BEWARE of LMN General construction owned by Murillo Sousa aka Mark Costa. I have to fired him today because everything that was promised was not met from the time frame of having the job completed to the quality of work. Also, the work that he had done were NOT done by approved license professionals. The Township kept failing him and he kept lying to me blaming the Township was at fault with the delay, but after speaking to the inspector personally, he had updated me on all the violations and issues that he found, that was the reason he kept failing the inspections. Murillo aka Mark had took down walls that he did not apply a permit for and his guys that framed out my first floor was not licensed. Due his irresponsibility and lack of knowledge, I now have pay triple the cost to repair all the damages that had been done to the structure of our home.
He provided nothing but stress, I hired him since the end of August and now it's the beginning of December and the only thing that he had done was made it worse.
He had literally stressed me out to the point of tears, he was aware that I was pregnant in my third trimester and had made promises to have the house completed before I was due to give birth in 2 1/2 more months from the time I hired him. I had given birth in November and now renting a place to live with my newborn baby and my 3 kids because he failed to keep his promises to have my house completed. It's been a little over 3 months and my house is in complete studs. I had paid 50% of the total cost of the project to him because he required 25% of it upfront before he starts and asked for the other 25% after HVAC was completed. That's no where near the cost for HVAC. He had purchased insulation which was constantly being put back in and ripped back out of the walls over and over because he wanted to cover up his bad work from the inspector who failed him over and over because the work that was done by him was not up to code and violate the fire safety codes. Murillo aka Mark was willing to jeopardize the lives of myself and my children for the greed of money. My house is structurally at risk and it may collapse one day due to his negligence. I am a victim of a con artist.
I later found out today that he was switching his company name so many times to continue on his scams. He used to be EASY construction, K & M general construction, and so many others. Search up his name Murillo Sousa aka Mark Costa and his name can be linked to other company names that was reported. PLEASE take your time and read the reviews submitted by other victims. Disregard the false reviews that was submitted by himself of the good rating. I cannot believe he have the audacity to even respond and lie about his customers. I AM A VICTIM of a general contractor. My life and the life of my children was put on the line. I am in tears to the thought of the stress he have caused me.
LMN was hired for a 2400 sq ft residential rehab. Murillo Sousa required a 25% payment deposit upfront at contract signing and for a rather large job and we agreed even though this is outside of what contractors typically do. Our job was scheduled to be completed in 4 weeks and we thought that was optimistic to start, however we learned that was as unrealistic as it sounded. After issuing 3 of 4 payments over 6 weeks we had to terminate the contract for a series of contract breaches of building code violations of Improper water heater installation, kitchen elbows used in upper level bathroom piping, tub and shower drains WITHOUT traps, missing furnace exhaust vents on the rooftop following a poor roof install. Sliding door installed upside down after he advised he exchanged the door at HD. We had to reHIRE licensed plumbers and electricians to repair the damages they caused, and that is not all. LMN did NOT legally acquire permits for any plumbing or electrical work they performed and refused to reimburse the cost incurred by the owners for professional repairs even though they were contracted to follow the building code laws for permits and work to be performed by licensed persons where applicable by law. They severed all power to portions of the property and they never informed the owners or attempted to fix it. They actually instructed the crew to not disclose the damage to the owners. LMN installed a terrible siding job the requires repairs to the work. Siding trim was laid overtop rotted pine in the front and back areas of the home in their attempt to cut cost instead of replacing it properly.
LMN was paid in excess of $13K for the work and materials they performed and cost us an additional $6K out of pocket expenses they agreed to reimburse in the material and labor. Now they don’t answer calls and refuse to refund our money. Mark Costa( alias) threatened to forge and counterfeit documents to secure a fake lien as a scare tactic into paying him money he didn’t earn.
Murillo Sousa also doesn’t include his NJ license # on any marketing materials such as lawn signs, business cards, his vehicles or even his web site in which is required by law.
Murillo Sousa and his crooked crew of partners are not into flipping houses but they are into flipping businesses. After they rob tons of people for faulty work, code violations and unfilled contracts they close that business brand and start a new one. Leaving home owners and investors with thousands of dollars in repairs and unfinished work. The only actual work these people can do is build a stair case or deck and rob you for your hard earned money. LMN is the 4th named company in 4 years stealing from the American people.
