Every couple of weeks i am receiving a letter from this mike mennehan. Saying how he would like to purchase my home. Fist of all i am not selling and second of all who gave this person access to my address to keep sending fraudulent letters. I want to be left alone. I called the attorney generals office and they reffered me to a website that costs $3 to remove my address and name from a list that i never requested to be on. Total scam!!!!!
Why does it bother you so much?
I get the same letters from a few "Buy Your House" companies. The envelopes are distinct and you (like i do) can just throw them out without opening. You can't blame a man for trying. The market where I am is "hot" and houses on the block are always being bought and sold. You should consider yourself lucky. I don't think Mike sends out these letters and pays for postage in questionable neighborhoods.

The last letter I got today ,I’ve received at least 4 in the past year ,stated that if I was not interested in selling ,would I give permission to close my file .
They just wanted quick feedback in order to close the file .
Not sure if this is true or not but I’m sure they don’t want to keep paying postage for nothing .
If they continue I will send the letter back stating return to sender .
My report is basically the same as the report from Steven. You're led to believe that you're going to be an actual partner with this company. When in fact, you're basically just handing them cash for them to generate "leads" for you. I never receieved the amount of "leads" I was told I would get. I asked Tom to expand my targeted territory, only to be told that it would be too many "leads". Well I wasn't getting enough anyways. The "leads" that I did get were terrible. They were all basically people that WANTED to sell their home but couldn't because they were too far upside down on their home.
This is the perfect scam, because the poor homeowner thinks that there may be a way out of their particular situation and there isn't. Then you have the scam on my side, in which, the "leads" are absolutely worthless. Tom the owner said I would do better if I had my Real Estate license and said he would get me info to get me started on my license. He said he would have a colleague get with me, never happened.
Tom puts up a good front, he appears to offer training and he is reachable by email. Usually if you email him though you will not get a good response. The response feels quick and effortless. Usually a response is a quick 1 liner or maybe even just a single word. If you don't ask him a question he will not reach out and check on you at all. It literally just feels like you've given him money to generate hopeless "leads". There really isn't much more to it than that. He will have meetings and if you attend, you find the information worthless. Like what to say and how to deal with potential clients. That's all good and well but the client "leads" aren't going to get you anywhere.
Soon the "leads" faded and so did Tom. It really feels like there is no partership. He doesn't care about your success. He wants your money and for you to go away. After the "leads" went away there were no calls or emails from Tom, which there never were anyways, if you didn't have a question he wasn't going to reach out to you ever. No contact not even to try and reassure me that he didn't scam me. Suddenly, I had no leads and was apparently not a "partner" any longer. He didn't care and maybe he didn't even know. The marketing dollars for me went dry and they were done with me. If you want back in, you can pay him for more "leads". What a terrible partnership this was. Live and learn. Good scam you got going on Tommy.
Be aware! This group has a very convincing sales pitch regarding their motivated seller leads. Unfortunately I handed over $7,000 to this company for 90 days of worthless leads. I'm an experienced real estate investor and have seen my share of individuals like Tom Caferella pitching their latest and greatest programs all based on convincing you that their model will help you grow their real estate business. Throughout my years in the business I'm proud to say that I've been wise enough to not ever get ripped off. Unfortunately I'm now a victim. Here's the pitch that this guy used to sell me: Promise: Numerous quality motivated seller leads directly fed to your email on a daily basis Actual: Numerous leads did get sent to me but all leads were terrible! I followed the plan provide by Caferella which was based on immediately calling any lead that came in. I dat in front of a computer and called every lead that came in. I called every lead that came in while I was mobil. All leads led nowhere! Many of the leads that I called said they were promised a free property valuation. I knew nothing about this.
I called Tom Caerella and requested to see the ad that they were using via Social Media (Mostly Facebook) and that request was never fulfilled. I never knew what the prospects were seeing. Either way after repeated calls and hours of wasted time calling bogus leads. Many of the prospects never answered the phone, returned calls etc. Many callers were upset about the call. Many said they were not selling their house and were not sure why they were being contacted. The prospects that were interested in selling were all pretty houses that were looking to sell retail, highest price and avoid Realtor commissions. In summary after wasting my time on all the bullshit leads provided I decided to focus elsewhere for leads as all the time wasting activity was hurting my business. Not only was I out $7,000 I was hurt my business by focusing on something that yielded zero prospects, zero appointments, zero deals. Closing comments: Basically this group is placing ads on FB that reel anyone in that might be interested in understanding what their house might be worth. At least that's is what it appeared to be after my phone conversations with prospects that were looking for retail offers. I really didn't have time to sit and provide CMA's to sellers with pretty houses. In my past, a few years back I tried Zbuyer as well. Zbuyer leads never yielded a deal either but I will say that the few leads that I actually ended up speaking to were selling distressed properties. I didn't find Zbuyer to be worthy of my marketing dollars either but I will say Zbuyer provided real leads... Tom Cafrella did not! I contacted Tom and requested a full refund. Obviously like any of these guys that sling bullshit Tom's response was based on blaming me for not following the system - Haven't we heard that before! Typical national guru stealing from others. I feel bad for all the newbies that he stole from. Myself I'm experienced in this business and very successful so I'm still afloat. Stay away from this guy!

I also got a letter from this scammer. The envelope was hand written but the letter seemed mass produced and identified the wrong neighborhood that I live in.

OCD
I get 3 letters in the mail each week from Ocean city development. I'll never sell my home to them. I've called twice to get my name removed and sent a nasty text the last time. This is harassment and after this virus is over, I'll be at thier office to speak with Mike Mennehan 20" Delcarmine St. Wakefield Massachusetts 01880 to deliver all the trash that they have been sending me, while screaming at them. Rant over.
Comments by one of OCD's targets for "leads"
I keep receiving mail purporting, once I open the disguised envelope, to be from Ocean City Development, LLC. The mail pitches the impression that OCD is eager to buy houses like mine, if I would like to sell, for "top dollar," with none of the usual hassles. It makes promises that are very unlikely to be fulfilled by any sane business person, especially one who intends to "flip" the property for a profit.
I can't tell whether this mail comes from OCD itself, seeking "leads," or from and OCD "partner" who paid good money to receive "leads." Either way, there's a rather obvious smell of fraud. From OCD itself: I'm the victim of that fraud if I let them in the door, or worst of all, agree to sell. From an OCD "partner": he's the victim because the "lead" is bogus.
I also can't tell how my house was chosen for this targetting. My first guess is that OCD chose all houses in poor condition per Assessor records.

They want to buy your home for cheap money...when actually you can make more through a real estate agent. I was offered 99,000.00 for my condo. My condo is worth 240,000.00. Why would I hire them? My condo has no issues nor anything that needs home improvements.
