I am writing this to expose this fraud individual and his company. We advertised our house for rent in craigs list. He contact us and offered to lease our house with the option of purchasing with current market value plus %5 per year. We trusted and said ok. He wrote a contract with a young couple from prescott az. They moved in and set up an escrow account and paid their rent for almost a year and broke the contract because the tenant said his wife has left him and he cannot afford the rent. Theen we contacted mr. Rousselow and he offered to find another family for us.

We agreed by saying that he finds a family with good credit and stable job. After couple of weeks he wrote to us the he has found a family for the house. Then his dishonesty and fraudulent actions started. When the family moved from ohio to az he had already collected his hefty $9600( we found this out from tenant later) he did not greet them at the house and did not setup an account for the rent payment. Tenants tried to meet him in person and he did not meet them. When i asked him through email about these he wrote back that his wife is in icu and he has to go to hospital.

The next day he claimed he is sick too. So the tenant start saying that they are scammed and did not want to pay the rent to us until they meet mr. Rousselow. Long story short the tenant moved ou after two months. And them we found out that the tenants were not credit worthy people and thie transactions were in cats have and drug related. We believe mr. Rousselow knew all about them and he got his money and did not want to meet the tenants and they were very angry with him. They paid only one month rent with cash and left with almost $3000 damage to the house.

When i contacted mr. Rousselow about it he replied that my home insurance should cover it and he will not pay for the damages. I believe mr. Rousselow is a con and fraud and prays on people to make easy money and leave them in the cold. I can take him to small claims court but i don't have time and patience. So i am writing this Yscam to warn other people that might become his future victim. I an also planing to complain this case to az ag office. Unfortunately, I know first hand that Marvin L Rousselow is a thief and he uses his company Lease Own Homes as a conduit to steal from anyone that has the misfortune of crossing his path.

I stupidly leant Marvin L Rousselow the money to purchase a vehicle that had special equipment to transport his 'sick wife'. Over the last four years, I have found that sick wife and lease own homes are Marv's key phrases to steal your hard earned money.

After lending him the funds he failed to have my IRA's lien recorded on the title to the $43,000 vehicle that secure the loan. He then mad past due payments for nine months. In the nineth month he took the car to Southwest Finance and took a title loan out on my collateral. Ninety days later on 9.21.16 he filed his eigth bankruptcy since 1999. He lied to me, failed to make payments, breached his contract, provided me with false insurance documentation and even though he sent me texts, did not notify me that he filedbankruptcy until after the meeting of the credits then only notified me in 11-2016 that he had filed bankruptcy after Southwest moved to life the stay and repossess my collateral vehicle for their loan. Not only did he not notify me he filed bankruptcy, he did not include my IRA's lien in his bankruptcy petition and schedules, he did not include many other creditors we have learned since including the state of AZ. He filed these bankruptcy documents and attended the meeting of creditors under penalty of perjury and he lied.

He uses the the bankruptcy laws, courts, judges, trustees, and system to manipulate them to assist him in this theft and schemes. His 2010 bankruptcy in California is almost identical to his 2016 petition. First, he failed to record the lien on a property that was collateral for a loan, although that creditor discovered it before he could get away with stealing the collateral, - I wasn't so lucky, he filed bankruptcy without an attorney, then delayed proceedings by adding one later, fhe failed to pay bankruptcy fees, he failed to make pre-petition payments to the trustee, he failed to make post-petition payments to his creditors, once the bankruptcy stay is listed, he files a motion to reinstate the case, hearings are set, he has them postponed, the case is reinstated, then he does'nt comply again; failure to respond, failure to make payments, failure to file required documents, then the case is dismissed again, and he repeats the process over and over again.

Marvin filed chapter 13 on 9.21.16, the case has been dimissed four times and was low an behold reinstated yet again.

Recently (2017), the AZ Attorney General filed a civil complaint against Marin L Rousselow and Lease Own Homes for consumer fraud. Rousselow failed to answer the compliant in a timely manner, and then went to the AG and requested an extention of time to respond. Unfortunately, I just learned that Rousselow and Lease Own Homes are in negotiations with AZ AG regarding this case. It looks like he might get away with this large scale fraud too.

Someone needs to stop this serial theif and conartist. If you too speak up, maybe we can help stop him from doing this to others in the future.

I have read some of you are looking to recoup your money. No guarantees, but you if contact the AZ AG's office and provide them with your story and supporting documentation, perhaps they will include you in their consumer fraud case against Rousselow and Lease Own Homes. You might want to contact the IRS. I know that in his 2016 bankruptcy documents the trustee had many questions, pointed out many discrepancies regarding his business, his income or lack of income, and deductions he took on his tax returns that were not in sync with his bankruptcy petition and schedules, and stated the debtor was required to adequately explain and provide documentation to resolve these questions, to date the debtor has not done this, however, if he filed fraudulent tax returns, and you can provide supporting documentation, pehaps the IRS to shut him down once and for all.

Marv Rousselow has been using his home based business to take peoples money for years. Not only has he been repeatedly asked by the Department of Real Estate in Arizona and California to stop his unlicensed business practices he has recently taken his scam to a new level.

Marv and LeaseOwn Homes took $17,000 dollars from one person and was a subject of an ABC news investigation in Phoenix for his poor business practicies. He stole just over $8,000 from me and refuses to give it back after we asked for a refund on a home that was not to our liking. Marv Rousselow made a fake contract by a realtor that has no clue he was using her name on the contract. We contacted the realtor and she as unaware that Marv is using her name to generate phoney lease purchase contracts. I have been talking with the authorities and now have a small group of other people that have been scammed over the last few years!

Please do not use Marv Rousselow or LeaseOwn Homes.

He will take your money, he filed bankrupcty to try to avoid paying back people he stole from. Too bad it's not going to work for Marv, if you have been hurt by hiim please email us we are working with all forms of law enforcement. Marv things because you signed his phoney contract you he can keep your money too bad that's contract fraud and the agent he used isn't going to lie under oath for him.
