Cursed be the day when I enocuntered the most despicable creature of this world. I had purchased a townhome with my mother and sister. So many tirals and hardships to finally close the escrow, we decide to rent few of the rooms to help with the mortgage payments.
I post ads everywhere- colleges/gyms/cars/fb groups/word of mouth..and of of course craigslist.
At 8:20 Pm on August 3rd I receive a reply on my craigslist ad from Ryan R Williams telling he is the perfect roomate options. Email mentioned "money is not an issue, he is rarely home, he travels 2-3 times a week, he writes for backstage west, he gets tickets to award shows etc etc"
I reply at 1:25 AM saying that "He is too good to be true and ill call him tomorrow because it was late at that time" to which he replied... "shooting all day tomorrow ...you can call me now"
I spoke with him briefly and he asked to come and see the place that night. Being in the entertianment field -I too understand the late hours at night so I told my friend to come with me while this man comes to see my place.
Ryan showed up around 2 am and didnt leave until 3:30 Am. He desperately needed a place. He brought cash with him. He told me he was recently divorced from this red head woman that works for backstage as well. And that divorce took him doiwnhill so now he is struggling with not so good credits and he is collecting money to ourchase his own place.
I told him I need to do a background check on him and credit check. He said: I am a public figure. I work for backstage west. I don't have problems with my background obviously- apart the low credit score because of the red head ex. "She still works with me at backstage west and I can actually fire her but I want to be civil - you know" - he concluded the conversation.
Ryan R Williams lied off his teeth that night- he showed me some of his work and when I said I have to think about it- He said: I have my cash- I can give it to you right now.
I said we will still need to do background check. He logged in in his bank account and showed me all the money he made from his acting class. See ? 250$ 300$ 220$ 2000$ amd this is only first week of july. I wont have problems to pay you.
I was cinvinced - He is definitely a scam sales person. I told Ryan R. Williams he could move in tomorrow. He asked to move in tonight - He had clothes in his car. (I believe he was living in his car). I put the hand in my heart and thought - coming out of divorce- struggling- entertainer like me trying to start again - works for reputable company (he did show me articles written about him and by him on backstage west, etc )
I said - sure here is the key you can move tonight.
But before you move here are the rules.
No overnight guests. Sure if you have a gf spending a weekend I understand but dont make it a habbit because utilities are included in the rent and they cover only one person. No alcohol - no drugs (including weed) no smooking inside the house- take the shoes off at the door and when you use the laundry or kitchen please wear home flip flops because the carpet is white.
"Don't you worry" he said- I am very quiet and don't smoke drink or do any drugs.
Fast forward - two months later.
Ryan R. Williams had smoked weeds multiple times- come home drunk and couldn't hold his balance, brought home a red head girl for a straight month until 6 am - being loud and screaming in their room. I told him in each one of his cases that he is breaking the rules he agreed on- and being loud beyond regular hours, and my other roomate had to sleep and wake up early for work. He would say - I am sorry and then repeat everything again. When I cionfrinted him about the red hair guest and how my bills doubled the last month - he would deny she was there that often. Yet my house has 24/7 cameras that see every movement and hear every noise.
He was becoming unbearable. His 6 mon ths cintract would finish in february but I couldnt handle the disrespect and lies anylonger.
I had some foreign exchange students coming as guests. The company required a background check on all the existing tenants. I asked Ryan to do the background check - since he never did it when he moved in. He avoided my texts for two days. I had tio be firm with him because the company wouldnt approve the guests and I would lose money. Ryan said: It's not his problem. he didnt sign up for this s**t and he is not doing any background check because his credit is s**t and he doesnt want to ruin it anymore because of something that wasn't his business. Another side of him started ti surface- He was abusive- verbally, angry, rude. I asked him to do the background check because as a landlord I am requesting it since he never did it. He said: he wont.
On October I gave Ryan 30 day notice to leave. He refused to pay the rent for November- saying im a thief and lier and I will hold his deposit so he chose to use his deposit money to stay. Very illegal. Such behavior breached his contract.
I still believed he would leave and I would have to file for any damages in court afterward. November 2019 was a nightmare. He would block the laundrymat for days and not allow the rest of us (2 people to do our laundry). He would walk with dirty shoes all over the white carpet. He would smoke so much weed - the whole townhome (3 floors smelled)- He would open windows for hours during cold nights and I had to turn on the heater after and waste a lot of energy to return the temperature back to normal. He threatened me verbally and emotionally. The entertainment industry is small - I shouldn't attack him or post anything bad about him. His uncle is chief of burbank police - He knew the law. I couldn't evict him. He would drag me to court for many months if I dared to speak to his boss (backstage boss - right ? wait for it) or his students.
On November 30 - I send him a message to remind him to leave the keys and make sure everything is ok. I had another tenant moving in that liked that specific room.
He said he wont leave. I should nit make drama and take his money. He was a bully- despicable- demanding- arrogant- and used many threats.
He called the police on me and told them she want to change the lock. I told the police what was the sitation and they said : evict him immediately. After the police left he saod to me - see what happenes when your uncle works for the chief of the police?
The next day I went to court and I found out Ryan R Williams had 13 eviction cases since 2003 and 7 collection cases (money owed). This man was a scam. This man had destroyed people - lied- absued their trust- stole their money- hurt their finances- stressed them by often stealing 6-8 months time in court.
I was in shock. I felt threatened. This man has messed with law and with people's life. I was unsafe in my own house- but the court system has a procedure. So I spent time, money, lost work and went to court every day to file for eviction. Court apparently doesnt help owners with the paperwork only tenants- which is insane that the court would protevt the thieves and not the person who pays taxes and has controbuted and invested in the city by opurchasing a property. I made mistakes in the process (in filling things out) I couldn't afford a lawyer. I filled out paperworks and more paperworks. And then they told me I was at the wrong court hosue and I went to the next one and then to the sheriff. And then waited for the eviction notice.
I was unsafe - I searched his name. Yelp had 3 negative reviews "not reccomended" They were from his former students. They were emotionally and verbally abused by him- called names- lied from Ryan. But Yelp had deemed the information irrelevant. Shame on you YELP for silencing truth.
I reached out to backstage west. They said "Ryan R Williams never worked for Backstage West. He was a contributer writer few years back but that't it. We have received many complains from his former students and we are sorry, but he is aboslutely not connected to us"

Ryan R Williams is a danger. He left my home at Jamuary 2, 2020 and took the keys. The house is filthy- his haor is everywhere. He has collected trash in the closet. He has thrown up in the sink- I am sure from one of those drunk nights.

Somehow people are afraid of him- that somehow he will shut doors in Hollywood. WTAFudge. He is so insignificant in the industry- like a mosquito. He is not God. There is no articles that speak of all the evictions and scams he has carried for 16 years.
