I started receiving direct marketing text alerts about seller leads from this company for over 1 year. It appeared to be a legitimate company. They are located in Houston, TX, Victoria, Westminister London and Toronto, Ontario Canada. The company stated that they will send you 10-20 listing appointments per month for 1 year. They indicated that you would receive training. Once I paid the annual subscription of $3,900, I received training, no seller leads or listing appointments. I requested a refund after 1 month of not receiving any leads or the alleged training. The owner indicated that he was working on it and he had purchased data to generate leads. He absolutely refused to give a refund. I wrote a bad review on Facebook, the owner Andrew took down his page. He then created fake Facebook profiles without pictures to write a bad review about my business. Thereafter, the owner of Real Estate Federal Corp aka Real Estate Seller leads demanded that I remove the one review on BBB because it was impacting his business.

If you give this company any money, you will not get the services that he advertises. I did some further research on this company after I got ripped off and discovered that all of the company's offices are virtual offices to make it appear as though it is big corporation. It is ran by one person. The BBB stated that the business was located in the Devon Energy Tower in Houston, TX. There is no such building in Texas. I Google Devon Energy Tower and called the company, they said its an engery company and that no company has leased space by the name of Real Estate Federal Corp aka Real Estate Seller Leads. If you Google the location of his offices outside the US, you will see that these are virtual big corporate looking offices for an online presence to make his business look big. Beware real estate professionals you will get ripped off, get no refunds for the services that you don't receive and harassed by the owner.

I have experienced the same exact situation with this fraudulent company known as Real Estate Federal Corp or IJMLS (Investors Journal Marketing and Listing Service. The name apparently changes periodically. They took $1950 from me in a contract, balance was to be another $1950 when I would receive real estate leads which I never did, now two years later. When I spoke to this person in charge, Andrew Middleman about this, asking for my money back after a year he cursed at me using profane language telling me to stop wasting his "F"in time. At this point I knew it was a scam. Luckily he only got $1950 from me. I had an attorney write to this company but the letters come back "No such address".

I would like others to try and reach me so we can bring charges as a group against this thug and his so called company. This is inter state fraud and should be prosecuted by the FBI. However the amount doesn't seem to be high enough unless we do it as a group. If anyone has any ideas please share them. Meantime this person or company will keep on ripping real estate people off.

I was solicited by REF (Andrew) to sign up for a guaranteed 60 leads in a year or my money back,. For days I considered sending this company the $3900 they wanted for all of these leads. Finally I took the plunge, sent my money and off we went..... or so I thought. A few weeks into it and no leads. I called Andrew and he explained that there was a problem with their systems and that it should be fixed soon and leads on the way. This went on for about three months. Then, they reported that all was fine and leads should be coming. Still....nothing. I signed up in April and it was already Summer. Finally, one day Andrew called me and said, I have your first lead.and an appointment was set for July 8th with the seller. Only problem was that the lead that was sent to me from a seller who had listed his home that same day about 4 hours before I got the lead. Then, nothing.

Months more went on. I called Andrew a couple of times and at least once inquiring about his money back guarantee. I was apparent that they were never going to hit the 60 leads or anything close. His answer was "That's why we get a full year to do this". I knew then that I would have to wait it out. Finally, time was up in April of 2018. I asked for my money back and they said because I had not given them feedback on leads (or in this case "lead") and because I called another one of their clients to see what was going on (or as they said "complain") that my requst was denied. When I pushed them further I got an email from them that included

How very sorry they wew that I have had this experience and completely understand why you would be frustrated.

They said that after reviewing the account history, it appears there has been some miscommunication.

They acknowledged that It is very true that we have had several issues which have slowed things down tremendously.

That It appears that there was two emails on your account and there were some emails sent to a different account.

That There was a note on the account that you had made a complaint to a reference who then filed a complaint with us about your dissatisfaction.

They also said that under the impression that I listed a property and closed a transaction without reporting a status update. Wrong, no such transaction. I have not even been on an appointment

They pointed out that there was an automatic update in their system based on the property addresses of the leads sent and that when the properties were listed, it was the same time that I supposedly received the appointments.

They thought that their system thought I got a listing and never reported the referral because the property went on the market at the same time I got the appointment. none of this made any sense to me. If there was truly a problem, why would they not call me I asked myself?

Then they questioned... from what we understand now, you are telling us that that was not your listing?

Did you or your broker have anything to do with that transaction?

I answered those questions in an email response. I then made several attempts by voice and email to respond to this email over a 10 day period. No response, no phone pick-up, no nothing. I feel totally ripped off and I think they know it. I gave them $3900 and they did absolutely and totally NOTHING for me in a year. I cannot believe they would want to resolve by sending "MORE LEADS". How do you send "more" when no legitimate leads were sent in the first place. They say that 2 were sent. i only have the one that was not a real lead. I have documented emails showing that I would consider that if they would just contact me. But no, nothing. I'm done
