Please don't build a house with Maronda! They are scammers! They steal you're money. Build poor quality homes. They lie to you. To get you to sign the contract! After you sign the contract and you have questions they never respond to you. They ask for large amt of money for a deposit.
We had health issues needed to get our of our contract. They would not give us our deposit back. They haven't cleared the lot yet. So they haven't lost anything. They pressured us to sign this contract. After we did & gave the deposit. They never responded to us. Until they wanted the 2nd deposit. They take over 2yrs to build a house. They lie & say within a yr. Don't build w/this co Maronda. You will be sorry! Beware of their practices! They are in it for the money. Build poor quality homes!

Poor electrical workmanship, barely passing NEC codes. The Electricians installed 23 fixtures and receptacles on one circuit. I was told by their Electrical service company that it was within NEC Codes. Kitchen Lights (8), 2 full bedrooms (Outlets and Lights), a Full bathroom (Lights and Fan), utility room and hallway lights etc; all on one 15 Amp circuit. It probably saved the company about 50 dollars. Legal, Barely, But poor judgment in my book. Previous NEC codes wouldn't have allowed it. That same afci breaker keeps tripping by itself when I'm doing nothing, and then it takes hours to reset the breaker (Bad/dangerous if you have medical or life support equipment). The Garage Breakers and GFCI is thrown regularly even if there’s minimal loads on them. When I inspected the attic I found thousands of feet of never connected phone and Coax cable just hanging there throughout different locations.
The Concrete sidewalk had small chunks missing before we even took possession, but I know from experience that repairs would make it look worse than the damage.
Now for the outside yard. The 2 Oak Trees they planted were nearly Dead when we took possession, But I owned a landscaping Company in NY so I was able to slowly revive them. The sod planted was very poor Contractor quality grass, mostly exposed soil and weeds. Also, When the contractors built the House they dumped a lot of debris on the wooded lot, owned by an out of state investor, next to ours, Beer and soda Cans, Paint buckets, Hardened masonry, and more. My Neighbor across the street complained that they parked and actually dumped their excess concrete on his front lawn, destroying the grass.
The Trane Heat Pump AC Unit (Model 4twr6030h1000ab) is undersized for the nearly 1800 sf living area. It is a 2-1/2 Ton Unit. Any reputable HVAC contractor recommends 3 tons minimum. It barely keeps up in summer.
The roof trusses are uneven, some are nearly 1/2 inch lower in spots, obvious when the ceiling lights are on, and some are spaced 22-1/2 inches to 25-1/2 inches apart.. They should all be 24 inches on center.
Right after we moved in, During some 30 mph winds an 11 foot piece of the Soffit over our covered porch blew off. The Warranty dept employee was rude and condiscending when I reported, stating that she had no ETA on when it could be fixed. I replaced it myself noting that there were very few staples holding it in place when they originally installed it.
The carpeting had small sections of missing pile and paint stains. The Tilework was missing grout in some spots and there are several feet of the grout cracking/Separating. They left tile adhesive on the top of the tile in several places.
