There is so much to say about Property Preservation companies out there, but Laudan Prperties takes the cake.
They love to say legal terms such as "signed off pricing," and " published pricing," but when it comes right down to it, they pay you what they WANT to pay you. They love to tell you that the price they are paying is what their client allows, but after extensive investigation, this is simply not the case. They like to add items to the work orders that they say the client requires for " no payment," such as cleaning fecal toilets as part of a winterization, and trimming shrubs and debris removal as part of a grass cut. After talking with their clients, our atty. has learned that Laudan Properties is actually hetting paid extra for these services, but is NOT passing the pay onto the local contractors.
We currently perform services for several large national companies, who handle apx. 37 different investors. We use a couple of different cost estimators in our quotes. With that being said, our bid approval percentage with Laudan Properties, is running in the 23% range, while the approval percentage with ALL the other companies is 65%-70%. No one expects all bids to be approved, but we thought something strange was going on, so we started to look into it. What we found was amazing. Laudan Properties is marking up the bids to a point where their clients are unable to accept them, and must turn to other vendors to get the work done.
Currently, we have 73 properties, some with multible work orders, that our atty. has sent Laudan's clients an " Intent to File a Lien" on simply because they REFUSE to pay/
After 17 years in the Morgage Field Service Industry, we feel that we are obligated to warn contractors, and potential clients about the greed, and unprofessionalism of :audan Properties.

Completed a trash out at a local property on the day it was due. Completed all tasks including uploading of photos. We were unable to make the work order "Ready For Office" in PPW, (other Property Preservation Contractors will know what this means) due to a lengthy interior property inspection form requirement in the work order. We did not need to inspect the interior of this property as the trash out was limited to the detached garage. We had been to this property at least three times previously just the week before the trash out was ordered. An inspection had already been done and the lengthy form already completed. We needed the form requirement to be disabled in PPW. Our CRA Ryan Dulin at Laudan was emailed to disable the form but did not respond until the next day. We made the work order Ready For Office as soon as we were able. Laudan took ten percent ($70) of what the work order was supposed to pay claiming thats the penalty for turning in late work.
