DEFINITELY THE WORST PEOPLE & COMPANY I'VE EVER DEALT WITH!!! We had just lost our home, and needed to find a rental quickly.We had never used a property mgmnt company before, and I wish I had known more about Oak Tree before we signed anything with them. We gave them a total of $1600 in deposits (including a deposit for our cat), and then had to wait 30 days before we could move in. When things went wrong like the fixing constant leaks or getting the sprinklers fixed... it took them DAYS to get someone out to look at the problem. And, when I pointed out other problems while the company's contracted repairman was there. He told me he could not fix it unless it was reported to the office first. So, I had to wait another 4 days before I could get the toilet that would not flush fixed.

The place was constructed very cheap. You could not take a step anywhere in that house with hearing the plywood flooring under the carpets creak. You could literally jump up and down and watch the hanging light fixtures start to swing back and forth.

After living there for 18 months, we could not take it anymore with noisy neighbors or even louder freeway noises (your right next to the freeway). When we gave our 30 day notice... the following day I got a call from Oak Tree saying they were going to show the house the next day. When a woman from Oak Tree came to show the house, she had 8 people (sketchy looking to say the least) with her, and she wanted to bring into our home... walk around... maybe steal something. I flat out told her she was not bring this many people into our home at one time so they can show the place. She threatened me by saying "it is in the contract", and then went on with more threats by saying "it will cost you $100 if you do not let us show the property". I still told he NO, and told them to leave and come back another time.

I later read the entire contract, and I emailed Oak Tree that nowhere does it stipulate how many people they can show the place to at any one time. So, I sent them an email outlining how I was going to let them view the place since I was still there. I said I would take photos of each and every person that wanted to view it. And, that they would also have to remove their shoes before entering our home since we are still paying rent and liable for the carpets. I told them I would also be carrying a side arm if anyone decided to get a little sticky fingered. They decided to not bother us again and leave us alone for the next 2 weeks until we had moved out.

When it came time to get our deposit back... this is where the real fun began. Fortunately we took videos before we moved in and once we moved out. Three of us cleaned the place top to bottom, behind the stove, fridge, washer, dryer. Scrubbed the walls, counters, blinds etc. We hired Stanley Steamer to come in and clean the carpets... and they did a great job. Oak Tree's policy is to not do a walk through with you, they do it once you have moved out. After turning in the keys... Their first attempt was giving us back $800 out of a $1600 deposit... after waiting 30 days. They claimed the rest was not being returned due dirty carpets, floors, walls, etc. When we showed the office manager out exiting videos of each and every room, she apologized and said they would re-examine and return the rest of our deposit. Their 2nd attempt to return the balance fell short after another 30 days had passed... as they tried to return only $400 out of the $800 owed to us. When I threatened them with a lawsuit, they quickly retracted the $400 they were trying to return to us.

After getting nowhere with Oak Tree on returning what was rightfully ours. I did file a lawsuit in Jackson County Small Claims Court for the $800 balance due plus any court costs. Oak Tree did not respond back to the claim I filed. and I won a judgement and then a Writ of Garnishment. Needless to say, I DID get back my FULL deposit back along with another $400+ in "so-called" damages. I even sent Oak Tree an email copy of the award check that was taken directly from THEIR bank account, with a little FU at the end from me. That was so nice.. :)

BTW... we were paying $950 a month in rent, and it is now renting for $1100. Definitely not worth that price.

I'm a retired Vietnam Vet with a lot of time on my hands. It did take some time to get through the legal system with all the paperwork (about 4 weeks in total)... but the system worked! So, it was time well spent.

I would have much preferred renting directly from an owner who would be much more reasonable than a property management company. But, I'll never have to deal with any company like Oak Tree again.
