On behalf of my Mother's Estate, I signed a contract with CEO of Salty Water Inc, Richard Bustamonte, Jr, believing that he was buying a home belonging to her estate. We had to switch title companies early on and submit a new contract, at which time his realtor, Valerie Lewis, brought up additional repairs to me. I gladly reduced the price of the house and submitted the new contract to the title company at the end of September, 2018.
On October 19, 2018 I was contacted by the title company and informed that 1) they were ready to close on our contract, and 2) that they had been trying to reach Mr. Bustamonte with no luck. He had not responded to calls or emails. I then call his phone, get no answer. I text him, still no response. I then call his realtor, Valerie Lewis, and tell her about the closing and that I am going to sign my part of the closing documents. I ask when Mr. Bustamonte can make it to sign.
She tells me he won't be able to go down there until next week. She then instructs me to call her after I get done at the title company and stop by the office because she needs to show me some numbers. when I ask what numbers she meant, she simply said that it would be easier to show me. I called her again a few days later and asked her if we were closing on the current contract or not because I did not want to waste mine or the closing agents time. That's when she informs me that no, we will not be closing on this deal because the numbers just don't work and she needs to show me in person.
We schedule a day and time and I call my brother and have him meet me there at Salty Water Inc's office. Richard Bustamonte, Jr. claims to be on his way and Valerie Lewis starts showing me what I believe are fake offers on my Mother's house. I wasn't understanding what was going on and then I realized that Salty Water Inc was not buying my Mother's house they were simply wholesaling it and assigning the contract to an actual buyer. This was the first time that this was told to us. Up until that point, Mr. Bustamonte was portraying himself as the actual buyer, going so far as to talk about his work crew and telling me that "his guys" might have trouble matching the original hardwoods that were in some parts of the house. It was all fake. He was never buying the house. Then there was talk of "their fee."
My brother and I look at each other and realize that these two people have not said one honest word since looking at the house. So we leave and Valerie Lewis was claiming that she's working on the best offer and she'll get the contract ready. Another Lie. In the mean time, the neighbor had approached us about the house and asked if he could talk to us about buying. We let him know that if Mr. Bustamonte didn't come to the closing with the funds that he could absolutely buy the house. I called Mr. Bustamonte, I emailed, I then called his realtor, Valerie Lewis - no answer or response from anyone. I figured they were just not answering for me so I told my brother to call Ms. Lewis because I knew she didn't have his number. Well that worked and she picked up right away. My brother tells her that this is all the time we have to spend on this and if he's not buying the house can they at least cancel the contract so we can sell to someone who's actually buying. Valerie Lewis then tells my brother that we still need to pay her fee. He explains that they are not our realtors and we aren't paying anyone a fee. We had a contract to sell Salty Water Inc a house, buy it or don't. She then tells him that Mr. Bustamonte will be calling him, which he did, to argue and tell my brother that we owed him, saying "What about my time and effort? How much is my time worth?" My brother again explained that we were simply selling him a house and that he was not a realtor, just a buyer that refused to come to the closing. Mr. Bustamonte got off the phone with him, then emailed the title company to tell them that Valerie Lewis would no longer be his realtor in this matter. He still has not come to the title company to sign closing documents and I don't believe he plans to. He did, however, file a memorandum on my Mother's house to cloud the title. Mr. Bustamonte said that we were not to communicate with him by anything other than email, which he does not answer.
For the next two weeks Valerie Lewis advertised my Mother's house on the multiple listing service for $55,000, all while her buyer at Salty Water Inc had a contract to buy it for $65,000. Not sure how they managed to pull that one off and I really dont care. This is not a company that I can reccommend to anyone due to their horrible behavior. I am now having to get an attorney to resolve this matter.
