A disaster at our rented home gave us less then a week to relocate. With pets and bad credit, no savings and in shock we moved to Twin Lakes Mobile Home "community”. We told the manager when we read the contract that we were out of options but we knew this place was screwing us, but that was the tip of the iceberg. There have been at least 4 managers since we came last August, none made it more then 30 days. Even though state law requires a manager onsite, the "floaters” are here only to collect the money.
Let me be upfront in saying we pay late every month, but that’s because I know they will charge the late fees either way, I refuse to place a money order in a drop box of an office that may not be manned for a month. I have asked the managers, all of them to fix the sign at the entrance that is missing letters, it’s embarrassing. They say they will, they are always lying. The tree line behind my "home” is being used to dump everything from electronics to mattresses, the EPA ignores my complaints as does the park.
The finance company says they aren’t involved with the park and the park says they arent involved with the finance, but the park manager was who we signed all documents with, there were blanks for dates and the finacial officer and she read a text of her not being able to answer any questions, I wish I had known then that it’s not legal to sign a contract with blanks.
5 months later we received a copy of them dated December 11, with Terry Oldmans signature. They included a letter from on in the packet in August that said scheduling issues prevented him from attending, every single time. Yeah Terry Oldman doesn’t ever attend, therefore no questions are permitted or obviously answered. I guess since they are charging 22,000$ for a trailer assessed for 5500$ they already have received what they want from us because 3 days after this months pay my was due they put a notice on my door.
When I called the new place mh Acceptance they were closed as was the office so their demand of contacting them immediately was impossible to adhere by. So the park manager put a notice on my door from the finance people that they aren’t involved with. I spoke to my new account representative and asked about the 3 days, she said it was because I hadn’t paid the park my lot rent.... so they are obviously not connected. Even though they are owned and run by the same two people in a small office in Elkhart where they also own and run a lot of mobile home parks and like 10 other for profit llc’s and a church.
I have not even told you the worst part yet. My entire household gets daily headaches, ringing of the ears, nausea and constant sinus issues since we moved in. This is a FEMA trailer, zoned for the south. We don’t know if it’s mold or formaldehyde or the coal fired power plant 1/2 a mile from here. I do know they had 133 water violations in 2004-2008 and that’s why they went on municipal water. That report lists the city here as Heusler Indiana with a zip code that belongs to Evansville, I found it buried in the EPA reports on the power plant.
At night the infrared light on our security cameras make the silica in the fly ash glisten like snow flakes. They start burning full blast at sun down, so much so it changes the pressure in the air. You would think our electric bill would be low, since we can turn off appliances and they still run do to the current being so strong, but since the trailer was meant for the south we are paying $600 a month electric to keep the trailer warm enough for my infant grand daughter. I can’t afford a lawyer, yet but we will not stay here.
The local sheriffs department won’t hardly even come here, so with no manager and no police we are paying good money to live in a ghetto while inhaling poisonous air and watching our own backs. I wish Indiana would pay better attention to the licenses they are handling out. If it’s obvious to me online that these people are crooks, it should be obvious to everyone. Capital Corporate Services I think is the parent company but the money trail is long and complicated. Do not do business with these people. Make sure you do research on anyone through the state website. Even if you are desperate, everyone they deal with is and that is how they get away with it.
