I applied for a home with Invitation Homes. The process was smooth until they asked me for a $500 holding fee in 2 days and threw in this fee along with, they were awaiting HOA approval which is not within my control. I've never heard of this. Normally with an approval the next step is deposit and lease. However, Invitation Homes is asking for a "hold fee of $500" to take the property offline in which they have already once I was approved. I have the screenshot to prove it. They keep sending me a "docu-sign" emails for the non-refundable $500 without explanation as to what it is for. I haven't received an explanation as to why I have to hold the property instead of getting the lease and security deposit information considering the property was advertised as move-in ready on 2/11/2023. When I initially filled out the application it would not allow me to choose the 2/11/2023 as stated their website stated as a move-in date, this is why I chose the date 2/15/2023. In one of their emails, it stated that the reason for the “Pre-Hold Lease Agreement” is due to them waiting for HOA approval, but I received an email welcoming me to my residency along with 84 pages of bylaws with certification/government forms along with stamps/signatures of every hand this property has exchanged since it was built along with an HOA form that needed filling out which I did via efax.

I was not informed during the application process about the HOA approval process instead I was sent emails telling me of my approval for the property along with an email sent by John Justin Canada about signing the "Pre-Hold Lease Agreement" once and a reminder to follow up that particular email sent. In another email, it Congratulated me on being a new APPROVED tenant with sparkling confetti but went on to say this home is coming soon due to it undergoing your update/inspection process. When I applied it stated it was move-in ready 2/11/2023.

I'm being discriminated against and penalized for things that were unbeknownst to me during the application process by Heidi Jellison and the Houston Office who knew but chose to hide under FALSE ADVERTISEMENT in their properties for lease. If you look at their BBB rating, it's because of their turnaround response time. Because they're not correcting every situation, you can visibly see from complainants' remarks. It shows so many forms of breaking contractual obligations, fraud and scams regularly to EVERYONE then say, "get a lawyer". They stated that my 1099 & bank statement where funds are deposited did not meet requirements, and I needed to send my paycheck stubs & payroll bank statement where the funds are deposited for verification, however a 1099 is on their list of approved documentation. They stated via email their 3rd party screening provider TransUnion issued a warning related to the information in my credit history file, however after contacting TransUnion yesterday out of fear from they're email, they stated the only thing on my file is a freeze due to several T-Mobile breaches and my credit score is a above 700. Even the CFPB (Consumer Financial Protection Bureau) our actual credit bureau stated they didn't see anything alarming either.

After reading the emails from Invitation Homes, I contacted TX Landlord Tenant, HUD, OIG & the AG pertaining to my inquiries about application process. There's a lot of companies out here in our pandemic-stricken society preying on the innocent financially and retaliation is at all-time high. I want to ensure that no abrupt changes are made to my application without clarity, nor having my application suddenly denied due to some form of retaliation pertaining to my inquiries. This company has been under fire recently with charging tenants new/old with excessive fees and all sorts of not so good business practices. My Civil, Constitutional and Housing rights have been violated in so many ways to the max, I want to make sure it ends, gets rectified so I can move-in without issue with my complaints filed. I know at times people can drop the ball due to not being trained properly. I want to give them the benefit out the doubt until my complaints findings state otherwise

nvitation Homes - Tempe We have 4 college kids renting a house from Invitation Homes. We chose this organization as we felt it would be safer for our children. First problem which was a kitchen sink and dishwasher that did not work. Our kids began eating out as you could not wash dishes in the sink or dishwasher, hence not being able to cook. This took them over a month and a half to repair this. So add up 4 kids eating out for a month and a half. After chasing them down with numerous phone calls they finally issued a concession of $200, and would do nothing more. Then we had a couple of infractions like picking the weeds, etc and were charged $35 for each one. Robbery. The kids immediately remedied the violations as they were not aware of them. These kids are great renters and have taken very good care of the home. Then we received a $75 maintenace fee for no reason. Unbelievable. We have realized that they have set themselves up to charge you for sneezing in their rental. I then went to look at reviews from multiple sites and have realized that I am not the only one. They are a big scam. Great home, but absolutely corrupt management company. After looking at reviews, I am expecting not to get our deposit back regardless of how great the house was taken care of. Keep in mind also this rent was much higher than the majority we looked at, but chose them. I should have read the reviews before. Ugh. DO NOT RENT FROM THEM!!! Tempe Arizona

This report is fair, but it is a WARNING! Invitation Homes is great in the beginning and even relatively so throughout the term of your lease. We had some issues here and there ("bandaid" maintenance), but it wasn't until it was time to move out and move on that we learned the ugly truth.

We were sad to leave the place we've called home for the past two years due to no longer being able to afford the rent after my husband became disabled. Understandably the rent was going to increase as well, they are a business and have to make money somehow. However, we did not expect move out fees to the tune of some $4,000 (landscape $400, interior paint $1,150, stainless steel package $2,579, etc). We moved out in Feb and we're waiting just hoping to get enough of our security deposit back to pay our final electric bill. In March, we got the statement showing that not only are they planning to keep our deposit of more than $2,000, but also they expected us to pay more on top of that to cover the cost of upgrading the entire set of kitchen appliances. We were even charged for minor things we had already paid to replace and maintenance issues that were reported but not dealt with or resolved prior to move out.

I cannot in good faith recommend this company to others. Previously, I might have and prior to move out I might have even reconsidered renting with them again, but I am not a fan of this type of business practice. Other reviews seem to suggest a pattern. I hope to resolve this issue with them out of court and then go our separate ways.

Invitation homes is a complete scam and fraud. They do not return security deposits. If you rent from them, just know that they will fraudulently steal your deposit and you will have to go to court to get it back. On the last day of our move when we were away, they broke into the house without giving two-day notice and destroyed the house. They pulled everything out of the covers, dumped out boxes, broke things, and stole u-haul blankets and our u-haul dolly. Invitation homes then took pictures of the house after they destroyed the place.

We thought this was very strange as we already pre-paid for a cleanout and the cleaning person was going to come clean anyway, the following day. What they do is destroy the house, and then take pictures but will not send you the pictures after the pre-paid cleaning person does the cleanout and then they will not give you access to the home to the take the after pictures. If you read yelp or this site you will see many reviews with the many of the same stories. They run other scams at invitation homes as well, but i will not get into all of them. The point is that invitation home commits fraud to steal the security deposits.

We are going to sue invitation homes for fraud and for our security deposit back. I hope others will too. Do not make it easy on invitation homes to commit fraud. It seems like with a quick google search there have been many that have been frauded by invitation homes and numerous class-action lawsuits.

In my opinion as a financial advisor, one of the reason’s is because invitation homes is having major issues with sec and are having a lot of financial issues.

This is a form of real estate fraud. Invitation homes is registered with the sec and they are required to disclose any fraud cases against them and are required to act in a certain way and within the sec’s regulatory guidelines. I urge anyone else that has been frauded by invitation homes to file a report to the sec and your location’s real estate department as they have also had a real estate license, and act as the broker.Https://www.Sec.Gov/ i find when there is fraud in one place of a company, it is rampant everywhere. The sec will be able to discover it so please go to the sec’s website and file a complaint. I also recommend that you go file a complaint at the federal trade commission if frauded by invitation homes. Please also tell your story to www.scamion.com they have great backlinks, which gives it great favor with google search. This way people’s stories who they have frauded by invitation homes will be known to all google searches for invitation homes.

Just a quick update:

With doing a little bit more research on the founding members and many of the executive's of invitation homes. It looks like a lot of their board members and executives are involved in a very weird, disgusting religion based on pedophilia. It’s a religion that started by their founders who conveyed to very young girls, as young as thirteen thirteen years old that god called for them to marry them so they could commit statutory rape. They believe as long as they are members of this religion they are going to heaven, no matter what disgusting sins or fraud that they have been committed. Obviously, stay away!

I'm extremely distraught with every interaction with Loreyly MacKinnon, Jim Staples, and Invitation Homes.

I've made a career in PR working with Fortune 500 companies internationally to build and maintain customer relationships. I've never seen anything this bad.

We were begging for mold issues to be fixed for over 2 months (7 days is the Florida law for acknowledgment).They gave us 24 hours to move. We received zero help for the move, even though we requested it.

My dog ate glass from the backyard that wasn't cleaned up when we specifically requested the backyard be cleaned up before we moved. Now, we've had to invest our own money into this home to fix the fence.

We didn't withhold rent AND we didn't contact a lawyer or the press. We wanted to give Invitation Homes the opportunity to make it right.

The amount of time and money we've lost into two of Invitation Homes properties cannot be replaced. I genuinely hurt and disgusted that Invitation Homes can take advantage of people like this.

All we asked was to do the right thing. Instead, they've ignored our requests, lied to us, wasted more of our time, and painted over the mold.

The only comfort I have is knowing that they have to live with their choices. I would never treat a customer like this. I don't know how they sleep at night knowing they are doing this to good, hardworking people.

I only hope they do not do this to another family that doesn't have the means we do.

Property Manager Evelyn Cervantes gave me the run around and never did confirm answers to authorized questions about an ex-resident. She said she was advised not to give the basic facts on said resident who moved from Arizona to Michigan. I was on hold for at least 15 minutes many times.

I emailed three requests for a landlord reference to three different people. No one would ever admit responsibility. It was almost like the staff was grossly incompetent, trying to conspire with underhanded motives, or complacently in the 'Twilight Zone'. I made at least ten phone calls over a 10 day period.

What a pathetic, unethical excuse for a property management company. It appears they go out of their way to short-change both landlord and tenant. BEWARE: Whether you are considering renting from these clowns or are a landlord seeking a basic landlord reference, don't waste your time.

Landlords should go straight to the court who has jurisdiction over the town your applicant last rented in if you desire the facts on prospects. If you are considering renting from this company, having been influenced by the boasting nature of their professionally recorded greeting of 'we are the largest property management company in the country with over 8000 rental homes', as I also was wooed.

I CAUTION YOU. Go ahead and expect not to get your security deposit back, no matter how you leave your place. Read all the other reviews if you think my negative experience is simply extremism. MAKE SURE YOU GET A COPY OF YOUR TENANT LEDGER BEFORE YOUR MOVE OUT BECAUSE I PROMISE YOU IT WILL NOT BE AVAILABLE AFTER YOU SURRENDER YOUR KEYS AND THE FACTS MAY NOT FAIRLY BE DISCLOSED TO OTHER LANDLORDS OR LENDERS.

YOU WILL NEED THIS INFO SHOULD YOU INTEND TO BUY A HOUSE IN THE FUTURE. KEEP GOOD BANK RECORDS TOO, JUST IN CASE THESE LOSERS TRY TO GET CUTE WITH YOU AS THEY DID WITH MY NEW RESIDENT. ONLY AFTER THEY DUG UP ACTUAL BANK RECORDS DID I SEE THE LIGHT.

The facts tell all and I am convinced that this company practices and condones deep-rooted unfair practices. Withheld factual info making it much harder to be approved for a new home and gave new landlords the run around intentionally.

Let me start off by saying that I have given this company the right to correct this before I blasted them. I now understand why in the two years I have rented from them their name has changed three different times. I am sick to my stomach over this. I have been a renter for now 10 years and I have never NOT gotten my deposit back. Of course not always all of it but I have agreed to what was owed or not owed.

Not only is Invitation homes trying to charge me for things that they did not have to repair they have also allowed the new renter to keep their utilities bills in my name! I am completely sick over this and it looks like I may have to get an attorney. Open for suggestions.

Let me add the two years I lived there every summer they were late on the HOA dues. This neighborhood was so strict with people who did not pay their dues, they would not let us use their pool or join any events until Invitation paid. Do I get to charge them for false advertisement? If they advertise that it comes with a pool and community and I can’t join I would say that is only fair?

To give you an example of what I am dealing with when I say extort when I moved in the house had no screens, They informed me that the screens are not standard but I was more than welcome to buy my own. So I did on the main windows that I had open often. Now they have the nerve on my move out to charge me for all of the other ones that i did not buy screens for. The funny thing was as I was moving out I found the original screens in the attic. Yet they are still trying to charge me. I honestly need my money back for the new ones I bought!

Another example when I moved in the paint has touch up all over, shine no shine two toned. The agent told me that this was standard wear and tear and I can’t expect me to have them repaint the entire house? I said that it’s not an issue as long as they did not try to charge me for it when I moved out. OF COUSER THEY DID LOL Now when I moved out they are trying to charge me to repaint the entire house. The best part about that is I am close friends with the neighbors and they confirmed they NEVER repainted the entire house.

I can keep going I have a list that is longer then this will most likely will let me type. I am not asking for anything but what is fair. I have agreed to the charges when I did the walk through not this bucket of lies.

Using invitation homes has been a complete nightmare!!!! We have used them for 4 years and have been model tenants, we have never been late on rent and we are very quiet. So, it baffles me that upon deciding to not renew our lease that invitation homes would give us such a hard time.

In Nov of 2017 we were sent a letter (60day notice) that informed us that we needed to mail that letter in if we planned on renewing or declining our lease, we elected to decline the service because we recently purchased a house so we sent the letter back. We even went as far as writing a follow up letter via postal services and sending emailing in Dec 2017 regarding this matter to ensure our lease would not be renewed, with no response from anyone from Invitation Homes. We had to go on Linkedin to contact the founder of the company in order for someone to help us. Not until Jan 2018 were we contacted by a representative from Invitation Homes saying they never received our 60 day notice, one of their agents by the name of Colette said they probably lost it.

After talking with an operations manager by the name of David, he informed us that we would need to write a letter explaining our attempts to decline renewing our lease, which we did, he also explained that if we did not want to renew the lease or be put on a month to month contract that we would have to vacate the home as soon as possible and send pictures of the house once it had been cleaned an emptied so the home could be put back on the market. We had this conversation on Jan 4, 2018, we left the home and sent pictures on Jan 8,2018. We left the house is such good condition, Invitation Homes used the pictures we took and posted them online as a marketing tool to sell the house. Now, we are being told that we can not get out of our lease until March 8, 2018, and we still have to pay rent even though we have vacated and left the home in selling condition. They are also keeping our deposit.

It stressful enough buying a home for the first time but to have to pay rent for another home we don’t live in for two months, even after we followed procedures set in place by invitation homes to turn in a 60day notice letter, and still be screwed over in the process is unacceptable. This company draws you in by making you feel like you a leasing the perfect home until you decided you don’t want to use their services anymore and they start to lose paperwork and ignore your letters, phone calls, and emails in attempts to contact them.

What an absolute joke for a company. I have l over in my house for two years, and nothing but problems. Now that happens, to me it's all about how the company handles them. Invitation homes customer service and management is no only terrible but the companies they hire to fix issues is even worst then them. They have sent out contractors to fix a reoccurring leak in my roof, I had to get irritated every time I called it in because they constantly drug their feet. Then the reoccurring part is because they send companies out that fix everything in a cheap way so that they have to keep coming back out and you must keep taking off work.

One roofing company took my boyfriend's materials and used it to fix the roof! There has been a company that came to fix something with the drain, needed to go to Home depot and then never came back, for other issues I was told I'd be contacted by a contractor on another issue and the contractor decided just to show up in the morning without calling and wanting to work. When I moved in there were nails all over my yard. One went through my shoe into my foot after I called their maintenance staff to come out and clean their yard up, luckily my dogs didn't get injured.

The worst one of all where this unprofessional company actually let their negligent self be a health concern: we had a pipe just in one of our bathrooms. When we had gotten home there was probably about 70 gallons of water which went through the flooring and into the crawl space below. We notfied the company, we told them its an emergency and someone needs to get out right away because after a 24 hour period we will have hold growth. They drug their feet again and the whole floor was covered wall to wall with mold because of their negligence go fix a important problem.

When after we told them their was mold they still weren't in any hurry to get someone out here. I told them at the time I had a 6 month old and threatened to report them and fix myself and Bill them and they only referred me to my lease where I can't do that. It took FOUR DAYS TO GET Someone out knowing there was mold now! Them their third party companies they sent out said they weren't given permission to rip out the subflooring and a couple other things to do the job correctly.

So now to the best part. Since Invitation Homes rents most of the rental around me. I decided possibly just staying one more year before we buy a house. Well I called into the office a few days ago wanting to know when I would get my email about how much and when I have to make a decision by wether I would like to stay or not. No call back, I called back yesterday and I was told they were not renewing my lease and it was a a management decision. Really? So I'm the one here who pays 1474 a month never in the two years I've lived here have a had a late payment and I'm the one who has had to deal with the issues I have to point of one that was a health hazard and you are going to tell me I have to move! I hope people realize this companies true colors. I was told the supervisor would call me yesterday and again no call. It sounds exactly like retaliation not being willing to renew my lease which is illegal.

They have complete disregard for the neighbors of their Tenants. The current neighbor I have is a Tenant of Invitation Homes, and he is the worst neighbor I have ever had. Imagine your neighbor from hell? It's this guy.

I have contacted Invitation Homes multiple times by phone and e-mail to help resolve this issue, and they won't respond. The next step is writing letters to their President/CEO and the rest of their Board. Unfortunately, Invitation Homes only cares about what so many big businesses care about nowadays...getting $$$$!

What kind of company, whose whole business is renting homes in established communities, cares so little about being a good neighbor? I can only imagine how they treat their Tenants. If you read other reviews of Invitation Homes on the BBB and other review websites, you have your answer. They are not a member of the Better Business Bureau (which should be a red flag to anyone who is a prospective customer), and they have a 97% negative rating on the BBB website!

I would avoid this company if you are considering renting from Invitation Homes or using them for your Property Management company. God help you if you are a neighbor of someone who does and you have an issue!

Our lease had expired on 5/31/2017 and we had gone month to month beginning 6/1/2017. We notified the property management company, Invitation Homes (IH) that we would vacate the property on 7/14/2017. As of 7/3/2017, we paid funds into the Court Registry to cover rent and fees through 7/14/2017. We vacated the rental property on 7/14/2017. Within 15 days after vacating, IH sent us a breakdown of the amount being claimed against the security deposit. We contested in writing, the breakdown and amount being claimed within the time required by Florida statutes. As of 9/25/2017, it has been 72 days since we vacated the property. We have not received any funds from the security deposit. We have repeatedly contacted IH and requested the security deposit be sent to us. IH claims they can’t send us the funds because they are waiting for the Court Registry to release the funds that were deposited. These funds have nothing to do with our security deposit as they correspond to rent and fees due from 6/1 through 7/14/2017. By not receiving our security deposit within the time required by Florida law, we have lost the interest these funds would have accumulated had we been able to deposit the funds into an interest-bearing account. This is an ongoing practice on the part of IH as we have discovered through numerous complaints that have been filed with the Better Business Bureau as well as complaints filed on Yelp. Besides filing this complaint with the Better Business Bureau, we intend to file an additional complaint with the Florida Attorney General’s office.

I,rented a home from invitation homes back 2013, lived there about two years, got a call one day , mr howard stated that, i did'nt pay august payment, i told him i paid already, told him i will be in his office in about one hour, i got there showed him the three money orders for the amout of 1,165, he stated that i need to get the money back. So called westernunion stated the money orders never been cashed. Mr howard did'nt work with me, so he sent september payment back.He had me evicted from my home. This was a wrongful eviction. Now me and my family is homless because this put an eviction on my report. We can'nt get another home until maybe 7 years we are sleeping in the car now. This is'nt right i want people to know about invitation. I was put out when it was storming lost all the furniture from the storm. Please do'nt rent from these people.

Invitation Homes walked me through a home that was really nice on the inside. It had all the bells and whistles we were looking for, and I asked "What's the catch?" -- It was only slightly cheaper than others in the market. So I thought nothing of it. The area we drove through looked decent, we did some research and there didn't seem to be anything bad about it at first, so we decided to move forward. We had a tough time searching for a rental in a seller's market in 2015.

So we jumped in with both feet. We put down the deposit ($1,165) and signed the lease. Upon further research that same night, I started seeing things I was very taken aback by. It turns out, just down the street, a block away we are by the worst public housing projects I've ever seen. We were new to the area, and had no clue. There had been a string of violent crime and robberies in the area seemingly forever.

I sent them this email to try and explain my situation, asking if we could work out a refund, or even explore other homes with Invitation Homes. After all, thus far they had not lifted a finger cleaning the place, rekeying or anything. We had not gone too far down the rabbit hole. Or so I thought...

I hope you are all having a great Christmas Eve (day) so far. We had researched this place, and initially it looked like a decent area. We drove through the neighborhood and what we saw seemed OK. Certainly our initial research did not create enough concern to overcome the powerful feeling of finding a nice place that fit our needs in a home.

That said I am having serious concerns about Trulia crime maps, and some of the other websites I stumbled on last night. The blocks behind us, and directly adjacent to us are seemingly riddled with monthly violent crime (Assault with a deadly weapon), several sex offenders, and robberies multiple times a month. As if that's not enough, our own neighborhood (00 Block of W. st.) has its own sex offender. There have been over three or four burglaries on our street in the past month alone.

These are not mere "once-in-a-while" occurrences. The police reports show a continual pattern, month in and month out as far back as the clock goes. If you haven't already, please go do research yourself, look at the Google Maps street views: Inglewood St. north of 56 W. Ingram St. is riddled with abandoned, broken out windows, shady neighbors. The duplexes exactly one block away, directly adjacent to us (On our same street - Ingram) is even worse. Boarded up windows, trash and abandoned mattresses all over the yards, graffiti. Inherently weeds sprout out of every crack and crevice. Quite clearly these are methamphetamine drug dens, as confirmed by the regular "Assault with a Deadly Weapon" police reports. While unfortunate I stumbled on this subsequent to paying a $1,165 deposit, I also feel it is wholly the responsibility of my management company to inform me of high crime in a neighborhood. Would you feel warm and fuzzies about moving your wife and kids into a place like this?

At this point, granting us back the deposit in full sounds like good business and a fair outcome. I would like to hear what you can do. We already paid the $150 app fees. We would much prefer to renew our current lease and keep on looking. At least we feel safe here.

These people are disgusting. I have hired attorneys to get me out of my lease. They provided a 1996 refrigerator that doesn't defrost and told me the place comes as is. I asked, in writing, if I get my own refrigerator and dishwasher can you pick up your 1996 refrigerator and Frigidaire dishwasher that doesn't work. They replied, in writing on August 25, 2015 and said, "we most definitely can arrange that for you". I moved forward, spent $800 and replaced the appliances. They informed me on September 2, 2015 that they were sorry they misinformed me but they don't have a truck to pick up appliances.

Since I have a one car garage and one car driveway, I have to move my car to the street when I have company. I've already received 2 warnings from the HOA about parking in the street. I have gone all the way to the Senior Director of Operations, Lisa Santiago, and am getting the same nonchalant response.

I'm sorry for the inconvenience, but we don't have a truck. Rent one. Where are my visitora supposed to park? Am I allowed to have company in an Invitation rental home?

Are they supposed to park somewhere else and walk here? Am I supposed to pick them up at Walgreens? I have let them know over and over I have no where else to park but in the garage. They could care less. I told them I was putting their 19 year old refrigerator and dishwasher that doesn't work on the curb for heavy pick up and they said they would press charges. Go for it. Charges for what? They should be paying me to dispose of their completely worthless junk. The junk that should have already been replaced. The roof also leaks every time it rains. The roofers said the roof is completely shot and has been leaking for years.

Awesome. That means this place is full of mold too. They've owned the place for two years. Clearly they already knew the roof leaks. I would say be sure to get everything in writing, but they don't honor that either. Total slum lords and liars who display no professionalism, business etiquette or care at all about anything other than collecting rent.
