You will more than likely lose all of your security deposit if you rent or lease from the NW Tradition property management and real estate company.

Seriously consider renting or leasing with another property management company. NW Tradition is a unscrupulous company to do any business with. Here's why.

I checked into my new lease property in Monroe, Washington, a duplex just off of Fryelands boulevard near Fryelands Elementary School. The check-in process went smoothly. The man who checked me in, Jason, was very kind and professional, and he went through my check-in report thoroughly. There was not a lot of damage to note. Since Jason knew that the unit was freshly painted, he didn't have anything to mark regarding wall touch-ups. There wasn't really anything wrong with this unit, only that it was old, there was some paint mismatch between the wall paint and trim that the previous painter left, and the blinds were dirty. The oven and refrigerator were not cleaned upon move-in inspection. In general, all of the appliances were old from the early 90s. The general condition of this unit was good, but showed that it needed to be remodeled.

So why not just take all of my money to remodel it? That's exactly what NW Tradition did. They found anything and everything to take away my security deposit, which was $1800 plus a pet deposit of $500 for a total of $2300.

Guess how much I got back? Nothing. $0.00. Even after my fiance and I spent the weekend cleaning it and preparing it for move out inspection. Even after I was told by this business to order a carpet cleaning. Even after I spoke with Alex on the phone about what HE wanted me to do in order to have a smoother checkout walk through.

Here's a list of things that Anal Alex found in my checkout inspection report. From my $2300, here's what this crook took from me:

Interior painting: ($775 estimate)

Remove dog gate in entry hall and patch wall as needed ($125 estimate).

Pull the carpet and replace pet damaged pad, clean both sides, and re set ($975 estimate)

Additional interior cleaning ($175 estimate)

Utility hold back until they have been shown paid ($300 estimate)

Interior painting? The place had just been repainted prior to my move in. There weren't even any scuff marks on the walls! Oh yes, he pulled out the dryer and charged me for a mark on the wall BEHIND it. Then proceeded to charge me for a little dust on top of the refrigerator. Then one hair on the floor in the bathroom, and he decided it was hire the cleaners time.

I should add that the previous owner sold me this same dog gate for $5. I was assured by Jason that it wouldn't affect my move out inspection report.

Why make me spend $295 on carpet cleaning when all that NW Tradition would do anyway is pull the carpet? Why was the additional carpet pulling activity was done AFTER I paid for the carpet cleaning out of pocket?

All of this is done for what should have been normal wear and tear?

Lesson learned: you can't trust any of these property management companies, especially NW Traditions. So, take a video or pictures of the entire rental or lease property before signing a lease. If you're going to take pictures, have a newspaper or some other publication showing the day's date in the picture. Don't assume for one minute that the same person who checked you into your property will be the same one to check you out. That's probably not going to happen anyway, and you're setting yourself up to being screwed over.

Since I lost all of my security and pet deposit anyway, what was the point in trying to get my place ready for move out inspection again?

Take your business elsewhere. Learn from me not to go with these guys, unless you want all of your security deposit taken, and you may have more charges on top of that.
