I would strongly advise home owners not to trust their home to this company. Saying they are property managers is a joke! Run away from them. PCF provides little management. In the 7 years we had to rent out our house due to losing our jobs in the MD area, if I had not done the managing our our property from another state, I doubt the building would be standing. I had to not only tell them what had to be done (such as having the heating and a/c checked, checking with tenants to see if they would be renewing their contract within the required time frame ...) but I had to check repeatedly to see if these things had been done. Often they were not done the first time I told them they needed to be done. Communication was poor. They were absent in the management and communication process. We often had to drive 8 hours to check on the house ourselves because PCF were so non-responsive.
They are absurdly in favor of the tenants. When we asked our tenants to leave, it took us many months to fix all of the damages and PCF only gave us $300 of our security deposit back! There were such blatant things as hundreds of trees growing out of the gutters, garage doors broken (but never reported) which allowed rodents to infiltrate the garage and house, but PCF thought the tenants were "golden". It cost us thousands of dollars and nearly a year of our time to get things half decent again, but we didn't get to use any of the security deposit towards the damages. They were grossly unfair.
The tenants were allowed to store things floor to ceiling (horder situation) on every level of this home, so that when we wanted to have a termite inspection done, it could not even be checked. There was that much stuff that the inspector could not get in to see what he needed to. PCF Management Inc. said that was their right to store all that stuff without any extra charge. They did not care thaat our property earned by a life time of hard work was at jeopardy.
PCF Management never advised us that rents had gone up, so that we were undercharging and losing out on $1,300 a month in rent that we should have been getting - rent others in our area were getting. During this time our taxes had doubled and all of the damages caused by the tenants cost us thousands of dollars. It was neglectful of PCF Management not to tell us. They only look out for the tenants - not the property owners/landlords. They don't care what happens to your hard earned home. The tenant could knock down the walls. The only thing that mattered to PCF was if the tenants paid their rent.

There were mouse and rat droppings all over the house which created a flea and mite infestation that took months to get under control. I got full body mites under my skin due to cleaning up the many messes they left. The medication alone cost us hundreds of dollars, not to mention several doctors visits. Food and other liquids were stuck on the walls. A fire had been left in the fireplace for at least 6 months for us to clean up. The grass was always knee high, trees untrimmed, bamboo had grown over the lawn up to the back door. None of it a problem according to PCF Management Inc. The tenants got all of their security deposit back.
