Real Property Management of Southern Utah, J. Tom Wood and Cactus Property Management as a whole, have charged me over $2,000 for alleged property damages to the apartment I previously lived in. I have proof that the damages I have been charged for are from previous tentants. Upon moving in, I was never provided with a move-in checklist or a written inventory of the property's condition to sign, date, and verify. So I took it upon myself to document the condition of the property upon moving in. I have a video and pictures, along with my own written checklist that debunk these charges. I have a feeling that this has happened to other tenants who have rented through this company. Upon looking into this issue on this very website, I found an almost identical report regarding Tom Wood and Real Property Management, committing these same fraudulent acts I am describing here in my own report.

Before vacating the property, I provided a 30 day notice, stating that the property management needed to contact me if there were any questions or concerns regarding the property. I also mentioned that I expected my full deposit refund because the apartment was left in better condition than when I moved in. It is stated in the Rental Lease Agreement I signed, to leave the property in the same condition as when moving in. I contacted Real Property Management and spoke with Sam Levi multiple times regarding the deposit and what needed to be done to ensure the full deposit would be refunded. During one of the later phone calls made, I was told by Sam Levi, that the deposit would be sent out in the mail soon. A few days after that phone call, I recieved a bill from Cactus Propery Management for over $2,000 for propety damages, including the fact that they took my entire deposit equaling $1,000. Why wouldn't he have informed me of this during one of the multiple phone calls I made?! Pretty deceitful! Thanks for the run around and all of the lies!

After recieving the bill, I called and emailed, and called and emailed with no response. I decided to go into Real Property Management's office and speak with them concerning this issue. I spoke with Jean Lawrence (the woman who had emailed me the bill) concerning this bill, she informed me that the other two names (roommates) on the Lease Agreement had been removed from the lease early and she also stated they had come in and met with Kandace and Tara and "cut a deal", leaving me the sole responsible party for all charges. I was not notified of this change, and I was shocked! I was never provided a new, revised/ammended Lease Agreement to sign and date. Employees at Real Property Management would not discuss the details of the "deal" with me, saying that it was confidential information and it had nothing to do with me. This is a joke! They broke the original Lease Agreement by not notifying all parties of the changes. The amount due on the bill was soley in my name! They threatened to send me to collections within 15 days if the bill was not paid.

I have multiple recordings of conversations I had with Real Property Management staff trying to discuss, understand and minimize the bill. I also confirmed to them that I had proof that these charges were fraudulent. I was told to call Tara Gilbert to discuss the bill. I called Tara Gilbert and tried to set up a meeting with her to discuss the the charges for the damages they were billing me for, and the proof I have to debunk the charges. This was the same woman who sat down with the other two parties on the Lease Agreement, and admitted to "cutting a deal" with them. I was told by Tara Gilbert during this phone conversation, "It would be a waste of my time to sit down and meet with you, and to go over my pictures and compare them to yours." She admitted to me that the entire bill was soley in my name and that I was responsible for all alleged damages. I am a young, hard working girl, and Real Property Management has taken advantage of me. I was not financially prepared for this type of corruption.

The company that conducted the inspection of the apartment was Cactus Property Management, which is also owned by J. Tom Wood. They are not an independent maintenance company, it is still Real Property Management of Southern Utah, just under a different name. They are even in the same office building. This creates a conflict of interest, especially when the company is dishonest. Tara Gilbert, who is an employee of Real Property Management admitted that she was the one who conducted the inspection under Cactus Propety Management. Jean Lawrence emailed me the bill from Cactus Propety Management and she is also an employee of Real Property Management. Conflict of interest?

I have evidence, pictures, recordings and video, proving that I am not responsible for these damages. This company is shady and colluded with the other two people on the lease to leave me high and dry. They couldn't care less about their tenants or doing what is right. Through my experience, I have come to the conclusion that Real Property Management of Southern Utah is a fraud, and is scamming tenants. Find another company! Do not rent or buy a home through Real Property Management of Southern Utah. They will lie to you, they will steal from you, and go behind your back in order to fill their pockets. They assume that we as tenants do not know our rights or the laws that protect us from Property Management Companies. Please do your research before you deal with any property management company, and stay far away from Real Property Management of Southern Utah. This all starts from the very top, with Owner and Real Estate Broker J. Tom Wood, Office Manager Kandace Christiansen, Jean Lawrence Financial and Accounting Manager, Sam Levi Leasing Customer Service Representative, Tara Gilbert Inspector and Human Relations.

Horrible customer service! They will only contact you when it is beneficial to them! They won't answer any questions honestly, they avoid any confrontation about their dishonesty. I feel strongly that they have done this to previous tenants and that they will continue this fraudulent beahvior! I won't let this go unnoticed, I stand up for what is right!
