Lets be clear here. John Gutierezz is a real estate broker and agent, combined when making a sale he can act as both, thus collecting not only the agent fee, but the broker fee as well. It's a double whammy!!
John Gutierrez is not your man for completing your real estate transaction, whether it's a purchase or a sale. John Gutierrez will be forthcoming and polite in the beginning, but when negotiations become challenging, John Gutierrez will be there only up to when your last contingency is removed and when he knows you are fully committed, thereafter he will leave you hanging.
Our purchase price was around $500,000.00 and was a condiminium, John Gutierrez's comission as a broker/agent was 3%, he stood to make $15,000.00. Remember- he collects both the agent fee and the broker fee. (He was the only one involved on his end)
Our Story
Negotiations were very tight between the seller and the buyer agreeing on a price, as the buyer...we suggested to our agent John Gutierrez that he might consider reducing his broker/agent fee and approach the selling agent to do the same to make this deal happen. John Gutierrez found this to be a challenge when this suggestion was made, but he managed in his resentful state to put the deal together and both the seller and the buyer agreed on a price. So....the process began, as it normally would proceed subject to the contingencies being removed. John Gutierrez now in again resentful state felt that it would be professional to support us only up to our last contingency being removed, (which we had every intention of doing to complete the sale). Once John Gutierrez knew that the sale was final and all contingencies were removed , he decided to then withdraw any suppport or answer any questions regarding the completion of our purchase. He refused to do the final conditional walk through- sent us the form and told us to fill it in ourselves, refused to respond to text mesages and e-mail regarding escrow. John Gutierrez even ignored our e-mail and text messages repeatedly regarding where we could pick up our keys to the $500,000.00 purchase we just made. We had to track down the selling agent and ask where or how we could get them, she told us to take our paperwork to the property manager he might have an extra key. Otherwise, I guess we could just hire a locksmith.
Beware of an agent like John Gutierrez, his attitude, personality/professionalism became resentful, childish, unprofessional and unethical to say the least. You do not want an agent like John Gutierrz repersenting you in any real estate transaction, or for that matter any purchase or sale.
