I bought this rental property through Morris Invest in summer 2017. Right out of the gate, I got suspicious when emails and phone calls were never returned when I asked about the progress of rehab. Then, suddenly, they state that my home has been rented for a couple of months and they conveniently forgot to take pictures of the rehab.
From this point forward, I did begin to receive rent checks. However, each and every month it took 50 or more emails (rarely returned) and multiple phone calls (same) to get them to send the rent. I have NEVER received a statement, only rent.
Begining in January 2018, things went silent. 100s or emails and phone calls to Bert Whalen, Natalie Bastin and Ericka Thomas were never returned. I am quite certain they received my emails because I put trackers on them to note the times they opened them. So, since January of 18, I have had zero contact with Oceanpointe and have not received rent.
At some point in late February, I emailed Clayton Morris and asked for a phone call. To his credit, he did call me. He confirmed that many people were having trouble with the Indy Property Manager and as a result, he was starting his own management company in Indy. Despite having questions about the integrity of the whole organization, I went ahead and hired Clayton's new company a couple of weeks ago. Things started out pretty good with returned emails and the like. However, the communication is growing cold and nobody has had contact with my tenant (if I have one!).
So, to summarize...
1) I paid for a rehabbed home. I question whether it was ever rehabbed since I got the runaround about it and never received pictures.
2) Rent is slow to be forwarded and has now stopped.
3) Communication is non existent.
If anybody else has hired a lawyer or investigator, please contact me as I am interested.
Bought a property via Morris Invests, turned over to Oceanpointe to rehab and manage. Though that is cloudy because Clayton Morris seems to make it sound like it is his group doing the rehab.
There was a nuicanse tax on the property that the rehab should have corrected but the City/County said it was still not in compliance after the property was supposedly rented.
OceanPointe said they would be attending the hearing to argue the case but have never heard back from them.
