I wanted to see a listing on realtor.com, that listed Jeff Kermath as the agent. I left him two messages on two separate days, and did not get a returned call. On the third attempt, he picked up the phone and said if you don't have a realtor working with you as a buyers agent, then you just call the owners directly to see the house, and acted as if I should know that number. He also seamed more interested in listing my home with him, than helping me find out info on his listing.

Jeff got mad at me when I didnt list with him, as he expressed in an email to me. Obviously I would not list with someone that does not return calls and acts unprofessional. I informed the seller of this early on, but did not seam to consider that he appeared to have a vendetta against me.

I saw the house, then made a formal offer in writing. Everything was fine until my contract dates were not going to be met, since had trouble selling my house.

The owner offered to extend my contract if I provided a formal loan approval. I provided that, but of course it was contingent to the sale of my house. I did sell my house before the sellers deadline, but didn't seam to care. They cancelled the contract, and changed listing status to active, even though I thought I provided them what they wanted, and sold my house.

I provided a different addendum that said contingent to closing on my house. I then was told I needed to provide my loan application in order for them to accept my addendum to stay in contract, and provided that too. Every time I gave them what they wanted, they asked for something else to buy time and get better offers. Jeff was saying an addendum was not acceptable, and that I had to write a whole new offer, which was ridiculous. I offered about 1% more for the house too, but they still would not let me back in a contract. Jeff was saying his buyer is hoping for a full price cash offer, in so many words. Which I should bring up, I had a sence that Jeff spoke on behalf of his client several times, without knowing how his client felt about things talked about with him. Even emails were responded to immediately, as though he had a chance to speek with him. In addition, Jeff also acted unprofessional with response time. He would say I am not at my computer, so I can not help you until later. Plus, he operated as though everyone should immediately see emails, and would never call or text me to let me know he sent me something, even with regard to canceling my contract. To me any realtor on earth would call or text for that kind of change.

In Jeff's defense, I don't think he had ever delt with a loan broker like I was using due to lack of experience. However, he did not perform dudiligence to find out if my preapproval and formal approval were ligitamit, which they were. He was very unprofessional in advising his client not to work with me, even though I provided everything he asked for. He also had no experience with a power of attourney purchase for someone else, my mother. That doesn't mean you advise your client that I am a scammer.

My recommendation is to pick discount brokers very carefully, and test them to see if they pick up their phone for listings, or return calls and emails, before listing with them. Jeff offered extra services to his client that was selling this house. I would never recommend that with a discount broker, since you would not be getting someone with a lot of contract or financing experience.

Unprofessional

I will never recommend this flat rate realtor to anyone. He is not professional. His email were very condescending. At one point he even said I “blew it” because I didn’t do exactly what he told me to do. Really? I’ve never had someone who is supposed to be professionally speak to me the way he did. I guess when you pay the realtor up front they have nothing to loose and can say whatever that want. Yes, my house did sell but his attitude and how he treated the buyer’s agent was horrible. I hade to apologize for him several times. Using a flat rate realtor did save me money in commissions but having to deal with his behavior was not worth it.
