When I signed a contract to engage them to find a tenant for my property in Vallejo, California, they agreed to find a single-family for $1310 Finder & Marketing fee. They found a non-profit organization to occupy my house instead of a single-family after two months of marking online.

They sent me a report for me to sign to approve the tenant, in that report they said they did a background check on the tenant and collected all necessary income verification documents for the tenant. I trusted the Marketplace Homes report and allowed the tenant to move into my 2600 sq. ft. house with a market value of $700,000.

When I asked the Marketplace Homes to supply me with the background check report and income verification statements they said their policy is not to share those documents with the homeowner. I didn't suspect anything and went ahead with handing over the keys to the tenant.

Within a short time, I noticed the tenant was filing various unusual home repair requests and getting late in their utility and rental payments. That prompted me to do a background check on the tenant myself and noticed they had several evictions in the past and they don't have steady income rather depends on raising funds to pay their bills.

Asked again the Marketplace Homes to send me the rental application and other documents supplied by the tenant during the application process. Noticed they falsified their monthly income as $66,000 and never bothered to fill any details about their past eviction records. Marketplace Homes didn't notice not only the application form was incomplete but also fail to verify the income.

Because of gross negligence of Marketplace Homes and lack of quality of service and not full-filling their contractual agreement with me, I sustained $23,000 financial loss due to the unpaid rent, repair cost, lawyer fee to evict the tenant from my house.

In addition to the obvious financial loss by letting a delinquent tenant live in my house, I sustained other immeasurable losses because of the physical and mental stresses of this experience and loss of my income during the eviction process and also during the tenant's occupation of my house. All these could have been avoided if the Marketplace Homes were not negligent in their screening process.

I bought a home for my retirement in NY State and hired Marketplace Homes to manage it for me. They found me tenants and managed the rents, etc. The problem came when the tenants told them the furnace was not working. I had the option of finding someone myself, or hiring their contractors ("Super Sam") to do the job. I asked for a written estimate and they would not give me one. Then, after the job was done, they sent me this invoice that looked like it was a put together by an inexperienced person or a child.

The bill was for over $1700. There was no contractor or company name or contact information on the invoice, Just their name and address; there were no itemizations on parts used, how much time was put in - it was not professional at all. When I emailed all the people I had been in contact with at MH (including the CEO, Mark Kalis) asking, then demanding, a proper and professional invoice, I was told that is all I get. It just sounded so shady to me. So I kept at it and got a little upset.

Then CEO Mark Kalis sends me a nasty email saying they are dumping me because that is the way they do things, and my tone.

I do NOT recommend these people. Ask yourself: why all the secrets about contractors? Was the invoice a phony one they made up? Was any work done at all?

Find another company if you need your home managed.

The owner of this business Mike Kalis is a sick sociopath that likes to contact the employers of tenants who post honest reviews on his page. He tries to get them to lose their jobs because they are trying to warn the public of his illegal and shady business practices.

He increases rental rates with less than 30 day notice, does business in states like Georgia and Tennessee for which he does not have a valid license, they demand auto draft and then will charge amounts not previously agreed upon.

The owner will harass you via email, file false discrepancies on your credit report and they will not fix anything that is broken in your rental unit. Stay away from this company and the crazy owner Mike Kalis. I will post email screenshots shortly.

In my 30 years of renting housing, I have never lost one penny of any security deposit for any property I have ever rented, until now. This company took more than $1300 from my security deposit claiming damages that were not there when I vacated the home. Additionally, the money they charged for these so called damages were extraordinarily inflated compared to what it would have really cost. I truly wish I could have been there for the move-out inspection, but I work for the state of CA full time and am a full-time student as well, so my schedule did not permit me to be there. Beware of this company! They force you to have the rent automatically withdrawn from your bank account, and several times during the lease they tried to withdraw the money early and they double charged me twice as well, which cost me considerable time contacting my bank to straighten it out. Luckily, I'm a veteran and I have USAA as my bank and they were always on my side during this nightmare. The homeowners, Dexter and Jessica Smith apparently were in on the scheme because they were nice to me when I was going out of my way to make sure they got their mall that came to the house every week or so, but did not reply to me when I told them of this situation. It's so sad that these corporations are so difficult to fight in this country. It seems that the legal protections and the almighty dollar are all that matters to most Americans in this day and age. Beware of this company, and make sure that you attend the move out inspection if you are already renting a property from this dishonest company.

I had to tell them to change their lease agreements because they were illegal in WA state. They even told me that most of what I sent in an adendum was going to be incorporated into their contracts!??? They also claim they will be monitoring people while in your home, but then when mine was vandalized by the people they gave access to, they took no responsibility for the damages. When I asked how they planned to protect my property from future potential tenants, they dropped my account instead. Beware if you don't want to be paying for repairs etc out of pocket due to their lies. They just cost me money, but never provided a legitimate tenant.

What a bunch of professional liar's! David Duncan, Marketplacehomes finance officer and Mike Kalis, the CEO are some of the finest liars you'll ever encounter! I fell behind in my rent, made the money available, ( all of it) and yet this company still filed an eviction on me hurting my chances to rent from other places!

I had 3 rejections because of it with-in 48 hours! I made the money available, supplying accounting and routing information on Oct. 28th and as of November 8th , and per PNC bank, there has been no withdrawl of funds, or an attempt or anything pending!

Yet some how, Marketplacehomes.com was able to email me a FAKE receipt " as if" they have made a withdrawl. I think they are waiting for the continuance of the eviction filing to run out , and then say i didn't pay and try to put me and my kids out! Very shady to say the least!!!

Mike even went as far as to label his email " Hoping to help " they tried to charge me some trumped up charges of $300.00 court cost, when the docket clearly says $180 , then said well just give us $150.00! David Duncan put in writing i could leave within 4 days, and forfeit my downpayment as well, it's all about money with them, no one was ever trying to help! Don't get involved with these professional scammers!!!

I was looking for a home to rent, found the perfect one in the right neighborhood and also where I have many firends. Contacted this compnay in charge of the home I wanted to rent and recieved all the information needed to fill out app and included application fee. I was then told because of my credit I would need $1700 initially by first week of October then an additiional 2200 by the end of the month! I said I wasn't interested in buying the d**n house just renting it. So now I'm out of $150.00, the house is still listed on the rental circuit at $850.00 a month and in this town and that neighborhood it would have been gone already. This is a scam just to collect the application fees or until someone is crazy enough to pay the exhorbatant amount of money for a year lease! I want my money back and I won't stop till I get it. Everytime I see this house listed I wish I could beat the living hell out of these people. It's putrid to take advantage of people in a situation like this and I plan to go all out to make others aware and I hope you do too.

From the start, Myself and son and daughter set a date to move so that my kids could start school at U of M. I called Marketplace homes worked with a realtor that sent me paper work to fill out, sent it back only to find out they misplaced it, my personal Private stuff. I was asked to send it again, which i did the next day, only to find out the realtor was a rude guy, I was told he was a great guy having a bad day. I started working with a new agent at the office sent her the paper work and was waiting for a call, that, I never received back so I called back just to find out after being told by an agent that my paper work was OK and that my agent went on vacation with out even calling me. I had no choice we had to move from AZ to Michigan school was starting soon. We arrived in Michigan in April 0f 2015. I went with my family to Marketplace homes office in Livonia MI meet with the COO Mark Shaftner that took my paper work and told us he would call us back by the end of the day with an answer he gave me the lock box code to go look at the home inside and out, I asked him knowing the real estate laws that a licensing realtor needed to be with me, as stated in the Michigan Law. Mark Shaftner said no problem and broke the law. I and my family were worried that we were going to be homeless due to Marketplace not doing what they say they would do. I received a call from mark Shaftner the COO of Marketplace Homes, saying we were over approved for the home, that we could move in the next day they only needed to have us sign the paper work and issue them the check needed, as I went to the bank got my money order for the amount they asked for only to find out they over charge me $500.00. I let Mark know about problems with the home.

Marketplace Homes also has an F.B page. I made a commit in the feed about the bad service, lies, threats, no repairs being done, no call backs and Mike Kailis, slandered my name putting all out there given out my personal information that was not true. After I copied and pasted to word for proof that he slandered myself, he took down his commits, but, not after, I copied them we will see what the court system will do. The law is clear, they are in BIG TROUBLE.

1. Dirty everything.

2. Home never had a fall clean up.

3. Hot water tank, smelt like rotten eggs in the home, needed new hot water tank

4. Kitchen counters, stains, nicks

5. dishwasher, does not work still, needs new still.

6. drive way has sink hole.

7. broken door handles

8. electrical problems

9. Cable installed improperly, needed to wait 2 months for service.

10. water softener not working, needed new took 3 months to get fixed.

11. septic tank, backed up into home, needed pumped, which i had done. problem lid is smashed and tank is falling apart. Company won't handle.

12. No handy cap rails, need, I have bad back, just got over brain cancer.

13. I have 2 service dogs, by LAW they can not charge me a pet deposit, what they did charge me 1.5 more in a security deposit.

The wost is that Marketplace, let the water tank blow up leaving us with 5 inches of water in the basement destroying my property. All due too Marketplace won't fix a d**n thing until you are all most Going crazy..

Washing dishes by hand, they won't replace the dish washer.

But they keep taking my money every month.

 This is a $280,000.00 home per Marketplace. After researching, $140.000 at best.

Marketplace Homes, will take your money, put you in a lease and forget about you. They will not fix, call or even answer certified letters sent to them 3 times. The staff sees how the owner and management handle things they don't so the employees do the same treat you honorable.

The problem is that Marketplace offers to home owners that could not sell their home due to problems with the home, bad location, homes that just don't sell. marketplace takes these people to " builder partners" which in reality are just home builders that build homes in the area. marketplace takes these home owners that can't sell there home, takes the owners to the "partners" to purchase a new home, off setting their payment with a Marketplace lease which is also a problem, banks look at rental agreements and use the lease payment to of set the new purchase so that the buyer has the income to make all payments to off set their ratios.

I have tried calling, letters, registered letters. They just don't care...It's all about the Money and not people.

Say NO to marketplace Homes and ZIP Tours.

Zip Tours, is a company that are owned by the same people. They offer to let potential buyers in your home UN accompanied by a realtor. These people go into your home if selling, with out, a licensed real estate agent.

BAD NEWS....

 We are still waiting for a letter, Email from Marketplace homes, nothing. I will not talk with them over the phone, due to the threats made against my family and I by Mike Kilis and Mark Shaftner.

I have talked with my attorney, I/we, will be going to court, I will be calling the real estate board of realtors making a compliant about the law broken and every site out there. I, will not let this company hurt someone Elise’s family.. If I can save just One family on what my family has gone thru. God has blessed me.

I urge you NOT to do business with Marketplace Homes.

Although it seems like a reputable company, my experience has been anything but such. They are now fullfilling their terms of my Guaranteed Lease Arrangement and are refusing to pay the final 2 months rent on my Rental Condo that they owe.

The owner, Mike Kalis is an arrogant, unprofessional person who will stop at nothing to make a buck.

I feel sorry for the poor employees who answer the 1-800 Customer Service Line, you can just hear how horrible it is to work there in their voice. I wonder what the company turnover is ? Poor souls.

I'll see you in court Mr. Kalis, don't think you are done with me yet.
