A total rippoff by Guy Parkin and Todd Bunger from Professional Realty Service Int'l. The house located at 12116 NE 68th Place in Kirkland WA 98033 only has 2530sf, as specified in the County's record for its building square footage. But Guy Parkin who acts as my daughter's buyer's agent insisted the listed 4 bedroom, 3 bathroom (only 2.5 bath actually) and 3200 sf was correct. Because it was listed by his "partner" as he called, Todd Bunger, who also works at "Professional Realty Svcs int'l." According to their explanations, I have all texts from Guy Parkin: it was just the seller who did not want to pay extra 670 square foot for the tax. Because "nobody wants to pay more tax". That's why we put an offer and the house had a pending sale on March 29, 2023.
After we spent close to $1000 in fees, by doing all home and sewer inspections he recommended, and multiple wiring fees for the $50k which he told us to send for the earnest money, we learnt from the inspector that several of the downstairs rooms were unfinished with pipes and big furnace inside which are equipment rooms just like garages. They should not counted as the livable space of 3200 sf. And we will have trouble to get it appraised or sell it as 3200sf. So we told him we did not want the house because we would never have been interested in the house if we had been made aware of that the 670sf (NOT a small number) was unfinished space instead of finished as both Guy Parkin and Todd Bunger claimed. We had to request him multiple times, in order to be finally get out on April 11, despite we told him we did not want the house on April 7 and signed all paperword from our side on April 9, 2023.
When we asked him to refund all the fees we paid for the inspections due to he and his partner's insistence on the wrong square footage, he just emailed back my daughter (who is 20 something year old working in tech and has no experience in houses) the "optional clauses addendum to purchase form D22" and said "you acknowledged and signed" this form. In this form, he checked the box of "the buying broker makes no representation of the square footage", but never explained to her what it meant, just bundled in with all the purchase agreement paper work together. And never told my daugher to double check the square footage either despite the fact that a good buyer's agent would have checked for his buyer. The purpose of asking her to sign that form was only to protect him because he works at the same companyy as the listing agent.
The biggest mistake we made was my daughter just accepted Guy's request to be her buying agent while she went to the open house because I was fooled by the square footage listed on the internet and MLS (only corrected afterwards) since I live out of the WA State.
Even though MLS told us the information has since been corrected, after so wasted time and energy and much strugle we were albe to finally get out from the contract. But the money we paid for those inspection fees was totally lost since we would never have been interested in the house if the correct info and square footage was listed. But they refused to respond to our requests for refunding those fees that were caused by their false advertising informtion, not only by Guy Parkin and Todd Bunger, but also Ken Sax, the designated broker, despite the fact we have sent Ken Sax all the emails he requested showing both brokers insisted on the 3200sf as all finished space even on April 7, 2023. What a total rippoff!
