I call myslef doing research about them to see if they were legit. I did not find anything bad about them so i decided to join their mentor program.
Let me tell you that the mentor program is a rip off. I gave them $12,000 to sign up for their mentor program for 1 year. Half went to linda and the other half went to ray. I sign a contract which i later found out was a voidable contract. In other words the contract would not hold up in court.
Secondly, they told me they got leads and the leads come from the forclosure list in houston tx and all i have to do is go door knocking to find the motivated sellers. Well as i went door knocking, the sellers usually have listed thier homes with realtors, or moved out. Door KNOCKING DOES NOT WORK. I decided to put up signs to get leads. I did get a call from a seller who wanted to sell.
I told Linda that i was only intreasted in learning how to wholesale and that i did not have any money for a flip. She told me not to worry as they got access to private lenders. I sign a contract to partner on the flip with her husband leo and the seller. About 2 months went by and both the seller and I was wondering what was taking so long to close the deal.
Her partner Ray did not want to do the flip and said that all his money from his IRA was lend out on other fix and flip projects and he could not fund the deal. The so called private lenders that they suppose to have access to was charging high interest so she did not want to borrow money from them (i doubt that the private money lenders exists).
So she tried to get me to signed a consturction loan to fund the deal and I said no. After i decided not to do a construction loan she let the deal fall throgh. She tried to make money off me 3 ways, the initial $12,000 that i paid to for mentorship, spliting the profits of the fix n flip 50/50, and trying to put me in a construction loan.
Beware of Linda and Ray so call mentor program. If you dont have enough money to fix and flip your own properties, they will try to put you in a rehab loan. I told her from the beginnig that i did not want to do fix and flips but to start off by wholesaling properites.
