I rapidly learned however, that undisclosed costs and hidden fees in the agreement rapidly offset any initial savings offered by LCH. Upon final delivery 28 months after ordering my home final payment was wired to LCH, there was an additional 15000$ delivery fee added to the final payment (approximately 11% of the original contract price).
Also, LCH does not cover any unloading or inspection costs, which amounted to another 4500$. These costs are not addressed in the initial agreement and once the initial deposit is received it is non-refundable which gives LCH the freedom to charge whatever additional costs they deem necessary. As for the hidden fees, any changes to the original home plan, no matter how minute, incurrs an additional 750$ design charge each change. Also, I did not receive a finished buildable set of blueprints.
I received a set of what customer service referred to as final plans. I discovered it would be an additional 5000$ for LCH to manufacture the finished blueprints. Make sure to do your homework as to building code specifications in your state. I found out the hard way that a majority of the building products included in my premium building specifications purchase were not up to standards.
Upon informing LCH of this problem they we're more than willing to upgrade the package for an additional 10000$. I took care of it myself for a third of the cost. In conclusion, I discovered it would have been cheaper to hire a local contractor to do the entire build without any of the additional headaches that arise when dealing with a national company. eric sanborneville nh
