At open house I was informed by Amel Tata that the house I bought in Lancaster was basically rebuilt from the ground up with new electrical, plumbing, completely remolded and new airducts with the swamp cooler connected. The house looks beautiful but thing were not done correctly.
In April 2019, I moved into my home using my heater just about everyday and everytime it was used there was a foul smell, I thought something was in my atic that died. Summer came and I tried to use my swamp cooler but it would not work. Using the heater or not with no swamp cooler working the smell continued.
I used my home warranty for both heater and swamp cooler and not to meantion my outlets which keep shortening out in my kitchen, hallways and livingroom. After getting my own HVAC companies to come out, I found out my children and I had been breathing in natural gas from the heater. The air ducts were not completely put in my attic and connected to the vents, my vents arent big enough for the amount of space thats needs to be covered, my furnace for the heater has a huge whole in it at the top which needs to be sealed, there isnt enough ventalation where its located and the door was not sealed off from the rest of the house leaving SoCalGas tech questioning how inspection for sale was passed and the swamper cooler could've never worked in its condition.
I had a personal experience with Oliver Darwich on the sale of my home in Sherman Oaks. He neglected to place my interim housing agreement in escrow and thus I did NOT get paid the 47 days of rent plus utilities that is due to me. The rest of the transaction was equally as sloppy and we barely got through escrow. Do not use this real estate agent as my personal experience is that he put me at great risk. And he became so unstable during the transaction that he had a auto accident. And get this.. the buyer was his client, dual agency. What a mess. You can find him here: darwichrealtygroup.com/d…
I rented a Home in the Hollywood hills,CA from Violet Schmid/Rodeo Realty.3/1/2016
I left a $11,800 refundable deposit.After 2 months of living there and paying $5900 per month in rent.
I had a family tragedy.I had to return to Arizona indefinetly. I told the Agent Violet Schmid.
She told me she would refund my $11,800 deposit if I found another renter. I found a renter within 1 week.
Violet Schmid and rodeo reality will not resopond to any of my calls
Violet e-mailed me recently and said that I should not pursue them or I would be sued for $72,000
the amount of 1 year of the lease.
I Just found out Rodeo realty did the exact same thing to my next door nieghboors who also rented from them.
They kept a $15,000 deposit under the exact same circumstances.They had to leave the country for a family emergency,they rented there home within 1 week..but Violet Schmid also kept there $15,00 deposit.
These people are criminals.Please do not do business with John Gould/Violet Schmid or Any of the Brokers/Agents at Rodeo Realty.They wil lrip you off.
I still have not seen one single penny of my money.
As of 5/20/2016 I was told I was going to recieve an $800 refund ot of my $11,800
But they have not even sent that amount.
Fact.The house was returned to Violet Schmid/Rodeo Realty in perfect condition and I had a friend of mine
sign a 1 year lease and has allready started paying rent (5 days after I vacated)
I have never dealt with such a greedy,unethical bunch of crooks in my life.
