My wife and I rented a condo at 7298 Ulmerton Road #403 Largo, FL 33771 from Sebastian Berdychowski AKA Jowita Berdychowska AKA Seba and Jowi Group Two on September 24th, 2017. We signed a year lease. Sebastian insisted we pay our rent and deposit with cash.
After the year was up, Sebastian would not renew the lease, but insisted on a month to month lease after that. Certified letters began arriving addressed to him in late 2019. We refused to sign for them. On February 4th, he hand delivered a fifteen day notice to vacate, but actually asked us to stay so his rent income would not be disrupted. We moved and turned in our keys March 3rd, 2020. On February 15th, 2020 a summons was delivered to us indicating a lawsuit had been filed against the property. He was taking our rent but not paying the Housing Association of $270.08 a month in Monthly Maintenance Assesment fees and $237.52 for a Special Assement Fee since approximately January 2017. The lawsuit is for the amount of $16,255.92.
On April 24th, 2020 - 11 days after the 30 day period he is allowed to inform me of his intent to keep a portion of my damage deposit, he sent us a letter to tell me he was keeping the entire damage deposit of $1195.00, claiming damages but providing no estimates or proof. All damages he claimed were present before we moved in. No mention was made of the $824.20 in last months rent he still owed us. I have sent back a certified letter to him indicating the 30 period to claim damages had passed, and insisted on payment in full. We will have to pursue the matter in Small Claims Court. Sebastian Berdychowski and Jowita Berdychowski / Berdychowska should not be allowed to be landlords ever again.
This landlord refused to make needed repairs and cleaning that were requested upon viewing the residence. He told me to "buy a fan and open windows" when the air went out. He was informed that the windows didn't open and there were no screens. He is charging me $5500 for 'damages' to the residence to include 'windows that won't open, missing screens, disgusting carpets, etc.. He has regurgitated every request I made for repair, cleaning, etc., as damage that I made to the residence to include 'stealing a washer and dryer'.
He was informed upon move in that the laundry pair in the residence had no motors!! I bought new units upon moving in and took them when I left. When rold upon move in that the garbage disposal was clogged, he refused to fix staing they break all of the time. When informed of pipes backing up, he did nothing but is now claiming that I put feminine products in the toilets....I haven't had to use a feminine product in 45 yrs!! He has used foul and disgusting language, called me names, in phone calls to him or texts to him. He refused to make any repairs at all. Thus is the most dishonest and disgraceful person i have ever had the misfortune to encounter
