I signed the contruction agreement o Dec 9, 2013. It promise completion in 11 months after obtaining a building permit. Legacy pulled the permit April 16, 2014. We obtained the C/O April, 1 2015.This is where the fun began. We had over 300 items on the punch list.The final payment was May 26.2017. This was over three years from the issue of the building permit and the three and half years after the agreement.
Repalcement od 13 slider doors due to excessive scrathes
Did not build the Murphy bed to plan resulting in having to order a customized mattress that Legacy agreed to pay half
Both air conditioning units did not work properly for a period of over two years. This generated excessive electric bills when I was away in the summer because the equipment fan continuously ran when the lines were frozen. Legacy made nomerous attempts to repair the problem to know avail. Oct.2017 I replaced both air handlers, compressors, and 0% of the duck work at my expense.
Forgot to install well for irrigation system resulting in huge county water bills.Legacy paid these bills.
Incredibly difficult experience. Mold in the attic within two years due to defective application of Icynene Foam insulation. Took DOUBLE the time to build called for in the contract. This created extra expense and frustration. Builder did reimburse some of the extra cost. 4 move-in dates and even after we moved in we had a HUGE multi page punch list that took another ONE YEAR to complete. Builder threatened me with legal action after I talked with other customers about their experience...told me I'd crossed the line and he would only deal with me through his lawyer. Because of incompetent superintendent my wife had to manage the job on an easel in the kitchen for last six months of the job...dealing with subs, finding mistakes, giving direction. Many if not most of builder's customers experience was same or worse. Several lawsuits filed or contemplated
Builder hardly ever visited site. Customers intimidated and fearful if they complain too much house will take even longer. One family had three children before house was built...started with none...no twins or triplets. Builder owes ME money I paid to sub to fix mold problem...list could easily go on but that should be enough to warn anybody with half a brain...DO NOT HIRE THIS BUILDER. PLEASE.
