We were working with this Manor House Builders to build our forever home. First, we told them that we had a realtor that we were working with however; he didn't come with us as we were originally just getting ideas of what was offered in the area since we had just relocated from a different state. We exchanged a few emails back and forth and after careful consideration we decided that we were interested in moving forward with our build. We emailed Manor House's realtor representative and set up a meeting with our family and our realtor for a Saturday. I even asked if I could bring my agent. The day before our meeting we got an email to confirm and asked what our goal was for this Saturday meeting. We clearly stated that we were interested in signing a contact and picking selections to get this process moving. When we showed up it was stated that she had another appointment and she wasn't sure that we would get everything selected at this appointment. We were rushed to make selection, and she stated that she needed to go to another appointment and that she would send the contact prior to the end of day. However, it wasn't more than 1/2 hour after we left that we got an email, and due to some questions she couldn't give us a final quote she needed to wait to hear from Charleston because we were doing a one off build. We took our check book to put a deposit this same day but she stated that we should wait until we have all information.
I set up a call with the home office in Charleston for Monday, and out of that call most all questions were answered, and we felt that since we were rushed that we needed to make sure that all selections were truly what we wanted as if we needed to change after the contract was signed we were told that it would be $250.00 per change after the signing of the contract. Due to this we set up another selection process for Tuesday evening after work. Again, we were feeling rushed as the Manor House's agent needed to get her child, and again we had our check book but it was stated, "I think that you would feel rushed to sign everything here with your children, I will get the contract to you tonight and you can sign." We got the contract via email however there were questions and concerns regarding some of the pricing, so we decided that we didn't want to sign the contract that night but we needed all questions answered since we didn't want to be hit with the $250.00 change order after signing the contract, so we sent an email to the Manor House rep and staff in Charleston to get answers. Again this is Tuesday night, Wednesday went by and all questions weren't answered, and Thursday morning we emailed again. We got some of the answer by Thursday however they weren't able to tell us what type of HVAC unit would be in the carriage house apartment, and again we wanted to make sure that we had 100% of the answers and didn't want surprises in the end, so we sent another email, but yet again no answer. Friday morning we got an email stating that they are sorry to say however they now have a contact on the lot that we were interested in and the people also byt the earnest money down to hold the lot. Again, extremely upsetting to us as we had been working on this deal for over a week, showed up 2xs with check book in hand, and emails back and forth that we were interested in signing a contact and executing this deal. Also, according to their agent these people came in on Thursday and did all of this and there wasn't even a phone call to us or our agent to notify us of this after working diligently for over a week.
We spoke with the president of the company and he stated that he was aware of some of our situation, however not all of it. He apologized but stated that there was nothing that he could do about the lot that we had our hearts set on due to the other people having a contact, but he may be able to get us into another lot. We liked the cul-da-sac there was another lot but we couldn't build the same house that we wanted due to the building restrictions that they have and not 2 of the same houses can be side by side or across from each other. Mind you that the lot now that we were looking at only had one real neighbor, and the other side was preserve land and yet they still wouldn't budge on the style of house even though in they are the ones a fault for the first issue.
I guess shame on us for giving them a second chance, as we came to agreeance had yet another contract written with this company this time we signed at 9pm on a Wednesday night, got a confirmation from the company that they had our signed contact. At 6pm on Thursday night, almost 24 hours later after we signed the contract the company came back with a scratched out contract via email and stated that they forgot to include the $6500.00 lot premium in our final price and that we would have to initial and pay the additional money. Again, this is not our fault, and they wouldn't budge due to their mistake. We think that this company is a joke and we would never allow ourselves or anyone that we know to give this company a dime as we know a lot of people, and have other friends/family that are interested in relocating. As of the time that we signed the contract we had 2 other families that wanted to come in and look at building a house but since this experience they too have decided to take their money else ware. We would encourage you that you think long and hard prior to doing any business with Manor House Builder.
