Joseph Van-Y is a convicted felon who has been scamming people since the 80s. Joe is unable to get a building permit and operates under his son's business, HD Homes, Douglas Van-Y. Both are from West Branch, but there are cases against Joe all over the Eastern side of the state.
Joe's draw in (for me) was that he wanted to retire and his son wants to build his business. His son needs referral jobs so the bank will back him, etc. Joe presented a great deal to remodel the exterior of my home in exchange for being a referral home for his son for 2 years.
Joe drew up a first contract (perhaps in violation of parole at the time) and requested $5000 CASH for materials. He also requested that I pay for the dumpster. The orginal contract was to replace a rotted porch roof, re-screen and wrap the porch and to re-shingle the roof.
Joe presented me with the "got a deal for you" idea and contract.
Additional money was paid for the additional downpayment. Throughout the 5 months Joe was "working", he came up with every excuse in the book as to why the work wasn't getting done. At one point even offered a full refund. Joe said he was pulling guys off of all jobs to bang mine out in a few short weeks.
Joe never pulled a permit, but he did have me pay $1500 for an architectural drawing. That drawing was never done. He just kep assuring me the inspector approved and we could move forward. When he was doing the framing, he told me the inspector had been to my house. All of that was not true.
Joe subbed out the roof job to a Todd from Saginaw. Todd took forever to do the roof. First snow, I had a leak in my garage. Twice the roofer tried to fix it. He blamed the contractor and vice versa. I'm still left with a leaky roof and was threatened by the roof with a lien and lawsuit. His claim is that Joe contractor never paid him the last $1000.
Eventually word got to my township building inspector about my troubles. Joe yelled at me "who have you been talking to", which I found surprising. Through friends, I found out he has cases against him in many counties, served jail time and should not be operating a business.
Bottom line... Joe got paid $23,425, and I am left with a leaky garage roof and a partially finished porch that likely won't pass inspection. Shoddy framing work! I have an enclosed porch with no floor, no door, no interior finishing, no lights. It's unusable as is.
Do not contract with Joe, Doug or HD Homes unless you want a nightmare.
