insincere apologies for the inconveniences caused by the unbearable temperatures. Every time I called to check the claim status of my air conditioner, I was given a completely different story about the misconceptions of the claims process. They say that they are backed up and cannot find anyone who can service my unit for a least another month. This is more of the deceptive practices employed to intentionally mislead consumers into relying on counterfeit commitments of excellent. These imposters will pull every dirty trick in the book to willfully take advantage of you into deceptively false advertising just to give you a run for your money. Every phone call I make goes into the call center and I just receive disingenuous reasons which are just more dishonest cover ups.

This corporation swindled my hard earnings for the sake of their own self gratification. This disgusting business needs to be investigated into their rotten customer service and needs to be reprimanded for their wrongful actions. This illegitimate franchise is not just doing this to me but to many as a criminal enterprise of thugs who feed you a pack of ill-advised lies. In my opinion this is a criminal enterprise feeding off a lucrative Ponzi scheme that, uses a large-scale victimization operation strategy unsuspecting client who purchase home coverage policies. In my opinion, this is a highly organized group of criminal assailants who make every effort to advertise any claims you may encounter and, use corrupt tactics to betray innocent parties into thinking they have a reliable plan. The manipulative techniques used to imply a sense of security through inferior advertising clearly demonstrates, unethical business practices that represent a This is no home warranty company but instead is a integrate group of racketeering thugs who participate in a multi person fraudulent embezzlement scheme. I will never be placed into a situation like this again and hoodwink into these fraud artists’ intention of deliberately portraying a legitimate consumer advertised product for a quick money grabbing initiative.

When New Jersey consumers need help with a company or government agency, they often turn to the Bamboozled column.

While navigating through bureaucracy and cutting red tape, we try to make sense of questionable or confusing corporate practices.

We usually stick to assisting Jersey folks, but sometimes we get a request from an out-of-stater. In this case, a reader in California had a problem with a Mahwah-based company that has a wide reach, with dozens of lawsuits filed against it in New Jersey, more than 1,082 complaints filed against it with the New Jersey Division of Consumer Affairs — 994 of them remain open, the agency said — and 5,377 Better Business Bureau complaints against it nationwide in the past three years.

We figured it was worth a closer look.

Back in 2020, Susie Hogan purchased a three-year “platinum” home warranty plan from the Mahwah company, Select Home Warranty, for $1,448.85, records show. She paid extra to make sure her pool equipment, icemaker and two air conditioners would be covered, she said.

The first sign of trouble for Hogan was in July 2022, when there was a problem with her pool filter, she said. Her claim with the warranty company was initially denied, documents show. Hogan persisted, and in August 2022, a tech was sent to the home, for which she paid a $60 service fee.

The estimate was $1,300 for parts and labor.

“He said he would get in touch with Select Home Warranty and I never heard another word,” the 71-year-old widow said.

The next month, when the average temperature in her desert town was more than 103 degrees, the air conditioner that cools the bedrooms failed.

She called the warranty company, she said. The first time she was on hold for an hour and 17 minutes before she hung up, her records show. When she eventually got through, the news wasn’t good.

“They denied this claim because they said only the main AC is covered. They are both main ACs and I went over this when I purchased the policy,” she said. “I asked five times for a list of exclusions and I have not seen one exclusion or additional (coverage) that can be purchased.”

She said she replaced the air conditioner on her own — it cost $5,483 — because her bedrooms regularly reached 100 degrees or more.

Hogan continued to follow up by phone and email to try to get reimbursement, but she never got anywhere, she said.

Multiple attempts to contact Select Home Warranty via email, telephone, LinkedIn and Facebook were unsuccessful. Messages left for owner Joseph Shrem and the company’s director of customer service, David Moradi, both of Brooklyn, were not returned.

FIGHTING FOR SATISFACTION

Hogan wasn’t done with her fight.

She took Select Home Warranty to court.

Records from the Superior Court in Riverside County, California, show Hogan won a December 2022 default judgment against the company for $8,356.35, which included the cost of the warranty, the AC, pool repairs and court costs.

That was good, but it seems the company ignored the judgment.

So Hogan reached out to a collection company on the East Coast to see if it could help. It already had two judgments on its books against the warranty company, it later confirmed to Bamboozled. Hogan decided not to hire the company because it would have cost $1,800 with no guarantees.

Instead, she turned to the New Jersey courts, which have 14 other judgments against the company since 2018 totaling more than $63,000, court records show.

Another 47 lawsuits have been filed against the company in the state, with more than 40 filed in the past five years, court records show.

In New Jersey, Hogan filed an application to record a “foreign judgment,” which is needed to ask New Jersey to enforce a judgment obtained in another state.

This doesn’t guarantee the courts will successfully collect on your behalf, but you do have some recourse.

You can ask the court for a writ of execution, which gives “a sheriff the right to collect money from a judgment debtor’s income or assets,” the state court website says.

You can try to collect by garnishing someone’s wages, placing a levy on a bank account or even by seizing other assets, all of which must be approved by a judge.

Those methods, though, can be hard if you don’t know where someone works or banks.

You can, though, get an information subpoena from any New Jersey Special Civil Part office to try to find out. If the person or entity that owes the money ignores that, they can be held in contempt, which might give you some satisfaction, but it won’t necessarily help you get your money. If after 21 days the person doesn’t answer the subpoena, you can ask the court to allow you to subpoena banks or employers to help move things along.

If you’re still unsuccessful in getting your money, you might need to request new writs of execution — wage executions can last for 20 years but others may expire in two years — or you can ask for your judgment to be recorded as a lien against real estate owned by the debtor. You’d go on a list of creditors, and the lien would have to be paid before the property owner can sell it.

That’s a lot of work to do in New Jersey, especially all the way from California.

But Hogan wasn’t deterred and she said she’s taking the next steps with the courts to try to collect.

“I’m pissed,” she said. “I don’t think I’m ever going to see the money, but it’s just the principle. This company should be ashamed that they take advantage of people.”

This company does not business to the customer's satisfaction, only to their own! I purchased a home warranty policy in March 2023. Upon purchasing, I was told I had to wait 30 days to utilize, even though the payment was processed on day ONE! Shortly after, I placed a claim only to be told that the repair needed, only warranted a "buyout"; and that I would receive a $95.00 check for a claim that cost me, out of pocket, $700.00.( In addition to the monthly premium.) Unhappy with this, I tried numerous times afterwards to cancel the policy and each time, I was encouraged by this company, NOT to cancel, and was offered everything from lower monthly premiums to lower service fee costs to a free month of coverage. On 6/12/23 (a day before the billing date) I called to cancel and was again offered a 10% discount off the monthly fee to keep the policy, which I was told would be effective on the bill for 6/13. On 6/13, I noticed I had NOT received the discounted monthly premium. When I called, to inquire about the discrepancy, I was told the discount would be effective the next month- not the present month as originally told. Upon requesting to cancel and a reversal of the monthly premium charged, was told they could NOT reverse the charge and since I was cancelling, there would be no coverage for the month they had charged me for! Additionally, I would be charged a $75.00 fee for cancelling! So basically, $117 they charged me $117.00 for the final month and no coverage! A blatant REFUSAL to reverse a charge on the same day it was charged! The absolutely WORSE company I have ever dealt with! DO NOT waste your time or money on this company, their empty promises and worthless coverage!!!!

We signed up with "(S)elect (H)ome (W)arranty!" in 2022,

A few months into 2023 we needed the AC fixed, we were told it was the fan motor, the technician tried for 2 days to reach SHW with no luck, and we had to Pay 500$ Out Of Pocket to get it fixed, we called to complain, they would only agree to give us 150.00 back!

we never got that, I called to cancel, and I was informed that they would have a supervisor call us back in 24 to 48 hours, but that did not happen,

All most three months later we called them as the air had quit again, the guy they sent out said the compressor was Dead and the whole unit needed to be replaced, they sent a 2nd company to look at it a few days later, he said the same thing,

We demanded they replace the Unit, and they said they would send a 3rd company out at no cost, that took a week, he was here today and said it had a slow leak, and he would let the company know, they informed us that leaks were not covered in the warrant, and refused to replace the AC unit,

They had 3 different companies over 4 months report to them that the unit needed replacing, it's obvious that the last company they called "Atlantis Heating and Air" was paid to report something that they could dispute, I looked online and found "AHA" was a small company some 30+ miles from our home, unlike the last three companies they were big and local.

I tried to cancel "SHW" once again, and I was told someone would call back in 24 to 48 hours! I told them this was unacceptable! they said sorry there was nothing she could do, I went to my bank to dispute the charges my bank "CHASE" said they would try to get my payments back but if they did it would only be as far back as February! 2023 that would be 40$ times 5 = $200.00 not that it's going to fix the AC problem,

My wife is Disabled and I am recovering from Cancer surgery and still must have an Aortic aneurysm fixed, we don't have the money for a New AC system,

So PLEASE Tell your Friends and Families DO "NOT" USE "(S)elect (H)ome (W)arranty!"

They are crooks!

And From what I have been told by 3 name brand AC service companies all home warranty companies are a SCAM!

But SHM is just pure EVIL!

Signed with this fraudulent company SHW in May of 2022. No claims until recently when my oven went out in my range.

Called and filed a claim - was given a claim number and told that we would be contacted by a service rep for a visit. I did not receive that call - and that started the telephone tag.

**First they said we would be contacted - that didn't happen

**Then they said they couldn't find a technician and were backed up.

**And then they informed me that I could find our own technician and contact their office for authorization - and then submit the completed invoice to them.

11 days of going back and forth by phone - about 15 phone calls, and at least that many emails with this company.

I finally made one last phone call to someone who I hoped might help me. That did not happen, so I made it clear that I was canceling this contract as per their guidelines and expected a refund of the unused portion.

The operator tried to convince me that she could not help me and I had to be transferred to someone else. - after all this time I refused to be transferred. I told her I was going to hang up and she could contact whomever she needed to - to cancel this policy.

I informed her that I would be leaving a Yelp review, and if I didn't get my refund within a week, I would be contacting the Better Business Bureau.

After reading many reviews regarding this company, I now know I am not the only one having trouble dealing with them.

I will contact the BBB if I have to - but previous customers say there was no satisfaction.

I am not done with them.......\

Select home warranty, rips off their customers by stealing their money, and not providing the necessary repairs in a timely manner or at all because they randomly call out contractors and tricking them that will basically do the job without telling them that its all for nothing.

They give the contractors the run around about their money and give the customers the run around about reimbursement. What company that deals with water heaters will replace a water heater for just $60? This is not right. These are independent contractors without a contract with the company.

To Whom it May Concern. I am writing you to file a formal complaint about my tumultuous journey with Select Home Warranty. June 1, 2020 after buying my home I was told that a home warranty was a good idea (SHW promotional literature) because I am a single legally blind female senior and I wanted some "Peace of Mind" (SHW promotional literature) that I would be able to get "Good and Reputable Service Technicians" (SHW promotional literature) and that this would be the way to save me money and to "Cost Less" (SHW promotional literature).

Shortly after the warranty period began, I called SHW because I had a problem with my hot water heater. I went through the process and after much more than the two days had elapsed (contract specified response time) (SHW contract) I received an email from SHW stating they could not find a technician and I needed to find my own.

I did not know about the reimbursement option, and no one I talked to as SHW explained it to me either. I was under the impression that I would have to pay the cost myself. Even if they had explained it to me, that would not have been a viable option for me.

I am new to the area where my home is located. I do not know any reputable service technicians in any of the plumbing, electric, or HVAC trades. I had been "covered" by the SHW "warranty" for less than a year and they left me to fend for myself. That is not a warranty, that is fraud. I felt so stupid and duped that I had been scammed out of $1934.96 ("warranty price") and all what I got for my money was excuses and no resolution whatsoever. Another home warranty issue arose in the Sumner of 2021.

I was desperate because my A/C was having a problem, so I ventured out and called SHW again. This time it still took more than two days (contract specified response time) to get a technician, but I at least received an email and then called a very nice A/C technician. The technical was professional and personable and was able to solve the problem. The third time I had a warranty issue, I again contacted SHW. On Monday May 16th 2022 at @ 6pm I called because I was having a plumbing issue and could not use my bathroom. On Wednesday May 18th I received an email from SHW that they had found a technician. I phoned the technician.

When I spoke with the man, he proceeded to explain to me that he was in New York (I live in Florida), and that he had told SHW that he was not in the state of Florida and would not be back until the following Tuesday (May 24, 2022), more than a week after my original call. The technician told me that he could do the work, but I would have to accept the delay. Well to say the least I was not able to accept such a delay.

So I called SHW back and told them this and that I needed to get someone earlier than May 24, 2022. I was told by the person at SWH, a woman whom I did not get her name (I did not think I needed to at this time), that they would have to start the process of finding another technician over again and since it was Wednesday afternoon (May 18, 2002), the two days (contract response period) would basically start again and I would be Friday May 20,2022 before I could expect a call from any technician. The SHW representative that I spoke with told me that since it was so late in the week for her to "start the searching process over", that it would be best if I kept the original technician.

I was very unhappy but I needed to get my bathroom fixed and it seemed like I was at the mercy of SHW, so I stuck with the Tuesday date and the original technician. On Monday May 23, 2022, I received an email from the technician that he was going to be unable to return to Florida and he let SHW know this. I was devastated! At this point, I had been without a bathroom for over a week and there was no indication that SHW would be able to have anyone come out to fix my "warranty" problem.

I called SHW to make sure that they knew about the technician not being able to return so that they would not delay my "warranty claim" even further. When I called SHW they did tell me that they knew the technician would be delayed out of state and that they (SHW) would be looking for another technician. I received another email asking me to call SHW and when I did I spoke with a gentleman, (I did not get his name) and was told that it would be another 48 hours before they could get a technician.

On Wednesday May 25, 2022 I received another email to call SHW. I called and spoke with a woman (I did not get their name) and told her that I was not mad at her, but I was very unhappy with the service from SHW. I was then transferred to another woman who I am assuming was a manager. She was not very helpful and was rather condescending. She did offer apologies, but no solutions.

I began to notice that each new person I contacted appeared to be reading from the same script or set of que cards. They all offer apologies and assured me they were "working on it" by no progress was ever made. The manager was not helpful at all and just kept saying they were working on it. She did tell me that I could get my own technician. After my phone call with the manager, I received an email to call the "escalations team".

On Thursday May 26, 2022 I called and spoke with Nicholas. I explained to him how this "warranty" situation had now taken more than a week and a half and had not been resolved, with no technician ever being sent to my home. I wanted to get written information about several things. First, what was the protocol and the parameters for me finding my own technician. I specifically wanted to know the steps involved with this process and how the payments were to be made to either the technician or me, and how I would be reimbursed if I had to pay out of pocket.

I wanted to know what the limits were to what maximum dollar amounts which would be paid out, or reimbursed to me for any and all plumbing related services that might arise out of my "warranty claim". I told him that I wanted this information in writing. Nicholas then proceeded to tell me that he did not have a computer to send this to me. ARE YOU KIDDING ME????? a person from the escalation team that is working with a customer that is having a problem does not have a computer?.

During our over one hour phone call, I was put on hold multiple times by Nicholas. It was obvious that he was putting me on hold to talk to someone somewhere else. I also asked for a run down on what I would get if I was to get a refund and I wanted this in writing too. I told him I did not want to cancel because then that was putting the blame on me and SHW then could lay all of their fees and penalties onto me.

Finally at the end of the phone call I received the partial information about how to get my own technician and Nicholas told me he would have billing send me the numbers for the refund. To date I have not received any information regarding my cancellation options. I was tired of getting the run around. I wanted a refund.

That evening (May 26, 2022) I received an email from Ron Smith a "manager in the executive customer relation department", to give him a call. I called Ron on Friday May 27, 2022 at @9am. This went to voicemail, so I decided to email him to tell him what I wanted. It did take me some time to send the email, so at @10:30am I sent the email and within 15 minutes he called back, and he left a message for me to call him back.

I did call him back and I reiterated what I had said in the email which was that I wanted my full cost of the policy returned, minus the actual money that SHW paid out for the claim on my air conditioning unit. From the beginning Mr. Smith was aggressive and bullying by interrupting me and trying to talk over me. Several times I had to tell him to let me finish talking and that talking over me was not going to stop me from telling him what I needed to say.

I again asked for the numbers that SHW would pay as a refund of my policy and again I asked for them in writing. Mr. Smith told me that he could tell me the numbers over the phone but not in writing. I insisted several times and he still stated he would not do that but would tell me verbally. I asked why he could give me the numbers over the phone but not inwriting and he said that the billing department could only provide those number and his would be a ballpark figure.

I asked him to send me the ballpark figure via email and he agreed after almost getting to the point of yelling at me over the phone. I again have not received anything from SHW about the numbers for the refund. Mr. Smith did say that he would investigate not charging me the cancellation fee of $75 for this fiasco.

We have had this policy for over 4 years. Our air conditioner went out. It is over 85 degrees in our house. The insurance company sent out the service company that is contracted with them. The kid who came out looked at the unit for less than 30 minutes and said that it was not working due to lack of maintance. The unit is 26 years old. He just wanted to sell me a new unit.

Now the insurance company will not send anyone else out and they refuse to hono ou policy with them. We paid them over $1800 for the policy.

Select Home Warranty, (SHW), sold me a bill of goods, as they say. Their sales literature paints a nice picture but even after reading the fine print I couldn't find fault with their product. That is, until I actually made a couple of claims.

The first claim was for a minor roof leak, which they advertised as additional coverage to their normal coverage. They recommended a local roofing company and I paid them the $60 estimate fee. SHW advised me that they do not cover tile roofs like mine so I took the tiles off myself and the roofing company wrote up a proposal to "repair roof leak in the valley between the roof and vertical wall". SHW denied the claim. When I called the SHW claims number they simply restated that I wasn't covered but wouldn't tell me what wasn't covered and what they would cover.

If you read the roof coverage part of the policy, there is nothing that is covered. But they provide roof leak coverage! The roofing company that SHW recommended has been in business for 25 years and told me that SHW (and another popular warranty company) has never approved one of their proposals.

My second claim is even more hilarious, if it weren't so expensive to buy SHW. My doorbell chime in the kitchen stopped working so I figured that since SHW covers electrical problems that they would cover that - nope! Get this - the indoor chime isn't covered because SHW doesn't cover outside electrical issues and since the doorbell switch is outside and connected to the indoor chime - it's not covered. As it turned out, the transformer had burned out and, after buying a new one at Lowes, I was able to fix the problem myself. The transformer was $15 so I saved on the estimate fee.

This business is a SCAM!! I've never been so humiliated and disregarded as a human being like I was with Select Home Warranty. They screwed me over 3 times and I've only been a customer for less than a year. First, they nearly let me and my 83-year-old mom freeze to death by saying they don't have anyone to approve to get my heating problem fixed since it happened on a weekend.

I thought they were open 24 hours/7 days a week! After I cried and begged, they told me to go ahead and pay it and someone will be available to get it approved on the following Monday. They told me to send in the invoice for reimbursement. I put in the reimbursement for $553.71 less the $75.00 fee. They told me it would take 30 days to get my check. They even sent an email to confirm this.

Secondly, I called in service for my microwave a couple of weeks after. They told me to send the make and model. They responded and said they can't repair it. They will give me (once I get someone to repair it and send a copy of the invoice) $90.00 towards the microwave. Remember, no one came to see what the problem was.

Thirdly, I called them this morning (2/18/2022) to follow up on my reimbursement check. They said I can't receive my money because I canceled my account. This was after they confirmed that my check would be sent in 30 days. I told them I spoke with one of their representatives (before canceling) to ask if canceling my warranty service would affect my reimbursement check. The Representative said no and to wait 30 days to receive my check. They even sent me an email confirming this.

I spoke with a supervisor this morning that confirmed to me that I will not receive my check due to canceling my policy. So, I'm shafted again. Mind you, I was crying when I spoke to the representative. I can't believe a company of this size would treat customers like this. I am flabbergasted! How can you trust a company like this? Why would the representative lie and tell me I wouldn't have a problem getting my check? Do you think I would cancel my policy if I knew it would forbid me from receiving my check?

PLEASE! PLEASE! DO NOT BE FOOLED BY THIS COMPANY! They are liars and will do anything to NOT pay out a claim.

We took out a 3 year policy on our new home so that we did not have to worry about any repairs for a few years. The cost was over $1000 for the warranty. We only called 3 times and each service we were told they could not cover it

A hinge broke on our refrigerator- They told us they could no longer get that hinge so the best they can do is give us $20 for the part. Our panel broke on microwave---Same exact solution---they were unable to get a technician or a part for it so they would give us the max of $100 towards our repair.

Third call was a running toilet bowl---they could not get a service technician for over 1 WEEK- Then the technician said we needed a $25 piece in the toilet and select warranty said they would approve the $25 part but we are responsible for the $200 additional labor.

Each of the service calls we are responsible for the labor of minimum $50 per incident. So this company is basically doing NOTHING. They are outsourcing the cheapest technician they can find and if a part is needed they are saying they can not get it--DO NOT USE THEM

I have used this company for 2 years. They have charged me every month. I had filed a claim back in April 2021, and they would not send me a repair person, I had to hire my own person and then they would not reimburse me for anything put the parts.

Then in Oct 2021, I had to file another claim for my washing machine. As of this date 12/8/21, they still have not fixed it. I took off work on 12/7, because they said GE was coming to fix it. I waited from 8-5 pm, and no one came. I have called this company many times over the last few weeks, making sure someone was coming, each time I was told yes, they will be there keep your phone on they will call when they are 30 minutes out. I even called the morning of 12/7 and was reassured that someone was coming.

I called again at 4:45 pm on 12/7, because no one had come or called. Then Select tells me a fee wasn't paid. No one said anything about a fee, in fact James Wilson ( i have all the emails) said that he would personally take my case and that it would be taken care of.

I have mold and mildew growing out of my washing maching. I have not been able to use it for almost 2 months. I have had to go to a laundry mat and pay $40 every week to wash clothes. I have kids that have asthma and this is causing an issue.

I canceled my warranty policy on 12/7, after being jacked around.

Woke up 12/8, Select charged my bank account $37.50, I called and raised hell. I was told I had a termination fee, What the hell?? I said absolutely not. Then Select charged me another $75.00.

This company has caused me a great deal of stress. Asthma issues for my kids, and I am out $240 to wash clothes, and still have not fixed my machine.

I bouhgt the highest package warranty from Select Home warranty, and now that I need them, it's been 7 days I have no AC at the house, middle of summer, getting respiratoty problems due to it, 89 degrees inside the house. The company onlu promisses but does nothing to fix it. It is covered under the contract, they know since it broke, and still under claims department to be approved.

I call, the only thing they say is, I am so sorry, its under review. Can't they realize that it is summer! It is ridiculous that amoutn of time waiting. I was forced to buy 2 window units so we can at least sleep and refresh from time to time. $139 each plus tax. They should refund me for those!

DO NOT BUY WARRANTY FROM THEM. SHAME ON THEM.

My A/C unit went down on August 1st 2021 and this is in the middle of summer in 100+ daytime temps in AZ. I immediately called "Select" to have someone come and repair it. The local repair company that they chose was not able to show up the next day but showed up the day after. ( Not the local repair company's fault )

The repair man noted that a part had to be replaced to make the A/C work and told me that for him to replace it I would have to get approval from "Select Home Warranty", then to call him and schedule an appointment. When I called "Select", they said that it would take 24-48 hours for their team to approve a $269 part.

I was naturally upset and explained that time was of the essence especially since the temps where I live were in the 100's. There seemed to be no sign of urgency or concern on their end and the representative said that they had to follow policy ( total indifference )

They finally approved it after I had pleaded to various reps multiple times that day and the repair man showed up promptly the next morning.

I was hoping for a resolution in the matter but the repair man found another bad part. Once again I went through the same torture with "Select" and they still had not approved the second part which by their admittance is fully covered under the warranty.

It is now 9 DAYS since I have been living with a dead A/C unit with no resolution in sight. I finally got an email from them saying that they have mailed out the part that needs to be replaced and that once I get it, I would have to contact the service company to replace it.

I called on August 9th 2021 to cancel my coverage and for a refund of the unused portion of my warranty. They immediately tried to talk me out of it and when I was clear that I wanted out, could not give me a straight answer on how much money would be refunded back.

They also said it would take 24-48 hours for them to get back to me about the refund. It has now been 4 days since I asked for a policy cancellation and I still have them calling me to continue with the policy with no cancellation confirmation even though I am fully entitled to a cancellation and refund of the unused portion of my policy.

My refrigerator broke. Called Select to file a claim. They said it would be up to 48 hours before they would get me the name of a repair service OR I could call my own repairman. Since I had a broken refrigerator (and freezer) in the middle of summer, I called my own repair service. They diagnosed the problem, saying I needed a new one (the compressor and damagedevaporator).

While the repairman was their, we then called SHW and spoke to authorization . They spoke directly to the repairman, then my husband, and told him to purchase a refrigerator and send them the invoice. I did this within the next 12 hours. After not hearing from them for 6 days, I called nd was told I needed the diagnosis in writing. I told them the authorization department never told us that. They said they would get back to me by the end of the day.

Once again, I never heard back, and after 6 days called again. After getting no where, I asked to speak to a manager, above the one I was speaking to. The next day, I received a call, saying I needed a picture of the refrigerator as well as the diagnosis in writing. They refuse to make payment or refund my payment of the warranty.

Horrible businesss model and like Total Home they will soon be out of business once consumers realize and recognize you can fix your problem for the same amount they will take from you using a Vendor from other Neighborhood Home Advisor app. Here is where I was defrauded, schemed and scammed today. I purchased a three year ( I know, never do that people) home warranty with a $45 service fee in 2018. It is set to expire in April of 2022. Can someone please explain to me how the first and second time I EVER called them they found creative ways to deny an otherwise covered loss. BUYER BEWARE OF THE FOLLOWING:

1. They will send someone out to collect the service call fee. The first time the Tech charged me $45. Today the tech charge me $100. I was armed with my handy dandy contract and showed him that my fee is only $45. He then whipped out his work order that said collect $100. We called Select Home Warranty and they of course have the worst possible 38 minute hold times (even pre pandemic) and the worst service and thick accents so you can not under ANYTHING the reps are really saying. They will transfer you no less than three times to make you hang up or get annoyed. Even the AC tech called on his cell as he sat in my home for two hours without touching the unit citing he has to clear up the fee first. WHAT???!?!!?!!! Nice guy and he deserves a trophy for losing 3 hours and making $0 becuase I am calling the police to get a report and start my paper trail. Exhibit A B C D your honor. Yes, I am done and done and done with Select Shennanigans.

2. Despite the contract semi-clearly showing inlusions and exclusions, they will make the vendor tell you something is not covered. Today my AC call was for a part that they said is covered. Nope, the scam artists at Select Home Warranty denied the repair.

3. Despite having both a contract and my payment which in my State is Offer and Acceptance, they denied the second claim and the part was on my contract as included.

4. I am seeking to retain ANY Attorney that is ready willing and able to take my complaints and the 34 people I referred to Select Home Warranty as I am a semi popular real estate personality and I suggested these scam artist without knowing the full gammot of their scheme to take $1100 of my money and refuse to cover covered losses per the contract.

My AC unit failed in April of 2021 at the start of the houston summer. When AC unit died the temp was 88's I called and filed the claim with select home warranty and they send a technician after a week to come diagnose the issue. He diagnosed it to AC fan motor. Select home warrant y asked him for pictures and he submitted everything to them after 2 days i called to get the status they told me they are still waiting to hear from technician so i called him and he said i submitted everything to them. I asked him to send me a copy of the email and he send me what he send it to them.

Next time I called they gave the same excuse and the lady from phillipines said i am waiting to hear from technician I asked for what and she said we need PN and SN and I read it to her what those numbers where and she said she had to hear from technician. So confrence called the tech and he confirmed the number and she said I will call back. Another day pass and I called for another update and she said we need pictures and I said why she wont ask her tech as i am out of town. The tech refused to talk to this warranty company because he was frustrated. So i asked someone to go there and take pics and submitted it.

Another 1 week they kept asking for same pictures. Every request to transfer the call was denied with excuse that they have no other means to communicate other than emails and willnot transfer calls. After 2 weeks of phone call I refused to hangup the phone and the lady transferred me to a supervisor.I was on hold for over an hour and sup came on the call with an attitude and repeated the same thing. "Only way to communicate with another department is an email" and call was hungup.

I made several calls on following days and 1 got in touch with loyalty department I asked them to cancel another home warranty I had with them because of the trouble I was facing I realised they were not genuine and she informed my claim to replace the fan motor has been fully approved$480. Now technician goes to the warehouse they approve and they dont have the part nor they cannot find the part any where. I waited several days for that to see when that part is going to show up. Atlast the warehouse confirmed thru technician that the fan motor is on back order and it will take several months if at all they find one. So i went back to select home warranty for the next solution.

Looooooong 4 weeks with several calls. Only people you can call is the one in phillippines and they are not any help not they want to help. everyone is just blabbering "I will surely call you back", "i will find a solution and promise to call back". Boyyyy they are lieing their a*s off.... no calls no documentation nothing or management sitting there and deleting when see dollar sign. Its a SCAMMMMM... We need to take this company down. Senetors need to pass law to stop companies like this scamming american people find a resolution....... After months of calls I got a supervisor Mac, who said he is willing to help and told me to do the necessary repair for the AC unit and pay the technician from my pocket and submit the receipt for money back. I asked him to send me an email with the info and he said he has no way to email customers. Only way he can do this is by telephone and he said all this call is getting recorded and he will document all this in our files.

I completed the repair which was to change the outside unit entirely (Only fix and solution) and cost me $2500. Its been 4 months now and there is no documentation or notation in my file about approval or they dont even know who is Mac Employee id 0057. Today i get a call from a lady she claimed to be the sup working for Select Home warranty for 12 years and she says we know the policy and we do everything per book. Boyyyyy where was she all these days when i needed someone to do by book??? Apparently they only time they come out of the shell after claims are submitted to say everything was wrong and claim denied.

Today I also spoke to james wolson Id # 5100 today and he seems to be wanting to help but the problem is no one know what happened all these days and they want me to repeat everything and whatever i tell them is not in any documents so what these guys are doing if not scamming???? They can only find documents for $250 not even $480 originally approved. Fake promises, fake calls, fake customer service promise. I am ready to fight this. Lets join together and bring all these fake warranty companies......

I am fighting this thru my credit card company as well but the problem is if I get my money back they just saved themselves out from another lawsuit. Keep scamming others. SO unite we bring these scammers to justice. My call records can show the amount of time I spend with them on phone. Any judge can see I am not making out with them from early morning to night. Its scary how much money they scam and make from people.

I checked my online bank system and noted that I was billed my monthly premium. The problem is...I sold the house and no longer live there.

I contacted my credit union. They showed yhe billing. Prior to doing this, I had contacted the company twice. Both times they denied that I had a home warranty through them. All I wanted was one month refunded and my policy canceled.

Now to get refunded...I need to do a dispute and have my card stopped/get a new card. This is a total pain but the only way I have a shot at getting refunded/not billed again.

I never used their "service" while in my last home. Now I'm not even there. I believe that is what you call FRAUD.

Sold me a home warranty policy for $400/year but it did not include fireplace coverage but for an addition $40 I could include fireplace coverage. I thought that I was paying $440 for the year but they charged me $480/year and when I filed a claim it was denied, they said the policy did not cover fireplaces. I've been trying for 3 months to get my money back but they are refusing to refund me the $480 that was paid for a policy that doesn't exist! They said that they don't sell policies for $400...they are liars and stealers!

Do not do business with Select Home Warranty. I have not filed a claim but the problems have started even before that. I was conned into a 5 year warranty for $1875.00 which I was told would be a discounted price if I pay it all up front. Plus, if I did it all upfront I would get a free year of service. $1875 was charged to my card but now an additional $46.42 is being charged like I was paying it monthly. I called and spoke to a character named Ed Coleman from whom I received a flowery e-mail when I first signed up. Now that he was called, he was very brusque, did not even want to identify himself (asking instead "Have we spoken before?" etc) and did not provide me with the answers I needed.

I called to discontinue service and after fielding many opportunities and offers for if I'd stay with Select, I was told that an e-mail would follow (I even agreed to the $75 cancellation fee just to get rid of them). No e-mail yet!!! I may have to file a dispute with my credit card company for the extra charges that Select is charging me. I can just imagine if I had a claim that needed to be resolved., ..Run, , don't walk away from this company. Fraud at its finest.

I tried to make only one claim with this fake company and the call gets routed to India or another 3rd world country where they are trained to make any excuse NOT to process your claim! We had an issue thats clearly covered in the policy we purchased and all of our emails, pictures and phone calls were useless. They told us over the phone GOOD LUCK getting service, especially as they felt our frustrations and now we are left paying for this expense.

LETS FILE A CLASS ACTION LAWSUIT! THIS COMPANY IS SCAMMING PEOPLE ALL OVER THE COUNTRY AND THERE NEEDS TO BE A CLASS ACTION LAWSUIT AGAINST THEM!!! PLEASE RESPOND TO THIS POST AND I HAVE AN ATTORNEY THAT WILL TAKE THIS ON!!!

On July 16, 2019 i purchased a ONE YEAR home warranty with Select Home Warranty with an "End Date - Aug 14. 2020". my contract was for one year with a single payment in the amount of $379 plus $75 service fee call. however, my credit card was charged $1720.00!!! i was not aware of the overcharge until 11/5/2020. once i found out, i contacted Select HW immediately and requested a refund for the 4 years unauthorized payment they made on my credit card.

They insisted that i upgraded my contract to a 5 year warranty which was totally bogus; they have no prove of my upgrade except what is in THEIR file. But i am holding the contract they sent me when i purchased the policy clearly stated "contract term - one year". they refused to give me the full refund for the 4 years because i did not notify them to cancel the policy after one year. WHY WOULD I NEED TO CANCEL SOMETHING I DID NOT PURCHASE!!

DON'T believe their all 5-star reviews online. this is a VERY SHADY operation! once they have your credit card info, watch out!! be very vigilant as they are unethical in their dealings.

Select Home Warrany claims they were voted 2017 Best in Service! I guess they wrote it up themselves.

This company, from my own experience and what I have read online, takes your money than finds convenient excuses not to fix anything.

They also LIE about a 30 full refund satisfaction guarantee.

My husband and I, both senior citizens made a Big Mistake in paying this crooked company $ 449.49 for a 1 year home warranty for a home we bought in South Dakota. We were promised 2 free months, plus a roof repair if needed in the future.

They have a sales department who will stop at nothing to get you to sign up and take your full money. The agent I spoke to, back on May 27, 2020 promised me this, YOU HAVE 30 DAYS FROM THE EFFECTIVE DATE OF THE WARRANY TO GET YOUR MONEY BACK IN FULL, IF YOU ARE NOT SATISFIED.

He claimed that the warranty does NOT begin until 30 days after May 27th, which makes it June 27. I recall asking this agent, Mark, WHEN DOES THE 30 DAY GUARANTEE PERIOD BEGIN FOR A REFUND. He replied AFTER THE EFFECTIVE DATE OF THE SERVICE.

Also, this cheap company NEVER postal mailed me the contract. I asked that the contract be postal mailed, and they only e-mailed it - finally. I guess spending their own money on postage, paper and printing is too much for them. I had to use our own money and paper. I looked it over, and it seemed ok.

We moved into the home. Guess what, on July 2nd, the ice maker for the refrigerator. I called the claims department to make a claim. In the contract it does state the ice maker IS covered.

This is another problem, with Select Home Warranty, one is talking to people from other countries and their English is difficult to understand.

Instead of getting a technical to come fix the ice maker, I get a call stating that THE ICE MAKER IS NOT A COVERED ITEM.

I called to argue that it is covered, according to what I see. All this lady can say is UNFORTUNATELY, THE CLAIM IS DENIED.

I was furious. I told them I wanted to cancel the contract which officially began June 27th and get a Full Refund. I got to speak to some other lady in the Cancelation Department.

Instead of offering me a Full Refund, she said I had to pay a $ 75 CANCELLATION CHARGE and that I would only get back $ 366.72. I said I cancelled it only 7 days after the 30 day gurantee began. She is now telling me that the sales person what MISTAKEN, when telling me the 30 days begain at the effective date of contract, but it really began when I first signed up on May 27th.

I told her that I never got a mailed copy of the contract and that SHW finally e-mailed it weeks later.

She did not CARE anything about the fact that her sales people gave me wrong information. I told her I wanted the full $449.49.

She refused. I called my credit card company and disputed the full charge.

Between July 2nd and through 1/2 of September, this dispute went on and on. This miserable company sent my credit card company a bunch of fine print about refund polices and their denial of the claim.

The credit card company - not giving me the good service they gave before the corona virus ruined customer service, - refused to refund me the money and said I had to take it up with Select Home Warranty.

After arguing and arguing, I only got back $ 366.72. I lost $ 75 cancellation fee, plus a few days of service 0r Non Service.

This company, is ruthless, mean, not caring of customers, allows sales people to tell lies to customers, and refuses to pay legitimate claims.

I should have done my homework before I signed up. My mistake. Now I see, there are 5 other rip off reports on Select Home Warranty and other negative reviews on Better Business Bureau and other sites.

Same thing, they take your money, then refuse the repair.

Select Home Warranty should be put out of business. I have had home warranties in the past, with other companys and never had this kind of trouble. They used fix things.

Now, all they care about is getting your upfront money, then find illegal excuses not fix a thing.

What a waste of money and time this greedy, miserable company is.

My advise, DO NOT BUY A HOME WARRANTY FROM SELECT HOME WARRANTY. Also, check out any other such companies before you commit.

I bet there is a laundry list of such home warranty companies with similar complaints.

I reported my furnace not working and the next day a serviceman came that select sent. He said the furnace needed to be replaced and Select said that I needed to wait for approval. It was nearing the weekend and freezing temperatures were coming that night. It needed to be installed before the weekend and I didn't have time to wait for the approval since my pipes would freeze and there are toddlers in the house. So, I paid for the replacement and told Select the situation. The claims representative said he "understands", but that the part broken isn't covered. Shocker.

In fine print somewhere, the heat exchange isn't covered. The part that most furnaces will need to be replaced for. I don't know why HVAC system is said to be covered? It should say that it is SELECT coverage. Because now I have been paying for a warranty to protect me from this exact situation and it is a sham. I am now paying $3000 for a furnace and SELECT has paid nothing.

My question is- what was I supposed to do? Allow my pipes to freeze and the small children? So, save your money for your furnace and don't give it to SELECT.

Select Home Warranty Our home warranty clearly states that HVAC components, include compressors, are covered items. When our 16 year old HVAC unit failed in July, a licensed HVAC contractor confirmed that the unit's compressor had failed and the entire unit needed to be replaced. A claim was filed, but denied, claiming that the problem was fauly wiring and a freon leak. No coverage was provided, even though the agreement covers compressor. The entire replacement cost $5,000 and no reimbursement was provided

On August 7 2020 we purchased a home warranty from selecthome after sevaral calls from company.We paid 1519.99 for 5 yr plan.O n Sept 9 2020 our ac stopped working.We called on 9/10/20 they sent technician on 9/11 FOR AN ADDITIONAL $60.00 FEE and he diagnosed the ac/heater blew out among other things. He said he couldn t fix it until selsect home gave him approval. He said good luck with that, he has seen this numerous times. He was right. they have been giving us the rou anround for several days. We have a 93 year old woman and a 2 year old with only 1 lung so it s getting dangerous. we said we would fix it on our own and they could reimmburse us later.

Select home warranty is not to be trusted they do not stand behind their warranty contracts. Their is a reason they offer you 2 month extention free when you purchase its a scam! oh, they say they have a a+ rating with bbb they do not. They have a b- and they are not approved by bbb of new jersey.

I purchased a select home warranty Shw) paid in full and seven weeks after purchased i put in a claim for refrigerator repair.

First repair company never called or scheduled an appointment after 3 tries called shw requested another company.

Shw suggested i pick my own company pay in advance and they would reimburse me! not when they just got 400$ for a home warranty contract.

After a week of back and forth finally a repair company showed up he tore my freezer apart and partially through the job (1.45 minutes) he says my time here is up. He then says continue defrosting the back wall of the refrigerator and freezer and quickly showed me how to put all the pieces back together including the steel door and locking mechinisms. He states he will let shw know what parts he needs and once approved will come back. The entire freezer was left in pieces on my kitchen floor!

I call select home warranty they say they are looking over the service persons request for parts and could be as long as 3 days to get decision. Waited another three days 6 am get an email denying any repairs to my refrigerator. This is a high end kitchenaid refrigerator only 4-5 years old.

Contact shw again customer service a joke so hard to understand the staff themselves don't know what they are saying. I request a supervisor none available.

At this point no working refrigerator for 2 1/2 weeks!!!!

File with better business bureau of new jersey and shw answers complaint that their escalation department looking into matter.

Select home warranty escalation department contacts me via email to call them and no one picks up the phone. Sent email to them outlining issue.

No satisfaction, no working refrigerator/freezer, no response from select home warranty 2 1/2 weeks

I am now trying to show by my complaints to bbb, SCAMION, consumer affairs do not purchase this warranty from select home warranty they do not stand behind their contracts.

Relatively new fridge had a major problem. Cost me $600. THEY APPROVED ME FOR $125. tHE APPROVAL AMOUNT WAS NOT SATISFACTORY HOWEVER THERE IS NO RECOURSE WITH THE AMOUNT. THEY HAVE BEEN SLOWPLAYING THE REFUND PROCESS FOR 3 WEEKS...KEEP TELLING ME THEY ARE GOING TO EMAIL A REFUND FORM THEN THEY WILL SEND THE CHECK 30 DAYS LATER.

THIS IS GETTING REDICULOUS.

On return emails received from the company you are to receive response within 24 hours they do not meet this time frame; after 48 hours and you calling them not them calling you they will authorize you to get your own technician or individual to asses the issue. Once that is done they will not authorize repair for a minimum of 48 hours which from experience only applies to business days and you will likely like myself receive a rejection of claim.

So now you are out money for initial visit and in our case we were without AC. So four days later still no resolution from the company. They are not timely and nothing is urgent. I requested to speak to a manager then their supervisor; I made it to the third individual and was told it was as high as I could go. I asked if that means they are owner or CEO was told no, but it is as high as I could go. Obviously not as high as I could go, but no matter you will still be told that you will not approval for 48 hours after diagnosis.

Technician attempted to call and was not allowed to speak to approvals. I called right after and was told that to get immediate approval the technician must call. Strange they just did...I don't blame the technician though as they would not call back. I tell you all this so you simply know that they are a scam and not worth using.

Took our policy with Select Home Warranty in June of 2020. Needed Service in August 2020... everywhere on their website it says theres is a 30 days with period. In the contract it says theres a 30 days waiting period. We called for service. They set us up with a company to look at our AC system where was not blowing air to all the rooms.

Dryer broke. Open claim. Received email that they could not find a repair company for me to hire a company and i would get reimbursed. My deductable is $60.00. The company I hired charged me $89.95 for service call. Select should reimburse me the difference of $29.95. They refused. Said I hired my own company so they don't pay the difference. My guess is they don't ever send a company out. They make you hire your own and then you have problems like this. If they sent a company I would pay the $60.00 deductible for service call rather than $89.95. Also BEWARE this is the only HW company that does not pay for repair and/or installation of parts. its in thier contract. All other home warranties pay this cost. They only pay parts that is It! You pay 100% of everything else. Select only pays for parts its in their contract. Guess you get what you pay for. Don't get pulled in on low deductible and lower yearly cost. The only good thing is the respond in a timely manner.

We have a policy that states the Ducts , All ducts are covered unless they are crushed or wrong size. We got a claim number and had the bid separated out to repair the dryer vent as well as the A/C flex duct . The flex duct is 350.00 and the dryer vent is 300.00. We were told the duct would be covered which was why we had to get a separate bid for it not the dryer vent. They are now saying they cant reimburse the A/C duct for 350.00 because its not covered because there isn't a permit for the dryer vent and the A/C duct to be connected which is not what happened.

after being escalated 4 times they sent the cancellation department to talk to me and miraculously he spoke English and said let me see what I can do he comes back and says well as a courtesy they will give us now 275.00 but its not a courtesy the contract says they cover all ducts and the duct shouldn't be covered because the dryer vent caused it to malfunction . All the contract says is that All ducts are covered. its insane . We are taking the 275.00 but will see if we actually get the payment for it but feel that they should have reimbursed us the full 350.00 per our contract.

Absolute scam we will never but their product again as their cancellation policy leaves us with less then the reimbursement. we were told by the cancellation dept that we have an older contract the newer one doesn't cover a duct if a critter chews it up... seriously ?? this is not how the warranty is presented to cover when we bought it 2 years ago for almost 2000.00 up front to get the discount. Absolute poor customer service and bad representation in the contract its as if they want people to cancel it that's where they are making their money from.

I have managed rental properties for many years and have dealt with countless firms and service providers. Select Home Warranty is by far the worst company with which I have had the misfortune to have known. Whether it is the salespeople, the customer service reps, the contractors, or the management, I experienced incident after incident where they provided shoddy service and/or failed to live up to their promises. It finally got to the point that I was so frustrated that I cancelled my policies. SHW again lived up to its history of disappointing even in this simple procedure of cancellation/refund. I started trying to cancel in January and, even with involvement from the Better Business Bureau, four months later I am still waiting for a check.

Since I had several policies, I was probably in the unfortunate position to have to deal with SHW more frequently than the average policy holder - and because of this I became aware of several of their questionable practices. Some examples: (1) they claim to have a high customer approval rating. Sounds impressive until you discover that on the rare occasion you have an issue that is taken care of without a hitch, they send you a survey asking you to rate them, in exchange for which they will give you a free extension of your policy - when you have a problem in getting service, no such survey is sent. (2) If threaten to cancel or express dissatisfaction with an incident they will "escalate" your issue at which time a "supervisor" assures you that he will "personally" handle your account from that point on and that you can contact him directly.

On one occasion I accepted this assurance but did not receive a response when I emailed him the next day. After finally reaching him by phone he said that my email must have gone to spam or was lost because he gets so many - and then could not recall who I was even when finally he had promised to personally deal with my issues less than 24 hours earlier. (3) a SHW service provider came to see why there was no electricity to a room in the basement. He said that it was because the wiring was not up to code and that the wall board would have to be torn out to make the repairs - none of which SHW would cover.

I called the contractor who had done the remodeling in question. He told me that at the time the work was done, it was up to code. He found that the problem was caused by a faulty GFI in another part of the house and replaced this. However, SHW would not pay for his fee. I could go on ..... but these few examples should be sufficient to warn consumers to think carefully before buying a SHW policy.

I have been a customer for 3 years and now I need to use the warranty. I will be dropping them as soon as this is over. I've never had these issues with other warranty companies before. I have just filed a complaint with the BBB and hope that something comes out of it.

I have 3 claims that I filed at the end of December 2019 that are not being fulfilled; it is now February 17, 2020. The claims involve 2 plumbing issues and 1 HVAC issue. The contractor that Select Home Warranty sent to me in December was a regular handyman not licensed for plumbing or HVAC. He did not fix anything and insulted me on top of that.

Each week I have called Select Home Warranty for a status check on my claims. During one of the "reschedules", they tried to resend the handyman for the plumbing and then an appliance contractor for the HVAC system. I had to call them back again to straighten that out and, of course, they found out that the appliance contractor doesn't work on HVAC systems.

I am consistently told that it will take up to 48 hours for them to find a technician. I have multiple emails stating "...we are still working on dispatching your claim and should have a Technician lined up shortly...". I have multiple emails stating "...your claim #... is presently open in our system ... In the event we do not receive a response within [7 / 2] days from the date of this email. We will consider this claim closed..."

From what I'm guessing, based on my emails and phone calls, is that each time I call, they start the whole vetting process over.

Select Home Warranty - BEWARE!

We have paid this company $301.64 since April of this year (2019) with zero satisfactory service. Countless hours have been wasted on the phone with Select Home Warranty trying to get repairs / resolution and reimbursement for two claims (Plumbing Stoppage which we had to wait 7 weeks for the repair and ultimately had to get our own repair company; and Water Heater replacement).

The Select Home Warranty website indicates they are number one in customer satisfaction, available 24/7 and have a large network of professionals throughout the country. Quote, “We’ll repair or replace your covered item. You pay a minimal service fee. Simple as that.”

They send emails rather than call the customer and /or service technicians so results are very slow. The emails sent by this company are not factual and are very redundant. They do not cover most claims and state that it is in the contract. They use canned reviews and logos indicating they are number one in the country.

Be advised, stay clear of Select Home Warranty, they do not repair, replace or reimburse! Customer Satisfaction is not important. This company is a SCAM!

August 10, 2018 – I called Select Home Warranty (SHW) and purchased two home warranties for the two separate homes we own. SHW told me if I bought a 5-year plan that SHW would give me a year for free. I purchased the first plan for $1,875, and the second plan was $1,800 (a $75 multiple home discount was applied) for a total of $3,675.00.

2018-2019 – we had quite a few calls, and I was NEVER able to get them to dispatch anyone for me for the work that needed to be done.

In fact, I had to find ALL of the contractors myself, and even then, SHW denied quite a lot of claims. The ones that SHW did cover (usually just a portion of) I had to provide SHW the bill and the “paid in full” receipt before SHW would mail a reimbursement check (after 30 days business days, not calendar days.)

August 12, 2019 – I called SHW and told them I was dissatisfied with the service, and I wanted to cancel the remaining five years of the SHW coverage. The guy actually hung up on me because I told him that I was calling from the state of Idaho, and there were other people in the office (it is legal in the state of Idaho to record a conversation if another person is present.)

September 27, 2019 - SHW finally mailed me the $1,640.56 refund check. I called SHW and asked when I would be expecting the remaining amount. The SHW agent told me that the check was the full refund minus the $1,383.00 service fee SHW had reimbursed me the last year and an additional $75 per each warranty to cancel.

I asked the SHW agent what would have happened if I only purchased a warranty for one year and chose not to renew it? SHW would not be able to bill me for the work that they paid for, so how is it legal or ethical that they are keeping over 2K of our monies on a warranty that I canceled? I was told, “it’s in your contract.”

There was NO reconciliation bill or an itemized amount of why I was receiving the said amount.

I paid them $3,675.00, and SHW mailed a refund check of $1,640.56 (I have NOT cashed the check)

SHW is keeping $2,034.44 claiming it’s SHW right because it’s “in the contract.”

I purchased a home warranty from select home warranty company you should me that it had included roof repair. Ended up with a small leak in the roof I called on six 1119 to tell them that we had us a small leak I called every few days for the next six weeks they kept assuring me that they could not find anybody to come out and so they told me to go ahead and have someone fix it as long as it was under $150.

In within 90 days they would pay it in full I had it fixed I sent them the bill exactly the way they wanted to. Call them today to find out why I have not received my $150 they informed me that they canceled my service because I was unhappy which is not something I asked for but because the service was canceled they no longer are obligated to pay.

This company is a rip off and needs to be close down as they have no intention of paying for covered repairs.

I purchase a warranty from them and my electrical panel went on fire at my home . I contact the warranty and they open a case and is been : Wes and everyday I call to see what is going on and I get the calls answer somewhere in India and all they tel me everyday that someone will contact me and 2 sos later no one did and I don’t know what to .

I have no electricity on 30% of my house and have the risk to have my house on fire and they lie to me every day . When they sale your warranty they bugg you with Val’s and emails 2 to : times a day and after that they don’t do noting, they disappear. They give you phone number and emails to contact them for anything but they never answer. Big cooks and liars.

I have a broken flap on my refridgerator door that lets the ice cubes out but does not close properly. I called them two weeks ago but now the won't take/return my calls since the next situation. A few days after submitting a claim for the flap I discovered my hot water heater was not working and one of them was leaking.

(we have two 50 gallon hot water heaters) their contracted rep came out and replaced the hot water heater that was leaking (after he called into and select home warranty) and the 2nd hot water heater had a broken control valve which he replaced. They sent me an email saying they don't cover hot water heaters that leak.

After I sent the claim ticket in to try and at least collect the $315.91 for the bad control valve on the 2nd hot water heater they said it was not pre-approved. I explained that the contractor called in to tell them what he was doing before he did it and now they will not take my calls.

At this point I thought that maybe a leak in a hot water heater was not covered by a typical home warranty but after calling a competitor they said it would be with them.

They have my cell phone in their caller ID so when I call in they do not pick up.

Select Home Warranty ask me to provide a letter and service invoices to prove that my unit had been serviced for the last 3 years. They also sent a technician to service my unit, he informed Select that the unit appeared to be had the required maintanced completed.

We provided all the legal documentation for proof for 3 years that this unit had been service, they accused me of fruad and fake invoices. I have never been so humililated in my entire life; on June 28th, they sent True Mechanical Air an email stating that Claim no. 01091914-Approved for $2,883.00. Alex (cust serv rep ext 0153) confirmed it again.

After 2 weeks of going backward and forth with them, I finally felt great about Select making the right decision to find out it was a """"LIE"""", they stated it was a mistake and should have been $150.00 due to Fake Invoices.

Please if anyone is interested in doing a Class Action Law suite, I am INNNNNNNN!!!!

Bought a warranty March 6, 2019, 2 months 63 days in My dishwasher broke down they gave me a claim number sent a tech to my house we paid $60.00 for the service call. Need a control board they denied my claim saying the plan was only 30 days old, they stated the first 30 days is a "cool down period" the second 30 days is an" activation period" after explaining to them the math did not add up they put it in review?

Today May 17th, 2019 10 days after my claim they told me after having to call them for the 8th time that it was now 35 days for the cooldown and activation period? total rip off the should not be in business, there should be a law against this kind of scammers I will be posting this everywhere I can, they need to be out of a job. I am glad I paid monthly they only got me for 3 months and a 60 $ service call.

Select Home Warranty would not honor my home warranty by refusing to pay for a repair that should have been covered by my warranty. Select Home Warranty fabricated a bogus reason to avoid replacing a part that stopped functioning properly in my AC system by claiming that the part failure was because I did not maintain my system.

I have the receipt from when I paid to have my sytem serviced a few months ago. Besides that, there is no way to know why the part stopped working properly. They are just pulling a scam to avoid paying to replace the part. Select Home Warranty should be held accountabe for their actions.

We are a retired couple who has kept our end of the contract and yet first time in almost a year, I submit a claim they refuse to honor it. We have for ten days have a fridge that is not working properly and spoiling food. the temp is at 63. Would you want your parents or loved ones to have to go through this?

The Tech that they claim is a honest business (that is not what I hear from locals) and they lied to us as well. I want them to come out to fix the issue. I even wrote a letter to the Govenor of NJ perhaps you all should too, for this shell of a company is deceiving people and taking their money without return goods. That is FRAUD.

If you are a victim like us, contact Consumer Affairs, BBB of NJ too. COntact your Congressman also so they can look into it. I want them to honor their agree or give us all of our money back.
