We were convinced that fixing a few things on credit due to bad divorce is best so in the meantime we could purchase a home through home partners of america with pathlight management as the company to deligate repairs and monthly payments. We were told when we asked about home inspection prior to purchase that the investor *home partners of america* and their management company *path light property management* will handle all that. As it states on their website they do the inspection and do not purchase homes with pre existing problems such as mold etc. The realtor and her assistant stated to us when we questioned about the home Owners daughter just moved out a few months ago) come to find out from the neighbors as we are the laughing joke not just in the neighborhood but the town, the home had been vacant for almost 3years. Due to so many issues related to the home. Shotly after move in i started to become very ill and then housebound. Could not think, see, hard to understand me when i spoke i basically thought i was dying and no doctor could figure out what was wrong!!! rashes all over my body from scalp down, burning, itching, stabbing. Very tired but cant sleep due to wanting to crawl out of my skin. I could no longer drive. With no family neighbors pitched in to help with my son, groceries and meals. Before moving in we went to the home while the contractors were doing the make ready. We questioned downstairs office in regards t the beveling of the wall as if someone was inside and trying to get out. We questioned the black coming out of the cracks and opposite wall with black draining out of cable jack? We were told that was due to clogged gutters and dirt from vacancy. Painted over. After almost two weeks or so of living in home ***All 3 ac units out!!! no dishwasher not even bolted in, oven not working, plumbing issued etc.)***path lights inspector came to due walk through and we stressed our concerns since walls were turning again and we were told "this will be reported and addressed asap" nothing!!!! shortly after move in became ill and then worse and worse no doctor could figure it out. I even flew to california to the university irvine to see if someone could help me. 2 days prior to leaving a neighbor out of concern came over to ask me if i had ever gotten the walls in the home office addressed. If not they are truly concerned and recommend for us to have it tested threw a licensed state analyst for black mold. When i came back from california the results came in and two of the worst types toxic black mold!!!! i had been poisoned!!!! funny home partners of america/path light property management contact you once you report to them the news "o we are so sorry we want to help in any way" then nothing!!!! you put your savings into fixing up the home thinking you are going to purchase at year mark. Nope they don't care!!!! you cant work!!!! you lost all that money and medical bills stacking up, marriage is in shamble, and you no longer are that parent who was once involved. With no family or friends to stay with you are advised you have to leave your home which splits your family apart Your whole world) and they don't care!!!!! realtor wont return calls nor help to relocate you as they made their commission and p.S. Buy the way we will take your call if you pay mortgage!!!!! so i hired a home inspector because no one will give you a copy of **So called origanal)** the one they state on website the do prior to home purchase, and also to you that was done. The $75.00 application fee is a RED FLAG for me and I am in the Real Estate Industry. They are making millions in value appreciation, and wanting nickel and dime their customer. The very customer that they rely on to sell their houses to. Very GREEDY and uncalled for, in my opinion.
We just went through home partners. They do nickel and dime you to the point you are paying way more than you should. We want to buy the house buy they keep dragging their feet so they can get more rent. Plus charging for things that they didn't do or won't be doing. I wish we would have gone a different route. Poor service. Can never talk to a live person. I call and leave messages and they don't call back. I don't know how they are allowed to do some of the things they do
Replied to an ad that claimed to be able to help people get into the home of their choice by Renting to Own. Spoke with a company rrepresenatative, Norm Handley of Keller Williams out of Loveland Co and was assured that the programs works and would help me. He explained how the program works, it gave people the opportunity to get into a home of their choice now with the option to purchase at a later date and was perfect for someone like me who had credit challenges but sufficient income. He also said that they charge a application fee once I'm approved to process a background check as credit is not needed for this program and doesn't apply. I filled out short questionnaire type of application on line, paid fee and waited. 2 days later I received an auto reply message stating my application was denied and that's it. I've made numerous calls and sent emails asking for an explanation or proof of what I paid $75 for and so far have been ignored, 8 days with no response.

I ended up getting a vacate notice is 60 day one December 26th 2020 the day after Christmas and my landlord didn't sign it some dude named Kaden Flanagan signed it and the number he had underneath his name didn't even belong to him it belonged to an Adam dushman who posted publicly on Facebook that he wanted to do a house flip and the number was right there with his public profile on my vacate notice . Right next to my landlord's name on top said moral Home Solutions LLC.
I was freaking out because I've lived in this place so it's March of 2018 with my best friend and he was the owner he ended up dying of cancer and fortunately in 2019 and this place went to a son Alan and me and Alan had a great friendship and we paid off the property taxes will not all of them but we got it out of foreclosure for him and we are supposed to pay the rest off in April of this year until December 26th 2020 I received that vacate notice first of all moral Home Solution is a business out of Arizona and on that business entity under Arizona is the mailing address to Home partners of America in Chicago Illinois mind you Allen my landlord my best friend's son agreed to do a sale to me on this property.
Let's just say OK my situation I have four children living in the home I have a chronically ill child who is legally disabled he was born at 23 weeks gestational age he has chronic lung disease any little common cold could send him back to the hospital and he could fight to live again we have doctor's coming into our home so he can get the care that he needs because he's so fragile to go out in public he's never been to a store ever my little miracle baby was born July 29th 2019 he weighed 1 lb 3 oz and was intubated for over 2 months and spent 161 Days Inn in NICU he is 12 months adjusted but 16 months actual he still cannot eat baby food he has an oral aversion.
When I receive that 60-day vacate notice I went into panic mode not only do have a chronically ill child I have a 5 month old baby girl as well and is 6 year old and a 7 year old who are in school these people didn't care and the man that came here was Kaden Flanagan who served me a vacate notice. Not only was it really all of him to do that because he has no business license in the state of Washington he gave me a vacate notice which put my family in turmoil we had a buyer's agent come to my house approach my seven-year-old son Elijah and harass him and made him cry my nephew who is 6 years old was upset as well I went out there that agent gave me his card well I called the agent a few days later and asked for my new landlord information he called me a f****** b**** And told me to never contact him again.
I believe these people are stealing identities of real agents and home partners of America is sending people to properties that are about to go into foreclosure and stealing them and being fraudulent. anyways my 60 days is up February 28th however we need help and people keep driving by our house the same car over and over again really slowly staring at the property I caught a few caught him a few times and he never stops or says anything. My son Elijah has nightmares and is so scared to be here now my family has been going through the most because of these people this was my best friend's property in his dying wish was to leave his son something when he left this world. I am so disheartened that these people have no empathy or Compassion or love for human life or any life that matter I don't know what to do I have reported them they keep changing our names and I come up with a whole bunch of different Flanagan's and stuff and I believe that Sean Flanagan age 55 years old is the root and the cause has ended person who started this crap if you go to Nevada in 2003 or was it 2002 or one but anyways he was indicted by the federal bureau 4 stealing 14 million dollars doing the same s*** that these people are doing it all makes sense but these people need to be stopped I have proof and I documented everything I screenshot everything that leads to them being liars and frauds.

HOME PARTNERS OF AMERICA AND PATHLIGHT PROPERTY MANAGEMENT *** covered up toxic black mold me home We were told previous owner hadonly not been living there for a few months. Come to find out by all the neighbors the home had been abandoned for 3 years we were told they do not purchase homes with pre-existing problems or mold issues. We were told they do a inspection on the home prior to closing. Before we moved in when contractors were working in the home we noticed an issue with one of the walls in the downstairs room we questioned about it we were told it was nothing they painted and covered up when carpet was being replaced we questioned the black under it we were told it was previous owners dog urine it was nothing and would be cleaned we continue to ask for an inspection report and have been denied repeatedly after moving in in the heat of summer Texas weather we begged to have air conditioning 3 units in the home all have problems we have plumbing issues dishwasher was not even bolted in coming completely out nor workable no oven to use to cook excetra excetra 10 days to 2 weeks after move in Pass light management company who works for home partners of America came to do it walkthrough we showed our concerns of the wall still showed signs of some sort of an issue we were told it will be put in the report photos were taken and it would be addressed and taken care of ASAP still nothing after move in started feeling ill was not able to drive anymore became homebound no one could figure out what was wrong Thank You to a neighbor who brought to our attention the wall from the beginning we had a toxic mold lab come and analyze the home sent it out when we got the results back just those two small areas in a 4500 square foot home tested positive for two of the worst mold imaginable hired our own inspector who even in the report and conversation has stated he will testify if need be for us also the home should never have passed inspection not only is mold in several locations of the home but it is visible to the eye on the outside from plumbing to electrical Roofing to mold they willingly do they put us in a home that is not up to state standards North safe for anyone to live in we have been lied to they tried to cover it up and we are told her doctors and representative we need to leave the Home unfortunately since we thought we would be purchasing the home we had dumped our money and do home repairs are likelihood is the oil field and there is less work due to the drop in gas also due to all of this in our home which they are aware of I have not been able to work my husband has lost clients so he could stay home and help take care of me we had advise them of this and we were only given from Pass light their deepest apologies dating that was also from home partners of America we were told to find a hotel and we would have to stay there front all of the money up front they would gladly reimburse us which will take a while to get if we ever do get we have a large Olde English Bulldogge who most hotels will not take in a son that is in school and you to a tornado that has recently hit all of the displaced families have also needed a place to stay so there is no availability which they do not care we were basically told if we take one of their properties they would help us otherwise live on the streets and lose everything that you would put into your home and we could care less with all the paperwork documents and people who will vouch for us as long as their pockets stay full fat and big that's all they care about home partners of America and Pass light property management will take advantage of anyone even if their family health happiness well being and Home are on the line as long as they can put a dollar in their pocket well they sleep at home in a mold free place I advise anyone fix your credit take your money get a home loan and run as fast and far away from both scam artist as possible.
Business Information Home Partners of America 180 N Stetson Ave STE 3650 Chicago, IL 60601 My real estate agent convinced me to apply with Home Partners of America after she had met with one of the owners at her office. She told me that the application would involve a $75.00 application fee with a hard pull, which would affect my credit score. But she claimed that it was worth the try and that they would refund the application fee in the event my application were to be denied. I applied on 11/11/2015 and my application was denied within an hour. I contacted Home Partners of America and requested a refund. They emailed me back and informed me that the refund was non-refundable and that they would not refund it. Home Partners of America should have never requested a fee, as this is a very uncommon practice when one is trying to purchase a house. Their business model is one-sided. The program is predatory as it requires customers to pay twice the closing costs for the house they are considering for purchase, charge inflated rental rates, provide low quality landlord services that require bidding for repairs that cost above a predetermined certain amount, impose a 5% increase over the second and third years based on the already higher sales price of the house, and their lease contract is very long, which is telling of how one-sided it truly is. I believe this company takes advantage of customers who cannot afford to get a loan, and is very similar to the sub-prime banks and loans that have negatively impacted the economy in the United States. I highly recommend anyone who is considering their program to not even attempt to go through them. A house must show double digit appreciation for the program to make any sense. And with the likely increase in federal interest rates, a customer is very likely to end up paying either for an above market rental rate or a very inflated purchase price with the amazing requirement that they pay their closing costs twice on the same house. It makes absolutely no sense. I feel sorry for anyone who has signed a contract with them. Please ask your local bank about their program to get a real sense of how bad it is no matter what situation you are in. It is much better to pay low rent until you are able to afford a house that isn't highly overpriced and with fees that are simply outrageous. Who, in his or her right mind, want to pay closing costs twice? I don't expect Home Partners of America to refund the $75.00 charge. The amount itself isn't my main concern. My credit has been negatively impacted by the hard pull required to apply, and I believe it is a very predatory practice to have consumers, who are already under financial difficulties, to pay for an application for a lease-purchase program. Any reputable company would never ask for such a fee. The fee itself is insignificant but is telling of the true nature of this company.
This company took an application for pre qualifications to see if me and my daughter and her husband would qualify for their lease to buy program. We passed the pre-qualification stage but as soon as I submitted the Application and paid their required fee of $99 they turned right around and denied our application within hours only after sending an email stating that it would take five days to review and get back to us.
They further stated that our combined FICO score did not meet their requirements...their requirement is 580; however, with 3 people on the application, I do not see how our combined weighted FICO score does not meant their requirement and they refuse to explain this to me. I have requested my money back and they refuse to refund that as well.
I believe that they knew they were not going to approve our application in advance and when they stated that we pre-qualified. This is a scam people...they say you qualify then when you pay their fee, they deny your application and say that there are no refunds. Scam!!!
They said they help people with credit above 540 and no evictions. I meet all the requirements i made sure of it before i gave them my 75.00 application fee and was denied about an hour later!! i actually had tears in my eyes of course because i fell in love with a house. Do not fall for it!!!
We were in the end process of leading with option to buy from Home Partners of America when my husband became ill. I had sent Home Partners $3,800.00 and they refused to return the funds, or transfer to a one story house that would've been suitable. My husband had to retire early due to this illness and we are now out this money with no place to move. His illness prevents him from going back into his career as a Law Enforcement Officer. We don't have lots of money to lose this amount. We were told you either take this house or you are DONE with Home Partners. And we will keep your money. This is exactly what they've done to us. Do not use this company to buy your home and rent back to you. They catch people in very vulnerable circumstances and take advantage of you. There should be a program in place to approve people for mortgages if the income is there. It could be taken from your bank account monthly to insure payment, then these types of companies would be out of business.
Facing forcloser we heard about HPA.
So we applied and were approved and started looking with the help of a real estate agent
Then the fun began we looked at about 8 homes that were supposed to qualify what a joke it turned out to be of the 8, 3 were rejected one for electrical one for too much clutter (People were moving) and the third one was HPA accepted the offer then back peddled wanting to renegotiate the accepted offer then tuned down the counter offer as inspection said needed new roof which it didn't as we didn't see any signs of leaks etc
So in my opinion they are too picky as the last home we looked at had new paint, flooring,windows and all new appilances,decent neighbor hood etc.

I was having finacial trouble and when the market crashed PNC took over my loan seemed ok at thetime as it was interest only loan.
So I paid my payments every month for the next 6 years, I filed Bankrupcy then My job postion was eliminated and I was forced into retirement
Still making the payments so escrow shortage raised the payments ok so I applied for the HARP program waited 40 days Denied when I called to ask whythey wouldn't talk to me because I was in loss midigation had to get attorneys permission for them to talk to me, Lawyer gave permissionFirst time paper work wasn't complete refilled it out again Denied no reason and called and got the run around.
Filled it out again sent it in paper work not complete missing the IRS form filled it out Denied"
They suggested I go thru a professional financial counsler ok got the free service again filled out the paper work sent it in they sent it back denied again!Refiled out the missing paper work (Mind you that it is a 30 minute drive to the fnancial adviser place of business) sent it in denied!.
On the advice of the adviser we user a non contributing person to help with the HARP program denied again!
So now Iam getting a little frustrated refilled out the paper work again it came back denied.
So I recieve a notice from a legal company stating that they were going to take me to court and raise the payments from 1500.00 per month andwanted to be relieved from my bankrupcy and raise the payment to well over 1800.00 per month so on the advice of my attorney I quit making payments as he felt they were out of line.
So then it starts PNC sends me notices you need to get a loan Modifaction and then seek financial advice and make your payments current or they would start forecloser fine don't care come get it.
After 9 months the house is being sold in Febuary of next year and PNC is still sending me thier help suggestions that I have already done over a half dozen times.
Like I said there is not clean way to describe PNC except they they are greedy,uncaring unless it benefits thier interest and all about how much money they can squeeze out of the customer.

I have researched this for the last 3 days. This is a scam to entice lower income and poor credit buyers into purchasing something they will end up owing more then they can afford. the reason for everyone over 18 to fill out the application is because everyone over 18 will be financially responsible for the debt. They entice you to buy a house and pay higher rent that will increase each year. NONE of the money will go to the cost of the house if you wish to buy. You then will be stuck paying 20-30% above value if a house at rates above normal in the attempt to have you fail. afterwords, they ether try to hook another buyer and do the same 1-3 year collection of rent to over extend them or they will outright place the house on the market at inflated amount and sell it to get it off their books. HERE IS THE KICKER!!!, they do not finance the loan, you still have to find your own mortgage. If not, you loose. NO MORTGAGE COMPANY WILL MAKE A LOAN AT 20-30% OVER THE VALUE OF THE HOME. they will offer fair house value (In their example 190K) and you will have to come up with the $30,000-$40,000 overage yourself. Please use your head and do the math first. if you don't understand how it works, go to a professional financial planner, for a couple of dollars, they may end up saving your entire financial future and any credit you may already have. If it looks to good to be true, it usually is. This program ONLY helps realtors and Home Partners Of America personal. If I am wrong, Please show me any incorrect statements and I will apologies and remove them.
While realtors advertise that you only need a 525 credit score to be approved this is not true. Once you pay the $75 dollar fee, credit is pulled and if you have negative information on your credit report that is less that 18 months old you receive an automatic decline on your application. This is crucial information that would have saved me money and time.
