Kim Kerzie, of the Irvine Company, in my honest opinion, is one of the most ignorant people I have ever crossed paths with. She completely dismissed her responsibilities and hid behind her mistakes and mistakes of her team by refusing to even communicate when legitimate and serious complaints were presented directly to her. As a paying customer and client of hers, I was shocked by her complete refusal to correct or even discuss major mistakes on my invoices. She knows that she failed to do her job, which is bad enough, but then Kim Kerzie refused to investigate the mistakes or communicate at all when I tried to call and email her several times. In fact, she didn't respond or even acknowledge my requests for assistance, which I believe was because she knew she had acted unprofessionally, but was too lazy or ignorant to admit or discuss it. In my opinion, Kim Kerzie is a liability to the Irvine company and the Newport Bluffs property management team and seems to be one of those people who is completely disengaged from her job and responsibilities to her clients/customers.
Irvine Company had the nerve to contact my lawyer and agree to let me out of my lease at no cost, as long as I remove my review and photographs. That’s not how it works! For starters, Irvine Company and management at The Village are continuously committing crime and breaking the law. Second:posting legitimate/honest reviews and photos is the first amendment! By stating such ignorant crap, Irvine Company is clearly displaying their corrupt and illegal ways of doing business. That “negotiation” alone is called bribery!
Irvine Company and The Village illegally defamed my character, telling my lawyer I “staged the photos” at The Village (where I reside). How stupid could one be!? Stating such is only getting Irvine Company and The Village in deeper legal trouble and more serious media exposure.
Irvine Company and The Village have continuously violated numerous Civil Codes and Ordinances for many years. Irvine Company needs to stop breaking the law, cease engaging in unfair business practices, stop all shoddy business tactics and immediately correct their actions.
I’m fine paying the remaining months of my lease while renting elsewhere just to keep my legitimate review and photos online and continue exposing Irvine Company and The Village to the media. It’s not a financial issue to me; it’s principal.
It’s unbelievable how clueless and ignorant Irvine Company and its employees are. Emails with time stamped photos attached between myself, management at The Village and Corporate Customer Care are saved, dating back to May 2014. So, If said photos were “staged”, why didn’t Irvine Company speak up then and/or do anything about it?
Either way, Irvine Company and management at The Village have a legal obligation to make certain the property/dwelling is kept in every part clean, sanitary and free from all accumulation of debris, filth, rubbish, garbage, rodent and vermin pursuant to Civil Code § 1941.1(a)(6). What’s their reason for allowing trash to sit outside apartments for days and even longer than a week?
Further, pursuant to Civil Code § 1942.4, Irvine Company is prohibited from collecting rent for a premises when it’s in violation of Civil Code § 1941.1. In return, tenants are titled to reimbursement for their rent they paid while the premises have been uninhabitable.
Irvine Company and management at The Village are continuously maintaining a nuisance. They continuously fail to enforce paragraph 13 of the lease by allowing illegal Airbnb business to be conduct at the property. They have been informed of this matter many times and negligently give it the blind eye and deaf ear. The only thing Irvine Company and management at The Village did was send a sugarcoated, generic letter to all tenants at The Village, informing said tenants that it’s violation of the lease to sublease their unit (aka operating an illegal Airbnb business in one’s unit).
Paragraph 13 of the lease specifically states it is a violation of the lease for any tenant to “advertise the Premises on Airbnb, Couchsurfing, Craigslist, or any other advertisement or listing service”.
Further, aside from paragraph 13 of said lease, it is a violation of the Irvine Municipal Code to operate an establishment allowing transient occupancy without obtaining a transient occupancy registration certificate from the City’s Manager of Fiscal Services, and without paying the corresponding transient occupancy tax.
Allowing such illegal activity to be conducted at The Village places all tenant lives and safety at risk. Anyone from anywhere could illegally rent a unit for days, weeks or even months at a time with no credit or criminal background check required. That means murderers, rapists, thieves, drug dealers, pimps, etc. could rent any Airbnb unit and only required to have a valid Airbnb account, credit card and drvier’s license.
Considering how Irvine Company and The Village are illegally and falsely accusing the disgusting trash at the property to be “staged”, they must insist the disgusting trash is also staged at the properties, such as The Park. Irvine Company and Management illiterately stating such ignorant crap will only get them into deeper legal trouble and more serious media exposure. My Google photos (not staged either) of The Village and disgusting trash was posted 3 weeks ago and within the first 3 weeks, it accumulated more than 61,000 views. That’s 3 weeks only.
The Village in Irvine, California really isn’t safe. I obtained a police report and arrestee roster for the first 6 months of 2016. Within the first 6 months, 31 serious crimes (theft only) at The Village alone, were committed and reported to Irvine Police. Surly those weren’t staged. A sanitized and redacted copy of the police report is included in the Google photos. Unfortunately, crime at The Village has nearly doubled within the last few months.
Definitely the worst company to deal with. Their management consists of the most clueless people in the world. The inside of of the property (at least at The Village and The Park) is so filthy and disgusting. They keep the outside that potential tenants see nice and clean, but the inside is unbearable.
Irvine Company continuously increases rent. When your lease expires, you're given the option to resign another one year for an additional $150 - $200/month, or go monthly for an additional $560 - $600 per month. I am not kidding. I have attached one of my renewal letters verifying it. It is standard business with Irvine Company.
Irvine Co. has been allowing tenants to sublease their units as illegal AirBnb units, putting all paying tenants safety and lives at risk. There are no requirements for an AirBnb customer to rent the units for days, weeks or months from the tenant. Anyone could rent through AirBnb; criminals, drug dealers, prostitutes,etc. All they need is a credit card. Irvine Company has been alerted of this matter many times and does nothing about it. Paragraph 13 of the lease specifically states one cannot sublease their unit or use it as an AirBnb, Couchsurfing, etc. Yet, when rporting this to Irvine Co., they do nothing about it.
To prove how ignorant management is at this property, we alerted them of the illegal AirBnb ad for a specific unit that showed photos verifying the exact unit. Management had the nerve to tell us the unit was in compliance with their lease! How stupid could one be! Management alone is a serious liability. They make such bad decisions, they put innocent bystander lives at risk. Management even had the nerve to come to my unit and ask me to help them locate all the illegal AirBnb ads! Management at The Village is so ignorant, they had the nerve to tell a tenant that quiet enjoyment does not apply to Irvine. That's a national law! Just goes to show how ignorant Irvine Co. and its staff are!
The security people at the properties are not security. Irvine Co. has told us many times that they are "courtesy patrol". Even Irvine Police Dept told us that the "security" at these properties is a total joke. One of the security thugs was hanging out in the garage like they always do, allowing a car to illegally sit in the driveway, blocking all lanes, preventing people from entering and leaving the garage while they talk to each other. The thug "security" dude even had the nerve to argue with me. I had to contact Irvine Police Dept regarding their behavior. Furthermore, their manager James, had the nerve to call me at 12:30 AM, and try to tell me how important he is.
The maintenance/janitorial is a joke. All one has to do is look at the inside of the property. Chunks of wall missing, stains, trash and cigarettes all over the walls and sidewalks, yards with dead plants, etc. I even have video of a janitor emptying a bucket of mop water on the plants. Another reason the plants are always dying. You will always see bags of garbage left outside units for days and even weeks; clearly proves management fails to do their job monitoring the property. If they did, the bags of garbage would not be there days or weeks later. The only areas they keep clean are the paths to the model units and main area by the pool; all for show. Walk around the actual areas and you'll see nothing but filth. It is the filthiest property I've ever lived at in my lifetime.
The maintenance are unbelievably ignorant. One dude had the nerve to argue with me and attempt to talk over me. He might get away with it with others, but there's no way in hell I would allow that. I've had disgusting smells of food coming through my AC vents from day one and it became unbearable. Maintenance had the nerve to argue it with me, insisting it could be coming from my bathroom sink, dishwasher, behind the refigerator, etc! All they had to do is stand on a ladder in front of any vent with the air blowing! It was disgusting food smells. Even the manager recognized the disgusting smells from the vent.
One of my lawyers had to deal with Irvine Co. for their illegal billing schemes. Irvine Company was gouging me for water. My monthly bill went from $35 per month to $140 per month overnight and worst yet, there were many months, I did not spend a single day in the unit, yet my water bill was $135. My lawyers and I feel this was retailiatory towards me for posting a bad, but honest Yelp review about a very rude and ignorant Irvine Co. employee.
There has been an awful lot of illegal trafficing at both The Park and The Village. A lot of Chinese pregnant people have been illegally renting an apartment here, having babies in attempt to become citizens. This has been on the news many times and the Feds have been involved. Irvine Company has been warned of this matter numerous times and still negligently refuses to do anything about it.
The other day, there were approximately 38 pregnant Chinese women walking around the property.
This property has become a very filthy and dangerous place to live. With all of the illegal AirBnb business and illegal Chinese pregnant people staying in the units, having babies, this is not a good to live.
Liars, Bait and Switch, racist practices, institutional behavior. The leasing agents make promises they cant keep. They sell you on lies and deception. Management has no clue on how to deal with diverse communities. They practice racist behavior by allowing certain races to do things while prohibitting other nationalities from doing them. They treat the residents like inmates, by placing curfews on them. They advise security to keep an eye on certain ethnic people while alloting caucasions free run of the place. They enforce unpracticle restrictions on minorites, while allowing non minorites to do as they please.
They bring false allegations against minorities without confirming, or allowing residents to defend or explain such behavior. The irvine company is resposible for the people they hire, and im pretty sure they are more than aware, possibly even instruct management to have a double standard based on race. very unprofessional, liars, and bait and switch... Their communities are regulated more like a prison than a place to live.
Several reports against this company have been filed in recent months and it is not surprising. Lease terms are not enforcible under California law...but they'll stop at nothing to take every penny you have. If you can possibly help it, do not break your lease, because they'll charge you over $6000 and then bill you for rent responsibility. I cannot fault the maintenance staff who were always consummate professionals, but the leasing staff are rude, ignore you, stand around in the office mixing their weight gain supplements while you wait to be helped. They'll tell you you are relieved of any further liability for payments, and then send you bills for costs they make up. Sadly, they have such a monopoly in the area that if you want to send your child to a good school or stay in a safe community you have no choice but to deal with these a*holes. Rent from Camden or another apartment management company if you must live in Irvine and cannot afford to buy.
