Partin Home Inspection was recommended to us by the real estate agent, who sold us our Blairsville, Georgia home in 2013.
A word of advise to anyone. Do NOT use the home inspector the agent recommends. Find your own inspector.
We paid $ 350 for this inspection, done in April, 2013. This inspector missed key issues with the home - floor damage, mold, foundation issues, etc.
When we confronted the inspector, Bruce Partin, he denied responsibility. He claimed that we bought the home as a foreclosure, and therefore it is AS IS.
This is not true, of course. Yes, the home was a foreclosure and AS IS to the bank. However, we hired him to find defects with the home so we could make an informed decision on whether or not to buy it.
Anyway, he told us that, basically, we bought the home. It is our problem.
Unfortunately, Georgia is a Caveat Emptor State. Let the buyer beware. Georgia does not require home inspectors to be insured with errors and omissions insurance, educated on home inspection, or even State Licensed.
To ad insult to our injury, we hired a local attorney, Earl Wiggers, to go after the inspector. We made the mistake of giving him $2,000 retainer. He did nothing to forward our case, and we lost that $2,000.
We hired another attorney, on contingency. After 3 years, this attorney did very little on the case. No insurance. No case.
We had to use our own money to make repairs on the home.
Due to the State of Georgia not protecting its citizens, we lost this money and the home inspector got away with it.
My advise to anyone buying a home in Georgia. Make sure you hire a good inspector by investigating the company reputation.
