I rented a condo located at 1117 Pacific Avenue unit 3 Manhattan Beach, CA 90266. I was unaware of the amount of slumlord activity tht takes place in LA county due to the very soft policies of the LA county health department and court system. I shoud have known something was wrong when Ron Martinez rented me his confo for $3695 per month with no credit check or backround check. He required one months rent and one months rent as a deposit for a total of $7390. I moved in on October 15th 2022 and within ust a couple of days one of the neihbors complained to the HOA there was a leak coming from my unit dripping down into the common areas of the development near the laundry room. The HOA wanted to send in their licensed plumber but Ron refused and sent a handy man to fix the broken pipes under the kitchen sink. After the work was done the problem did not go away and the HOA contacted me and asked if I woul give entry to their plumber since Ron would not. I was now starting to realize from talking to neighbors and the HOA that Ron was a slumlord who has been njot msking repairs and stealing deposits from past tennants for years. I let in the HOA plumber and he found toxic mold and another leak coming from the dishwasher. Ron said the plumber was not a real plumber even though they had a unifom and a letterred van with their license number clearly visible. Ron also denied there was any mold. A day later my dog started coughing and having trouble breathing and I also was feeling a scracthy throat. After lots of arguing Ron sent in a licensed repair and mold remediation company and they found visible mold on lose pieces of wood under the sink. After receiving the quote to repair Ron said it was way too expensive and he would send his own people to fix the issue. At this point my dog was getting worse and I put her with a dog sitter I found on the rover app for $75 per day. Ron's people remove the dishwasher and removed the evidence of visible mold but did not do a remediation. I asked Ron to have a mold inspector to come in to mke sure there was no more mold nd he refused so I had to pay $300 of my own money to try and deem his condo safe to live in, the mold company found 2 strains of toxic mold and I would be happy to send the report to anyone who would like to see copy. At this point I packed a bag and stayed in a hotel nearby for $225 per night. I am now paying $300 per day for my dog and myslef to have a roof over out heads and Ron refused to pay for any of these expenses, I also had a vet bill of $498. Ron is a slumlord and uses the legal system to do so, he put a TRO on the neighbors so they could not talk to me anymore. Ron belongs in jail for putting peoples lives at risk and steling his tennats money. He refused to give me back my deposit and pro-rated rent from the day I Left and had to pay elsewhere. I contacted LA county and found out there was already a case about mold and plumbing issues from the previous tennant case number co0344806. Ron is not worried about the LA county health dept because they are a complete joke, they do not accept mold reports and will only do anything if visible mold can be seen but Ron sends his people to remove the evidense and not only that LA county does not do follow up visits after violtions so landlords can be slumlords and there is no agency tht will keep them honest. Ron also has multiple liens nd judgements against him from previous tennants. Stay far away from this condo do not get sucked in by the close Manhattan Beach pier just 6 blocks away, this will be the worst decision you ever make and you will lose throusands of dollars for sure.
